This 3BR/2BA ground-floor Newport Beach vacation home has long been a beloved summer destination on 35th Street, welcoming families back year after year to create lasting beachside memories. Now available as a vacation retreat year-round, it offers the perfect setting for relaxing coastal getaways in every season.

LIVING & DINING AREA:
The open-concept living and dining space is designed for comfort and connection, featuring a leather sofa set, two upholstered side chairs, andstreaming cable TV. A sliding glass door leads out to the front ocean-view patio, filling the space with natural light and coastal breezes. The dining area includes an indoor oval table with seating for six, complemented by a ceiling fan for added comfort, and flows seamlessly into the kitchen.

- Primary Bedroom: King bed, Roku TV, and en-suite bathroom
- Guest Room 1: Queen bed
- Guest Room 2: Two twin beds

BATHROOMS:
- Primary Bathroom: Step-in shower
- Hallway Bathroom: Tub/shower combination with a convenient side entry/exit door

OUTDOOR LIVING:
The front oceanview patio offers a perfect setting for relaxing or dining outdoors, featuring a table with seating for six, additional side seating, a market umbrella for shade, and a propane gas BBQ grill—ideal for enjoying time in the fresh coastal air.

KITCHEN & AMENITIES:
The well-appointed kitchen offers a breakfast bar with seating for two and is full stocked with everything you need to prepare meals with ease, including a full set of dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the laundry room along the side walkway, with complimentary laundry supplies provided.

Parking: One designated space is provided in a shared double carport, accommodating most vehicles, including some SUVs. Additional neighborhood street parking—both metered and unmetered—may be available on a first-come, first-served basis.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Very clean and updated. I always look for a beach house that doesn't require crossing a busy road to get to the sand and this one was perfect, maybe 50 yards to the sand? Pretty much as per listing and looks like the pictures. Parking space fit our Ford Expedition. Only complaint would have been the slow and sometimes non-existent internet, could just need a re-boot but we didn't need it enough to ask. Kitchen had everything we needed. I would recommend this unit to anyone. Overall, one of the best beach houses I've ever booked.

    The property was clean and had everything we needed. 1 minute walk to the beach with grocery store and restaurants a short distance away. Perfect for kids, families and friends. The management was available for questions and responded quickly to an urgent matter. We were so appreciative for the kindness and urgency of our needs. We plan to be back to this property.
