LIVING & DINING AREA:
The inviting living space features an upholstered sofa, side chair, cable TV, and French doorsthat open to a small front balcony. The adjacent dining area includes a table with seating for six, ideal for shared meals and gatherings.

- Bedroom 2: Full-size bed and a twin-size bed
- Bedroom 3: Queen-size bed; private balcony

BATHROOMS:
- Hallway Bathroom 1: Tub/shower combo

OUTDOOR LIVING:
Enjoy the small ocean-view front balcony with seating for four, along with access to the shared portion of the ground-floor front patio and propane gas BBQ grill.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

GUEST ACCESS:
Guests will have private and exclusive access to the entire 3BR/2BA second-floor residence, including all interior spaces, the front balcony, and designated shared patio areas. The ground-floor unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A stacked washer and dryer are located in the hallway laundry closet, with complimentary laundry supplies provided.

Parking: Two tandem parking spaces are provided in a shared four-car garage. Garage height is 84.5. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    The property was immaculate and the property manager was a great help! I was able to have all of my questions answered, talk to a real person when needed, and the property manager even put away/refrigerated our pre-ordered groceries before we arrived. We were very happy with the property and the service.

    The house was very clean and delightful. We had a couple issues with the thermostat and dryer that were resolved within hours. Very responsive staff, beautiful unit, great location. Will definitely be renting here again.

    Having lived in this area years ago, we knew where we wanted to stay in relation to the beach and the walkability of the area. The unit while on the smaller size, was perfect for the 3 of us. It is only a one-minute walk to the beach and boardwalk, making it easy to enjoy get in some exercise and enjoy our time there. We had one issue with a sink backing up, but the management was very responsive and had someone there to fix it that same day which was much appreciated.

    We loved our stay here! Everything was clean and comfortable.It was the perfect place to stay for a beach trip, and also worked great for some Disney days.The garage was a little weird, and since the exterior door opens inwards it wasn’t possible to fit two cars on our designated side - but plenty of space for one car. Would have felt weird to share the garage space if someone staying downstairs had been using the other side but we never saw anyone.Great trip! Would definitely book again!

    Newer remodel, comfortable, very close to the sand and the pier. We rented both the upper and lower units. Accommodated our family of 12 well. Kitchens are pretty small but we made it work.

    Brought my wife, 2 grown kids, & Mother to stay for a long weekend. Other than some unexpected high temperatures, we had a great stay. Proximity to the beach is just what we needed. Cool breeze off the ocean in the evening made the hot days bearable. Walking distance to many restaurant choices. Accommodations were great. Kitchen has all you need to cook meals in house.

    We had the most perfect stay in this wonderful home. The house was clean, spacious and very comfortable for my family of 5. It is steps away from the beautiful beach as well as great shops and restaurants. The location too, made it very easy to do a couple of day trips (Disneyland and Catalina Island). We will definitely be back to make more happy memories!

    We had a great stay. The space had everything we needed in the kitchen, bathrooms, beds were cozy and soft. Everything was comfortable and well updated. The location is awesome, just steps from the beach and tons of great restaurants and shops right around the corner. Check in was easy, communication was great and when we had trouble figuring out a door lock, help was sent for us straightaway. We wished we could have stayed longer!!
