This charming historic upstairs retreat has been thoughtfully outfitted to comfortably accommodate couples or small families visiting our favorite beach town. Here, the past meets the present with a wonderful blend of vintage character and cozy comfort; even the original milkbottle delivery door remains as a charming feature of the mini kitchen. While intimate in scale, each room has been carefully prepared with thoughtful details, and the home has been refreshed with updated flooring throughout, adding a clean, modern touch to this classic beach retreat.

LIVING & DINING AREAS:
A comfortable leather sofa with additional side seating and cable TV anchors the living space, while full-length picture windows frame stunning views of Newport Harbor. A modern glass dining table with seating for six completes the area, enhanced by updated flooring throughout the living and dining spaces.

BATHROOM:
- Hallway Bathroom: Combination shower/bathtub

OUTDOOR SPACES:
Private rear deck with a round dining table for four, market umbrella, and propane BBQ grill, perfect for outdoor meals. An outdoor shower is conveniently tucked beneath the stairway.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a brand-new stainless steel refrigerator, stove, oven, and microwave (no dishwasher). Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling and tower fans are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: One single parking space in the shared double garage, which will accommodate small to mid-size vehicles (no SUVs). General neighborhood street parking can also be utilized, both metered and non-metered.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    House is pretty old and not updated at all. They charged for extra blankets. Not a lot of items in the home. Beds are small, rooms are tight, nowhere to put luggage, no AC, very hot and too noisy to leave windows open . They have three fans on the property but they are low power and quiet. It is definitely not as nice as other properties for the same amount of money

    I booked this for a month while out in the area for work. It was so nice to come home at the end of the day to the beautiful view of the bay. My favorite was sitting in the recliner by the huge bay window watching the rowers and little sail boats. Conveniently located to the beach and great food. Very responsive to questions.

    Location is 10/10. The property is showing signs of derred maintenance. More fans would help wit the stuffiness at thr end of the day. I'd stay here again.

    Close to everything. Not a great place to spend time in but a place to sleep and with VERY basic amenities. Tiny bathroom. Hot from the afternoon on but cools off by midnight.We didn’t have hot water the last two days. Repair half hour before checking out but we’re were told we could have an extra hour to check out because next guests had it booked. Not sure how they were going to clean in between with no hot water. Still no hot water by checkout time. Disappointing.

    My wife and I decided to get away to Newport Beach for a few days. We were pleasantly surprised and very happy with how the entire time went, thanks to VRBO and BeChviee rentals. Their emails were on point both before and after the stay. Super easy to understand how to check in and check out. A.

    The good: Fantastic location with amazing view of the bay from the front room, which has huge glass windows to take advantage of the views. Very convenient to walk everywhere we went and the beach was directly across the residential street. While the home was very clean, it’s pretty worn out and in need of basic maintenance. The not-so good (actually, horrible): I titled this review so that people don’t make the mistake we did during August. When we arrived, the house was sooooo hot! They left all the drapes open, letting the living area to become at lease degrees hotter than it was outside. The windows were shut tight and only 2 very low wind ceiling fans. There were other portable fans onsite. It was not comfortable until the next morning and only then because we opened windows and let the breeze in. We called property manager right away and the guy was very nice—said he’d send maintenance over “right away”. At 6:00, nobody had shown up, so we called again and there was a recording saying they were closed until 9 AM the next morning. They called back the next morning and I told them we had gotten it cooked down to around 80, but suggested they could help future guests by opening the windows, closing drapes of non-opening windows, and turning on the fans. It actually ruined our first day and night at the property because it was so uncomfortable. I don’t think they will change their practices, but it’s such an easy fix that it doesn’t make sense not to.

    This was the perfect location for a weekend in CA. My nephew and his girlfriend (college kids) joined me and we were all happy with the location, space, and access of property. Highly recommend. And, great customer service when the door was smarter than me at check in. :)

    This property is within walking distance to so many great amenities - restaurants, beach / boardwalk, Balboa island and a playground on the beach :) We didn't need to use the car very much, because everything is so close! Neighborhood beach is right across the street from the property. It was a slam dunk neighborhood and community.
