This space has been transformed into a gorgeous upscale designer's dream. Featuring hardwood floors, granite counter-tops, brand new stainless-steel appliances, and newly appointed furnishings with a casual beach-style theme. The interior living space displays views of the Pacific Ocean, Newport Beach, Catalina Island, and the famous Balboa Pier.



This oceanfront condo features a full-kitchen, wide-screen TVs, and high-speed WiFi internet access throughout the condo. Lush linens and towels are provided along with other guest arrival amenities. This condominium is nicely secured behind code required security gates. Also including 2 personal parking spaces and an elevator if needed. The master bedroom faces the water presenting a serene ocean view from the comfort of your California king-sized bed. The second bedroom features a king-sized bed and has a flat-screen TV. The third bedroom has a queen bed. You also have access to a pull-out sofa sleeper in the living room for additional family members or guests. The unit has a washer and dryer located in the hall.



The famous Balboa Island Ferry departs from the Fun Zone area every 10 minutes and takes you across Newport Bay to Balboa Island in a short 5 minute ferry ride where you will typically see sea lions, paddle boarders, kayaks, and luxury yachts. Sight-see and play during the day, then come home, pour yourself a glass of wine and relax on your private balcony to savor that spectacular ocean sunset.

The interior living space displays views of the Pacific Ocean, Newport Beach, Catalina Island, and the famous Balboa Pier.



The location of this condo is truly in the premier spot on the Peninsula, The Balboa Village. The active bike path that spans the entire length of the Balboa Peninsula is located directly outside of your condo. Take pleasure in fine dining at the many highly-reviewed Southern California restaurants or simply turn on the BBQ and savor your own home-cooked gourmet meal. There's no need to wander far from home for entertainment, shops, and beach fun. The Balboa Fun Zone is a short walk away where you can easily find boat rentals, trips to Catalina, whale watching trips (though during their migration you can often see them from your balcony), charter a fishing trip, or take the kids to the old-fashioned arcade next to the Ferris Wheel. When your days have settled, you will hear the waves crashing as you go to bed at night and wake up in the morning to a beautiful sunrise.



Getting Around:

Other Things to Note:

- There is a security gate around the building. Underground parking garage will not fit extra large S.U.V's, i.e. Escalade X.L or S.U.V with bike, ski racks etc. Clearance is 6 ft. 7 in. You are given 2 parking spots inside the a parking garage. You also have access to an 3rd parking spot, outside on a first come first serve basis.

- 10 pm noise curfew ordinance Strictly enforced by Newport Beach Police

- Must be 26 or older to book

- Must provide your email and be able to access our company online portal for house info.

- No parties or gatherings.

- We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction.

    Beach view was amazing! Walk to the beach in just a few minutes. It is noisy because of the parking lot and the path right below the unit. Otherwise location is fantastic! Because there was no air conditioning we needed the windows open. Could be a problem in the summer months? Having the parking under the building was great! Would definitely recommend to others.

    The property was wonderful! Clean, comfortable, close to the beach, and just what we wanted. Lots of towels provided, and the beds were comfortable. There was some confusion getting into the property when we first arrived because we had no key, and the only way in was to get the key that was inside the apartment itself, but we couldn't get into the apartment without the key. We just got lucky that a stranger saw us standing around outside and let us in. There were a couple of other little issues like all of the controls on the stove have been rubbed off, so we couldn't tell what dial went to what burner or how hot the burner was. Also the cooking pots didn't have lids that matched, and the gas tank to the grill outside looked like it was in bad shape so we didn't use it. But otherwise, the property was perfect for our needs! We loved the reserved parking spaces in the covered garage. That was a big plus. Great place! We would definitely come back every year.

    The property was very clean. The pictures in the listing were accurate. The location was great for setting and getting to the beach. We are planning on returning to Newport Beach and hope that this property is available.

    Rating Details: The property manager was very helpful. The vacation rental was spotless. I was happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The condo is very nice and well appointed inside. There is no AC and with windows open it is very noisy all night. Close to the beach though, but view is just ok since across a parking lot.

    Rating Details: The property manager was more than helpful. The vacation rental was clean. I was happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: This place overlooks a very busy beach parking lot that is open 24/7. Expect car alarms all night long because people car too stupid to lock their cars without setting off the alarm. If you ae a racing fan you will love the cars doing donuts nightly at 3 am. You will also enjoy the constant waves of marijuana smoke. In fact the entire area smells like urine and stale weed, kind of like the rest of the state. Homeless everywhere, what's not to like? The streetsweeper in the parking lot every morning at 6 am was special. The homeless living in their cars, very special. As for the unit, it has been a rental for some time and shows it. Furniture very uncomfortable. In all fairness, kitchen was well equipped. I grew up in this area but it has declined. Never returning.

Very clean and beds and linens very comfortable. We love the location so close to the restaurants and bars. We rented bikes and rode to the Newport pier for our favorite restaurant Rockin Baja. We would definitely stay here again. Property management was great with communication and checking in on us during our stay.
