This mid century 4 unit building is located on West Balboa Blvd. It's perfect for walks on the beach to either pier location with many fine restaurants. It is also a short stroll to the Balboa Ferry, Fun Zone and Catalina Flyer. In the wee hours of the morning, when all is quite the surf canbe heard. This STUDIO apartment has A/C, granite counter tops, updated cabinets, a full kitchen, small bathroom with shower, comfy queen size captain’s bed with drawer space underneath, Smart TV with Cable and Free Wifi. Garage Parking for a Sub-Compact Car.This ground floor unit overlooks the shared garden patio. Grill your own burger, steak or hot dog's on our Weber Gas BBQ.     The property is quite compact, and the listing photographs appear to give a misleading impression of its actual size. The furniture throughout is dated and shows significant signs of age and wear. The bed frame is noticeably squeaky, and the area beneath the bed was covered in dust and dirt. Upon entering, there is a distinct musty odor suggestive of mold. The bathroom fixtures and finishes are outdated: the medicine cabinet is constructed of wood with heavy layers of paint that appear to conceal underlying issues, the towel rack is loose and poorly secured, and the shower stall is very small, limiting movement. The soap holder is positioned high and shows rust. The showerhead assembly is mismatched for the space, causing water to spray from the pipe connection when the hot or cold valves are adjusted; both valves produce loud squeaking noises during use. There is no ventilation fan in the bathroom, which allows moisture to linger in the room for extended periods. The closet, while larger than the shower, has an outdated and worn appearance. In the kitchen, several burners on the stove fail to ignite properly, and when in use, a strong natural gas odor becomes noticeable throughout the space. The unit lacks both heating and air-conditioning systems. Basic amenities such as salt and pepper shakers were provided but empty. Overall, the property is in need of substantial maintenance, updates, and modernization. In hindsight, I would have preferred to stay in a hotel for this vis

    My stay was for 6 nights in total. Very nice accommodations. Very clean. Kitchen was nice and large enough. All appliances were in good working condition. Bed, bathroom and living area were nice & sufficient. The location was within walking distance to the Newport Beach pier. Communication w owner leading up to my stay was always prompt and very good information.Definitely would stay again if ever in Newport Beach area again.

    The unit was awesome. Spotless to clean spacious. Full kitchen. Nice outdoor seating for breakfast. A three minute walk to the beach. Plenty of free street parking. Communication with the owner was perfect. Fantastic location. You don’t even have to move your car so much to do within walking distance.

    Nice place for a couple to stay. Short distance from the beach, unit was clean and had all the necessities and then some. Walking distance from both piers. Garage is small and a sedan won't fit. (Car rental companies fault, not the hosts.) Just noting as street parking can add up, so make sure you get a true compact if you want to avoid the hassle.

    Went to Balboa Xmas Boat parade . Walking distance. Couldn’t fit car in garage, and lucky found parking on side street, otherwise area is paid parking. Had trouble figuring out heater, but had warm comforter on bed. Screen door needs adjusting didn’t close . The only other con was creamer packets were left out and spoiled. So if you like morning coffee , buy creamer put in fridge. The owner was very nice and helped me with WiFi. I appreciate such. It was great for the time needed. Love this area and felt safe. I’d rent again

    Beware, street traffic very busy and noisy. Road construction, jackhammers every morning at 7am. If you’re planning of spending an appreciable amount of time in the unit, try a quieter location.

    We had a lovely stay at this property! The location was perfect, just a quick walk to the beach and surrounded by many shops and restaurants! The property manager was very helpful when we needed to store our bags before checkin as well as accommodating our need for a late check out! Definitely recommend!
