1404 W Oceanfront A is professionally managed by Newport Beach Vacation Properties. Relax at this value oceanfront two-bedroom, two bath ground level unit located in a triplex near the elementary school. It features beautiful beach views, private patio, fireplace and gas BBQ.





LIVING and DINING



The living room has plenty of roomto relax and take in cool ocean breezes. An L-shaped couch, coffee table and flat screen TV keep the crew comfy when they’re not out enjoying all the beach has to offer. The dining table seats six, with four additional seats at the kitchen counter for quick bites. The kitchen has a dual sink, dishwasher, microwave, dishwasher and plenty of cabinet and counter space for storing and preparing meals. Maximize time outdoors on the beachfront patio with table, chairs, a gas BBQ and great views. Fireplace is not for guest use.



BED and BATH



A king bed graces the master bedroom at the rear of the unit, with wall-mounted flat panel TV, and en suite bath featuring dual sinks and a walk-in shower. The guest bedroom with two twins has access to the hall bath with dual sinks and walk-in shower. The couch folds out into a queen size bed.

OUTDOOR SPACE



The beachfront patio offers unmatched sunset views and panoramic views of the Newport Pier, Balboa Pier and, on clear days, Catalina Island and south to Laguna Beach. People watching is another beach pastime you’ll be able to indulge in here! Grilling meals together and enjoying cool beverages on the front patio will make your time at the beach unforgettable.



There is a coin-operated washer and dryer in the carport, shared with the second story unit. The carport has two compact carport parking spots. Parking is tight, small cars only.



THE LOCATION



1404 W Ocean Front is located on the boardwalk between the two piers near the elementary school. Kids will love the playground, accessible to visitors when school is not in session. The bike path/boardwalk runs right out front, your ticket to exploring the Peninsula by bicycle or on foot. The Newport Pier area is just a short stroll away with shops and local eateries galore. The Dory Fleet Fish Market offers “just-caught” fish since 1891, Seaside Donuts has fresh donuts 24/7 – the glazed blueberry are a BW favorite! - Dory Deli has great food and people-watching morning, noon and night. Try 21 Ocean Front and Fly ‘n’ Fish for more upscale dining. Charlie’s Chili on McFadden Square is a “can’t miss” breakfast spot for many out-of-towners.



Ten-acre Marina Park, less than a block away, with The Lighthouse Restaurant, an outdoor fitness circuit, basketball courts and picnic area allows visitors to take in calming bay views. The kids can visit the playground with mini-lighthouse and run and run and run some more!



Balboa Village is about twenty minutes away on foot, but a quick – and scenic! - bike ride away. Visit Harborside in the historic Balboa Pavilion for amazing views and unbeatable happy hour deals (try the fried calamari!) every day, or seafood in the bayfront dining room. Other local’s favorites are Cruisers, Newport Landing and casual Great Mex. Take the ferry to explore Balboa Island and its many boutiques and eateries or rent a bike and pedal the bike path (boardwalk) to access the entire Peninsula.

    Our family loved staying on the beach for the Thanksgiving Holiday. It was amazing to be able to step right onto the beach and hear the waves every day from the lower-level unit. This unit is within walking distance to everything. Only minor issues with the kitchen sink leaking and a few ants that joined us for Thanksgiving dinner. But the Host was very responsive to all communications and request. I would like to see a few updates to the unit and then I would definitely book again.

    The TV never worked in living room. There were ants. Shower heads not good. Very frustrated not having a TV in Family room. Won’t use VRBO again.

    Rating Details: The property manager was more than helpful. The vacation rental was clean. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Aside from two injuries sustained due to poor condition of stairs we enjoyed the view from the rooftop deck. Our feet, however, were blackened by the accumulated dirt and grunge on the rooftop deck that appears to go unaddressed. The fridge bracing inside door was broken and kept falling out. Some windows were duct taped shut. Remaining windows were very hard to use/open. Overall for the money I spent, the condition of this home and our related experience was a substantial letdown. I will not rent it again.

It was located right at the beach where the wedding was to take place.The property's floor was dirty. My daughter woke up covered in ants. Stains on the bedspreads. When I called the rental company Hanna said they would send cleaners, new bedspreads and exterminators. The only thing they followed through with was the exterminators. In addition, the freezer rack is very rusty, makes it feel dirty. Could easily spray appliance paint on it to freshen it up (ice trays old and cracked, very cheap at Ikea to replace). Disappointed in rental companies follow through.

The staff informed me of the measurements for spot C not A. Upon arriving letters were added above spaces: C B A. Not A B C. Throughout the week I had to find parking. The ‘kids’ in C were extremely loud, late into the night and had numerous cars in the carport. I probably wouldn’t request this house due to the parking. Thank you.

    We had a great time at this beachfront property. There was a school park out front, a couple of doors down , which was great for our little kids. The beach is huge, with amazing sand and fairly quiet. There were miles of paved paths to walk with our stroller, which was perfect for us. It is a beautiful spot with a great front patio, perfect for people watching and watching the kids play in the sand. The unit is clean and functional, and stocked with what we needed, but is a little run down in a couple of areas. Specifically, the couch and front blinds need replacing. The parking stall for our particular unit was small given that it is the biggest unit of the three and a family vehicle was required (the other two smaller units had wider spaces). It would have been nice if beach towels were supplied as most people do not travel with them for the whole family. Overall we would not hesitate to stay here again. With some minor upgrades this place would be a home run.

    This was a great property in a fantastic location! there was so much for the kids to do with the play ground and areas to ride scooters, roller blades, skate boards. The house was set up perfectly for everything that we needed, we would definitely stay here again.
