From the rooftop terrace, there are spectacular views of the city and surrounding area.brbrThis property is a bright centrally located one-bedroom apartment on the first floor of an architecturally significant building (B-listed), off the historic Royal Mile in the centre of Edinburgh and within easy walking distance of the major tourist attractions, festival venues, shops, nightlife and transport connections.brbrThe apartment is light and airy and looks out to an historic church. The spacious living room has two sofas, one of which converts in to a double sofabed. There is also a dining table with seating for four. The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, as well as a washing machine, fridge, freezer, hob, oven and microwave. The double bedroom is fully carpeted and attractively furnished. The shower-room is partly wood panelled and has a wash-hand basin and walk-in shower (no bathtub). The Scots Baronial building, built in 1891, has been deemed of sufficient architectural importance to merit a category B listing. Jeffrey Street and St Mary's Street straddle the Royal Mile, the backbone of medieval Edinburgh, which connects Edinburgh Castle at one end with the Palace of Holyroodhouse and the Parliament at the other. Edinburgh's main visitor attractions are on your doorstep and the neighbourhood is full of attractive independent shops and restaurants, bars and cafés to suit all budgets, from cheap and cheerful pizzerias to fine dining establishments. The Hub (the official centre for the Edinburgh International Festival) and the Festival Fringe office are on the Royal Mile, and you can easily walk to many of the Festival venues. Built in 1939 by Thomas Tait to house the Scottish Office (the Scottish administration of the central UK government), it is now the main office of the Scottish Executive, the Westminster representation to the devolved government of Scotland.br brJeffrey Street is named after Francis Jeffrey (Lord Jeffrey, 1773–1850), lawyer, critic and co-founder of the influential but now-defunct Edinburgh Review. Royal Mile is the combined name for the street formed by Castlehill, Lawnmarket, High Street and Canongate. The High Street part ends at the junction of St Mary's Street and Jeffrey Street, where the city's eastern gate, Netherbow Port, once stood. The remaining part of the Royal Mile, the Canongate, was a separate burgh for over 700 years, taking its name from the canons (priests) of Holyrood Abbey. As it was near the Palace of Holyroodhouse, the area developed as the court quarter and many fine residences for aristocratic families were built there. One of these, Queensberry House, now forms part of the Scottish Parliament building. Queensberry House was bought in 1686 by the father of the 2nd Duke of Queensberry, whose eldest son, the mad Lord James Douglas, escaped from confinement one night in 1701 and murdered a kitchen-boy – the very night that his father was signing the Act of Union that dissolved the Scots Parliament and put Scotland under English rule. There is also a small utility space with washing machine and new Bosch tumble drier. There is also a wood burning stove in the lounge (all logs supplied at no extra cost). We also have a garaged car space available nearby for an additional cost and if pre-booked with us. The flat is 5 minutes walk to the heart of the City Centre; George Street, Princes Street, a 10 minute walk from Edinburgh Castle and the Old Town, and 12 minutes walk from the main railway station, Waverley Station as well as from the tram and bus networks which gives access to the airport. The flat is also 5 minutes walk to Stockbridge & Broughton Street, two of Edinburgh's most vibrant suburbs. The flat is therefore well served by quality restaurants, coffee shops, bars and supermarkets (Tesco Metro and Sainsbury's Local at either end of the street) as well as being handy for all the major tourist attractions.

Charming Renovated 19th-century Coach House

We converted this 19th Century coach house ourselves and tried to keep as much of it's quirky originality as possible - while adding some of our own. We lived in the Coach House for a few years while we extended the bungalow next door and connected the two through a communal lobby. We now live in the converted bungalow and hope you will enjoy the coach house as we did.brbrGround FloorbrThe maple flooring throughout the Coach House was reclaimed from a school and originally came with the markings from the gymnasium it had been in.brbrKitchen brThe kitchen is compact but functional. It has a gas cooker with an electric oven, fridge with ice box, washing machine and microwave. When you arrive you will find a welcome basket with fresh bread, butter, jam, milk and orange juice. It is also stocked with breakfast cereals, biscuits, tea, coffee (ground and instant), Roibos tea, condiments, herbs and spices for cooking. There is a stove top espresso maker and a cafetiere. As well as the cutlery and crockery you may need. It also has a DAB radio.brbrShower RoombrWe made the shower as large as we could in the space and kept the original basin from the bungalow. The original window above the wc we made into a niche for a painting. To maximize the available storage space we recessed cupboards into the walls - between the timber studs. One of the cupboards has, we hope, the essentials you may have forgotten!brbrThe living SpacebrOn the first floor the living room has three sets of roof-lights giving it great light and views to Arthur's Seat. We kept the original door to the street but insulated it and fitted it with tiny double glazed units! It is now fixed in place.brThere is a sofa and comfy chair where you can sit around the coffee table, listen to music or watch TV. The small stereo has an ipod dock, DAB radio and phono jack. The television has Netflix and BBC iPlayer.brThe 1960s Ercol drop leaf table is made of Elm and suits the room, making a good place to work as well as eat.brbrbrThe BedroombrAccessed from the living room the bedroom has a king-size bed (150x200cm) and south facing windows. One small, fixed window we reclaimed from a tenement scullery. We made a simple wooden shutter to cover it at night. Along one wall is a continuous rail which should provide ample hanging space. There is also a hairdryer and clothes airer in the bedroom.Towels are provided on the chest of drawers and towels for the swimming pool, too. Along one wall are bookshelves with various books you are welcome to read. We made the bottom shelf deep enough to carry a make-up mirror. The Wassily chair in the corner has been in the family for thirty years and is lovely but not entirely comfortable.brbrEdinburgh Tourist LevybrFor all bookings made for stays after 24 July 2026, a Tourist Levy is now required by Edinburgh Council.brbrAs hosts, we are responsible for collecting this levy on the Council’s behalf. At present, VRBO is unable to apply the levy only too bookings after this date, so for eligible bookings I will need to send a separate request for an additional payment to cover the tax, which will be paid directly to the council.brbrThe levy is calculated at 5% of the accommodation costs for the fist five nights only.
