Stayed Aug 3, 2025We spent a week in Edinburgh during the Fringe and this flat fit our needs very well. It is well-lit and the kitchen, bathroom, living room and bedroom are all spacious and well laid-out. Although we didn’t use the kitchen very much, it seemed well-equipped. On the other hand, we did use the washing machine.The location was exceptional. Many of the Fringe venues were within a couple of blocks of our lodging and most of rest were only a short walk away. We frequented the cafe next door, which has excellent coffee and a good breakfast. We also used the left luggage service of a gift shop next door the other way. The Waverley Train Station is also nearby.And yet, despite the throngs of people on the Royal Mile and traffic at all hours on Jeffery Street, the first floor flat, which faces a side street, is remarkably quiet and private.

Stayed Jul 1, 2024The flat is spacious and pretty clean. The carpets really need proper cleaning, as they were sticky with grime built over the years. Do wear shoes. The windows are ancient and provide no noise protection, and I would advise to bring ear plugs. The toilet seat is detached and kept moving around when you sit down. Would recommmend fixing that. The kitchen supplies should be washed personally, as other guests do not bother washing up properly. Also the bedtoom is next to the stairwell and you can hear anyone going in or out. The best feature is the central location and great cafes and restaurants near by. Minus: the host blankly refused storing our luggage before our departure at 14 even though I explained we would not be in the flat after the checkout.

Stayed Nov 8, 2023I came up from London to spend my reading week in a spectacular city, and this was the perfect place to stay!! I really wanted to stay somewhere that matched the lovely historical feel of the city, and this flat was exactly that. It has retained all of the historical character without feeling run down or dated. The price absolutely can’t be beat for how spacious and well located this flat is! My only very small tweaks would be maybe rearranging the furniture slightly or adding some extension chords so that the outlets are a bit more accessible. (There’s an extension chord in the bedroom for this purpose which is great and I think the living room could benefit from this as well!) in order to charge my phone while in the living room, I had to unplug things, which isn’t ideal. Also, it would be lovely if there could be a small stash of toiletry items (feminine products, shampoo/soap, etc) somewhere, though I know that could be expensive to maintain. None of these things would deter me from staying here again, and I don’t think it should deter you either, just a couple things that could be improved for an even better experience!! One final thing that would make this flat absolutely magical would be to add a window seat to one of the windows!! The shape of them and the view makes them the perfect candidate for reading, and I actually did use them for this purpose, but I had to sit on the floor, so a window seat would be incredible!!

Stayed Nov 24, 2022I am 5’10” and I swear I can get in, get wet and get out…god help if anything falls to the ground…but that’s just the way it is here…no one’s fault. Washing machine is perfect for a mid-stay refresh and the location is absolutely ideal.

Stayed Sep 15, 2022The flat is a quick walk from train station. It is even closer to Royal Mile. Shower is bit small but good water pressure. Stop in at Rock Salt for breakfast or lunch. Overall, I stay at this flat again. Until next time Edinburgh.

Stayed Mar 10, 2022My first vacation in close to 5 years was everything was absolutely wonderful, and a big reason for that was my amazing accommodations. Location can’t be beat, and Martin was so responsive the entire time. I’ve already recommended this to friends!
