44 Campbell Street is a delightful weatherboard home built in 1881, purchased by the current owners, Annie and John (Balmain residents of 51+ years), in 1998 and subsequently renovated.brThe renovations included the upgrading of an existing artist's garden studio which is the accommodation now offered.brbrWe have been operating Studio 44 as a B&B since Christmas 2015 and have many satisfied and regular guests.brWe listed with StayZ in 2017 ( now StayZ/ Vrbo / Expedia ) STRA Reg No 8633brThe studio is situated at the rear of the property and has its own outdoor, sunny sitting area facing a large ( by Balmain standards ) shared garden. It has separate access from the street and OFF STREET PARKING is available by prior arrangement. Slow charge power point available for EVs.brbrThe studio/cottage is equipped with reverse cycle air conditioning, column heater, internet (incl wi-fi), Smart TV (free to air) and DVD player (incl a selection of movies)brbrThere is a microwave oven, toaster, bar fridge and other appliances to make your stay comfortable.brPLEASE NOTE - we provide ingredients ( coffee, teas, cereals, milk, yogurt, bread, butter, condiments etc ) so that you can prepare your own breakfast and will replace them upon request.
