This immaculate and stylish semi detached property is located only four miles from the beach at Brancaster in the tranquil village of Docking. With a relaxed, contemporary coastal feel and glimpses of the sea from the upstairs front window, The Sidings features a large lawned south facing garden to the rear.

With a beautiful hand built painted kitchen and large dining room with doors which open out onto the terrace and garden beyond, this laid back property benefits from plenty of light creating a lovely relaxed ambience, whatever time of year you choose to stay. The sun room with doors which open up onto the garden offers a little oasis of calm and quiet space to retreat to, whilst the cosy sitting room is great for enjoying good conversation after a busy day exploring the local area.

Open the door and you are greeted with a sizeable entrance hall and good sized utility room, and practical hard floors throughout the ground floor make this property ideal for children and dogs. Climb the stairs and you'll discover two beautifully appointed king-size bedrooms with en-suite shower rooms and one bedroom with twin single beds, plus a separate family bathroom with shower. Outside the large, fully enclosed, south facing garden is the perfect spot to soak up the rays during the summer months. When the evenings are lighter and longer, fire up the barbecue and dine alfresco on the terrace.

The owners have taken a tremendous amount of time and effort to create a lovely ambience in this pretty cottage, which originally sat on the old railway track that ran from Burnham Market. Anyone who stays will appreciate the efforts they have taken to make this a very special place to stay.

Situated in the quiet village of Docking and only a short walk to the local pub The Railway Inn, where you can enjoy a meal and local ales, you are also only four miles to the coast where you can explore all the local beaches at Brancaster, Wells-next-the-Sea and Holkham. Make sure you also make time to visit HM The King's Sandringham Estate and Houghton Hall and of course the RSPB nature reserve at nearby Titchwell.

    Had a weeks stay here with the family. The Sidings was beautifully presented, very clean, nice big garden and plenty of kitchen equipment etc. Beds were extremely comfortable, good location, and everything we needed for a lovely holiday.

    A nice cottage to stay in to explore, it is very nice and spacious but you will need a car. The kitchen is big and well equipped and the lounge area good to relax in.

    We found the house ideal for our requirements and the facilities, quality of equipment and cleanliness of the property were outstanding. It was good to have the pictures and maps to explain the history of the railway station adjacent to the property.

    We were very pleased overall with out stay at The Sidings, it is a newly updated cottage which is very comfortable, provided with a modern well equipped kitchen, lovely en suite bathrooms, has a nice large garden, large entrance hall and utility room and plenty of parking. They provide a folder of useful information and a drawer of leaflets of things to do in the area. They also provided hand wash at every sink, toilet rolls and a pack of essentials to get you started. We were disappointed with the cleanliness of the cottage, the bathrooms and kitchen surfaces were very clean but unfortunately there were lots of dog hairs and dust around the edges of the rooms and floors and under the sofa (which we discovered when our son lost his car under there) we expected some as it is dog friendly and we took our little dog too but obviously a dog with black hair had recently stayed as it was everywhere including in the washing machine I even tried to find a mop and vacuum but the mop was in such a state of disrepair I couldn't use it. A new Dyson vacuum was provided. The stairs and upstairs landing and bedrooms had not had a recent vacuum. I am sure it had not had a deep clean due to COVID which was promised. The bathroom toilet seat downstairs was broken and the gardener arrived unannounced on one of the mornings to cut the lawn. Final point it is next to a large new development building site and the heavy vehicles could be heard from 8am every week morning. After all this it did not detract from the wonderful time we had as a family, it is also well placed for Brancaster Beach been only a 10 minute drive and the Docking Fish bar has amazing fish and chips. There is also a Spa shop near by.

    Great house .Really well equipped,clean,great garden for the dog.Although on the road the house was still very quiet.Docking is a great base as it is very near the coast and has the advantage of a village shop for basic supplies .We would stay there again
