A delightful three bedroom flint cottage with lounge and open plan kitchen and the added bonus of a second lounge/ rumpus room with wet room in converted out house..There is a lovely secure lawned garden with large decking area perfect for those summer evenings sipping Pimms while watching the kids play boules (boules provided) Set in the village of Docking, Near Burnham Market, close to the stunning North Norfolk Beaches ( only 5-10 minutes drive). Within the village there are a lot veryuseful local amenities, a local shop with post office, a doctors surgery, a fish and chip shop! all within walking distance what more could you want. And a traditional English pub. There is off street parking for 2 large cars and parking on the road too. Please note, as it is an old cottage, the stairs are quite steep., so care is needed, but once you get use to them it shouldn't a problem. Oh, I nearly forgot a village pond where you can feed the ducks. Docking is ideally situated for many activities, cycling, bird watching, beaches, sailing, and not forgetting the fun of crabbing in the nearby Overy Staithe...and afterwards buy an ice cream from the ice cream lady in her van, who has frequented the same spot, since we can remember. We have been coming to this beautiful part of England for 30 years with our family and can honestly say it's a stunning place for a family holiday and yes you can bring your dog too, most beaches and pubs are dog and child friendly...the nearby Jolly Sailors at Brancaster is a favourite of our kids and if the seasons right you can also sample the local Cromer Crab and Mussels.

    Cottage was in great location in Norfolk and was close to lovely beaches. The Spar across the road was so handy and the local pub, The Railway, served amazing food. The garden of the property was lovely and big. The beds were so comfy. We all had a great holiday.

    We thoroughly enjoyed staying at Oldholme. Perfect launching off location. The convenience of the nearby Spar, open until 10pm, and the friendly staff there made our stay even more enjoyable. We loved the property’s private garden and the extra outhouse/snug. Everyone in our group slept well throughout our stay. The double bed at the top, in particular, provided the most restful sleep we've had in a long while. As a bonus tip for fellow travellers, during the summer months (from May to September), don't miss the outdoor bric-a-brac auction on the green in Burnham Market. Viewing from 10am, the auction proper starts at midday. If it’s fine weather, people take a picnic and deckchairs and make a day of it, nipping into the Hoste Arms to get drinks and make use of the facilities. Huge fun.

    Oldholme cottage is a beautiful cottage, It’s quaint & quirky so if you like slick & shiny it is not for you! Lovely private & secure garden, for most normal dogs but not our spaniel who had to be tethered!! But our pug was fine. The cottage is on a busy road, lots of lorries go past but it didn’t bother us. Opposite a decent Spar shop, which was very useful & a fish & chip shop in the village, also a pub. The beds were very comfy, except for one of the single beds, which could use a new mattress, all with feather duvets. We loved the house, found it very well equipped & welcoming, some lovely touches on arrival, a bottle of wine, cookies & milk, very much appreciated, thanks! Only 1 thing to seriously consider when thinking of booking this cottage is the stairs, we ranged from 11yrs - 53yrs with no mobility issues but all found the stairs (especially the 2nd flight) scary, they’re steep & very steep & painted wood, so feel a bit slippy too. It’s an old cottage so nothing can be done about them & they are part of the character of the house, but it could be a real issue for some. There were stair gates at the top of both flights & a door at the bottom of the 1st flight from the kitchen. For young children I’d want a gate at the bottom of the 2nd flight too. The Wifi worked well but not in the ‘rumpus’ room & the shower room is very small. Coat hooks in kitchen would be useful, also a number of protruding screws on the decking need attention. But we loved it, thanks!

    House is in a great location to access lots of lovely beaches and small seaside towns and villages. Shop opposite is really handy for all the things you forgot and for daily bread etc. House was ideal for family with dogs. Big garden and bifold doors give the kitchen dining an open and homely feel. Stairs are steep to 1st and 2nd floors but it wasn’t a problem for us. We would book again.

    Negatives on arrival: • Dog poo in garden • Toilet on top floor dirty and toilet seat broken • Cobwebs in most corners • Decking was lethal and needed scrubbing • Freezer not cleaned and food left therein • Most things needed to be cleaned before use • Some of the radiators didn’t work • Towel Rail had “Do Not Touch” on the control but never came on • No clear explanation for the bins • Not enough hot water even when boosted! • Main Bathroom has plenty of room for improvement e.g. shower screen rather than poor shower curtain and room for a walk-in shower in addition to bath • “Cheap” bedside lights • Overall not value for money Positives: • Plenty of plates etc • Bedding nice • Comfortable bed in main room

    The property was lovely but there was not enough information about the steepness of the stairs, it mentions the 2nd lot of stairs are steep but the first lot are also really steep! The other member of my group had to sleep on the sofa as she couldn't manage the first set of stairs. Which really had an impact on our holiday. We coukdnt reach to get plates or anything without standing on a chair! The little outbuilding was a godsend as otherwise my family member coukdnt have been able to use the shower ot toilet!! The garden was really lovely and everything was very clean. The pub in the village does amazing food and the spa was really handy. I was amazed at the traffic that goes through the village and the speed of the cars. We left on the Thursday instead of the Saturday due to the sleeping arrangements. We had a lovely time apart from the lack of info regarding the first set of stairs.

    Oldholme lived up to our expectations and was exactly as described. The steepness of the stairs challenged the more mature members of our party but was no problem for the younger element. The cottage was cosy and scrupulously clean and, being situated in the heart of Docking, it was ideally placed for our trips to the beaches at Heacham, Holkham and Wells next to Sea. The tardis-like village shop is conveniently situated just across the road from the cottage, and the convenience of this made up for the occasional congestion on the road directly outside. All in all we had a lovely stay in Oldholme and wouldn’t hesitate to return.
