Seaside Oasis, Large Ocean Facing Pool, Ocean Views

We booked a surprise vacation for my sisters 50th birthday for 8 people over New Years. The vacation rental company and the local property management company were both 5 star amazing! We received so much information ahead of time to help plan our stay and activities. The property is perfectly located at the beginning of “Zona Norte” (condo buildings in the north area). We were able to get a taxi very easily and usually within a quick few minutes. The area is quiet and the views were of dreams that became reality. The house is spacious and each bedroom has its own private bathroom. None of the bedrooms adjoin walls so there’s an added level of privacy. The house has waterless hot water heaters so there’s never issue with an unwanted cold shower (however there can be a brief 30 second to 1 minute stop of water as the unit kicks in, nothing earth shattering). The common area is big and we never felt cramped. There are so many outdoor areas to enjoy the view, read a book, listen to the waves, bask in the saltwater pool or snorkle in the water right in front of the property. Again, we always had plenty of space. The house is beautiful and traditional Hacinda, which is exactly what we wanted. The local property management company is bend over backwards amazing. Victor gave perfect recommendations when we asked about getting food delivered and was a godsend helping us rent jeeps and to reserve a horseback riding outing. Housekeeping came daily and she is charming. The pool was drained and filled twice during the week, and he comes quite early so there was never an inconvenience. Everyone was so kind and personable. Without hesitation I would recommend this property, the rental company and the property management company. It’s a trifecta win win win!

Loved the view! The pool was very nice. We spent a lot of time in the back by the water and in the pool. The house is spacious. It’s located north of town but taxis are easy to come by and pretty cheap. Would definitely stay here again!

Las Iguanas is truly an Ocean Oasis! We were a group of 8 adults and this house fit our needs perfectly! This location is excellent for many reasons! It is close enough to downtown that you can walk, or take a short cab ride for only $3-$4; it has ocean access to some of the BEST snorkeling anywhere; the ocean activity made it fun waving to boats and talking with other snorkelers swimming by; and the VIEWS ARE STUNNING!!! Being right on the coral reef, we did a lot of snorkeling right from the backyard! We also enjoyed the many amenities of a fully supplied kitchen, billiards, the pool, outdoor bar, volleyball, cooking, grilling out, the many decks, and again the stunning views!!! The outdoor shower was also perfect to rinse off before going into the house. The house was very spacious and comfortable! Plenty of room for more! We came for our 30th Anniversary and we renewed our vows with our family and friends. We held the ceremony down by the ocean on the covered patio which we decorated! After the ceremony, it was so much fun dancing and waving to all the boats and ships passing by! We also hired Chef Fernando to cook dinner, and requested he bring a bartender. The food was EXCELLENT and the bartender he brought was awesome! They both tended to our every need! After dinner we swam in the pool and snorkeled in the ocean! That evening we went downtown to the Square for Family Fiesta night, which happens every Sunday night. It was so fun joining the locals in their fiesta with live music! This day was perfect and the property was the perfect setting for our 30th Anniversary Vow Renewal!! We met a few of the staff members who were all very friendly and helpful! If we had a question or needed anything Victor was quick to respond!! Also, the daily maid service was superb!!! We absolutely love this place and it was very hard to leave! We look forward to our next visit and will again be renting Las Iguanas!

Wish we had spent a few more nights here! The location was exactly what we were looking for - not too far outside of town and right on the water! We snorkeled in our very own backyard. The view from the entire house was amazing. Spent every night watching the sun set from the expansive decks. Gorgeous! We were more than comfortable - two adults and 5 kids. Everyone had a comfy place to sleep!! The kitchen was a tad small but we didn't spend very much time cooking. Ordered Room Service - a service that will pick up and deliver food to you from pretty much any restaurant - nominal delivery fee! But if you do cook, the grocery shopping service with Chef Emily was the best! Had the fridge stocked upon arrival!!! And if we had chosen, they offered a very reasonable chef service! We actually wished we had set that up in advance. The meals sounded wonderful!! Avoid the downtown crowds when the cruise ships come in and venture around the island by jeep or reserve a chartered fishing boat - we reserved a 55ft fishing boat for the day for $1400!! Amazing! Caught some Mahi Mahi and came across a nurse shark while we snorkeled. Loved the Winning Ticket boat and crew through Cozumel Charters. Tony and crew was the best! Back at the house, we grilled the Mahi and watched another amazing sunset. Oh, and the kids loved playing volleyball on our personal court! Our host, Victor, was there if we needed anything. Very responsive! And we had daily cleaning service, which was incredibly helpful with 5 kids in the house!! Thanks for a great stay! Hope we can come back!!

This villa is absolutely perfect for those who want to experience the best of Cozumel. If you need a modern brand new villa then this may not be for you. But if you want a great location and fun then this is definitely the place. I think the villa was perfect and the 8 other people that joined me agreed. We had some great snorkeling right off the back and the lagoon was beautiful with the fire coral and sea urchin. The villa had a lot of room and everything we needed was right there. The pool was a bonus and our maid was absolutely great! She even cleaned the grill twice after we had used it. If you have a group of friends that you don't mind sharing a villa with then you can make a real cheap trip and it will be as good as any trip you can book in Cozumel.

Had a great stay in August. House is beautiful and you cannot get a better view! The pool was very refreshing and the view from the table outside was amazing. The fish guarding the ladder from the ocean was there so getting out was a little difficult lol. The only single thing I can complain about (and it's not that big of a deal) is there is no grill. We really wanted to do some grilling, but again, not a huge problem. Would not hesitate to stay here again with a group. The house is so big we never felt too close.

My family and I spent a week in Cozumel and stayed at the Seaside Oasis. The process of booking was very easy with Pawel, he was quick to respond to our initial contact and all other inquiries after. This 4 bedroom house has lots and lots of space for group even bigger then my family of 6. The house is not in top mint condition but it still in excellent condition and the maid will come every day and they keep it very clean. The best part though is you are literally on the ocean, your kids can go snorkeling right of the stairs leading out of the back of the property. The waters are calm enough and no dangers around, between the ocean and the pool our kids needed nothing else except for Tacos. We will definitely book again and have no problem recommending it to our friends.

Everything great. My only complain has to do with the fourth bedroom (very small and you enter thorugh the kitchen). Great snorkeling, excelent location and very spacious. Will definitely consider staying again at Las Iguanas.

We stayed in March with my wife, brother and sister in law and adult niece and nephew and their partners. The house is as pictured, not 5 star but solid 4, and location is a definite 5, easy access to town and places to eat, amazing coral reef snorkeling right in you back yard. The house representative Victor was extremely responsive, he replied to texts usually within minutes and any issues (which were minor) were handled the same day. Which I am not used to in Mexico. Recent upgrades are noticeable so ignore older reviews. House keeping was excellent they came midmorning which was good for us, not too early or too late.. For the price, this is the best place I have stayed in all the Caribbean. Only minor negative is that the 4th bedroom is very small and so is the associated bath and you access it thru the kitchen, which is kind of weird. Other bedrooms and baths are large. We booked with Enjoy Cozumel and they were very responsive and helpful in booking rental cars in addition to the property.

My family of six stayed at Los Iguanas during the Cozumel Ironman and over the Thanksgiving holiday. The home has everything you need and the maid service was excellent. Victor responded immediately to every call we made to him. He arranged for a masseuse to come to the house, he called for a taxi to take us to the ferry and answered all the other questions we had. You won't find any better snorkeling then in your own back yard. Thank you Enjoy Cozumel for a relaxing and fun vacation.
