Location, location, location. This charming 4 bedroom 3 bath house is a 3 minute walk to the best beach on the island. Air conditioned throughout. 3 Bedrooms are on the main living area and a 4th is on lower level. The walk to the beach captures a beautiful, panoramic view of the 2nd and 3rd beaches, the Norman Bird Sanctuary and the Sachuest Point National Wildlife Refuge.
We are just 2.5 miles to downtown Newport and 2 miles from Bellevue Ave and the Mansions. Hardwood floors throughout, a renovated living room with large windows and new mahogany deck facing the beach. Enjoy your morning coffee on the deck while listening to the sound of the waves. The kitchen has a new wall oven, refrigerator and microwave. The master bedroom has a king size bed and private bath with windows facing the water. The second bedroom has a queen sized bed and hall bathroom. The third bedroom has two twin beds. A family room was added in 2016/17 on the lower level which serves as a 4th bedroom with private bathroom and separate entrance from the yard. The living and dining rooms are located in a great room with the kitchen adjacent to the dining room. The living room has a 62 flat screen TV with Cable and DVD player. Wifi throughout. The master bedroom has a flat screen smart TV with cable. The house borders the beautiful grounds of St. Georges Prep School. There is a ping pong table in the 4th lower level bedroom. There is a gas grill for outdoor cooking The deck has table with umbrella, chairs and lounge chairs. You will be fully equipped with beach towels, beach chairs and boogey boards.
Tennis is close by and we can make arrangements for you to play on the St. George's courts. There are private and public golf courses nearby.
Another feature about renting on Purgatory Lane is the fantastic walks along the beach, to the geologic anomaly, Purgatory Chasm and the Norman Bird Sanctuary. A free parking pass is available for 3rd beach, located about a mile away and visible from the deck. Less crowded and more tranquil than the closer 2nd beach, 3rd beach has no waves and great spot to take non-swimming kids.

    Great accommodations. Comfortable beds and living area. Convenient kitchen. Beach accessories provided. Great place to house my family including grandkids and brother for a Labor Day wedding for my nephew.

    Property was exactly as described and the location could not have been better. So close to second beach and in a quiet neighborhood, but really close to downtown Newport. Hosts were very responsive and accommodating.

    Our group was 2 families, each family with a 5 and 3 yr old. This was a wonderful house. The living area is really open, it has a great yard and is on a quiet, small lane. The house was very clean and well-cared for. What we really loved, especially with small kids, was the ability to walk to the beach. With small kids, the amount of time they are happy to be on the beach varies, so this way, we didn't need to pay for parking on short beach trips, and people could also leave at different times that worked for them. The walk was about 10 - 15 min with small kids (10 tops for anyone else, I never did it without a kid :-) ). The owners John and Jan were extremely responsive and attentive, checking in with us before our trip started to make sure we didn't have any questions. Our group goes to the Newport/Middletown area every year, and we are already talking about coming back to this spot!

    The house on Eastons point was a wonderful place to spend a few days with family. We were a group of seven attending a wedding in Newport. The house is spacious , light and airy and had all of the amenities for a comfortable stay. The location was perfect for us being a short walk to the beach and a few minutes drive into town. John and Jan were gracious, thoughtful hosts. We highly recommend their home and look forward to returning some day!

    This neighborhood and location were just what we were looking for. We could walk to the beach so we didn't have to worry about parking passes and restrictions. We were a close drive or bike ride to the Cliff Walk, mansions, and Newport. The kitchen was well-appointed so we could make our own meals but we did enjoy take-out and delivery from nearby restaurants also. The yard and house itself are lovely with open feel, plenty of light, and a nice view. The owners were very responsive to questions we had before we arrived and were on call if we had more. Once there, we settled in and had no issues.

    After spending over three months at home it was time for a change of scenery and this property delivered! The location to the famed second beach is incredible - just a couple of minute walk and you are on the beach. With the windows opened you can hear the waves all day and night, which was a treat. Calming views of the ocean from the deck where we ate most of our meals, still trying to stay somewhat socially distant. A few minute drive to first beach and the Cliff Walk, and another few minute drive to Newport Harbor area with all the restaurants and shops. The location was fantastic for easily getting around by car or bicycle. John was great to work with and timely with responses to any questions ahead of the trip or during. The house was extremely clean with all the necessary kitchenware for cooking, plenty of towels, hand sanitizer, and even a ping-pong table! The yard is big and great for playing cornhole, tossing the football around, or having a catch. The neighborhood is quiet with only the sounds of the ocean and local birds. When visiting Newport again I will definitely look to see if this property is available.

    The house is adorable. Being able to drink coffee on the porch in the morning and listen to the waves crash was really peaceful and we loved being able to walk down the beach. Check in and out was a really easy process and communication with John was great. If we are ever back in the area we would love to come back!

    Overall the property was great. Very close to everything, walk to the beach, right next to a private school. The house was on a cul de sac, close to all 3 beaches, shopping, restaurants, apple picking, parks, etc. Great view from the deck, listen to the waves at night. We had 6 adults plus kids. Plenty to do. Owner was great to work with. Great home for a vacation.
