The Space:

The blissful escape you’re looking for with picture-perfect views of Newport Bay and boats in the harbor from almost every room in the house! Newly renovated living spaces, contemporary decor, and plenty of top-of-the-line amenities. This is the main house and it has a garage apartment above the garage/carport at the rear of the property. The garage apartment is listed separately for rental as is the entire house. This listing is for the main house only.



Open the floor-to-ceiling, wall-to-wall glass patio doors to expand the space to the outdoors and to the furnished bayfront patio. Perfect for enjoying the fresh air, a little sun, barbecuing, cocktails at sundown, and stellar views all day long.



Prepare meals at home in a gorgeously modern and fully equipped kitchen with high-end stainless steel appliances and a breakfast bar. Enjoy indoor dining with “the” view of the century and a salty-sweet bay breeze with the doors open.



There are four bedrooms (1 is a loft) to accommodate 8 guests. The master bedroom with a king-sized bed, and the other three with plush queen beds, and they all feature en-suite bathrooms!



The top-floor balcony is the sweet spot with a hot tub and a view! The perfect way to unwind after a big beach day!



And don’t forget to take a stroll down the boardwalk dock that leads to a sofa lounge area right on the water.



Stroll the boardwalk, walk pier-to-pier, enjoy water activities and the beach just steps away, ferry to the islands, do some amazing shopping, or play some golf. There is truly something for everyone here!



Guest Access:

You’ll have full, exclusive access to the main house during your stay. It’s a duplex home with two separate rentals and multiple balconies. Please note that the owner's yacht is moored out front but is not accessible to guests.



The Neighborhood:

This is a famous So Cal beach city. You'll be on the Newport Bayside steps from the docks, where you can rent water equipment for a day out on the water. Enjoy this prime location between Newport & Balboa Beaches, 1/2 mile to Balboa Pier, and 1.8 miles to the Newport Pier. If you walk from Pier-to-Pier, it’s 2 miles one way and a lovely beachside walk. You could also ferry to one of the nearby islands like Balboa or Lido and enjoy strolling the cute streets for a day. You’re also just 10 miles from the John Wayne Airport.

Getting Around:

The home is 10 miles from the John Wayne/Orange County Airport (SNA) and an hour drive (46 miles) from LAX (Los Angeles Airport, north of Newport Beach).



The best means of transportation would be to rent a car or you can hire private transport (Towncar) or a rideshare service like Super Shuttle to and from the airport, of course, there are curb-ride services like Uber and Lyft as well as taxis.



Other Things to Note:

It’s a 3-story duplex home. Guests will need to climb stairs to reach the upper levels and the 3rd-floor deck area.



Please note that the Hot Tub Service occurs every Tuesday from 8-10 a.m. During this time, staff will access the property, if this does not work for you, please let us know in advance.



We provide complimentary essentials like soap, shampoo, conditioner, body lotion, dish detergent, dishwasher detergent sponges, toilet paper, and paper towels.



There’s no daily housekeeping service, but if you’d like the place cleaned during your stay, that service can be arranged for an extra fee.



The home​ is equipped with a noise monitoring system (not a recording device, it just measures decibels of volume). When the noise level gets too high, it notifies us. Newport Beach is very strict with their Noise Ordinance and all fines associated with your stay are the responsibility of the paying guest.



The BBQ grills are available to use with propane included.



Please note that the owner's yacht is moored out front, but it is not accessible to guests.



A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



WE KINDLY ASK ALL GUESTS TO ABIDE BY THESE HOUSE RULES:

- Travelers must be at least 25 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors. The home is equipped with noise sensors that will notify us if the volume at the home exceeds the acceptable level.

- No more guests than those listed in your reservation are allowed.

- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID on the day of checking in or during their stay.

- NO PETS allowed.

    The house was beautifully appointed and in a lovely location right on the Balboa Bay. We walked most locations while there.One big problem with the property (as it related to staying there with kids) was very unreliable internet. My kids are 4-10 years old, and to wind down in the evening we wanted to turn on a movie. The internet was regularly failing. I was able to connect a TV to my phone’s wireless hotspot, but that works for a single TV, so everyone has to be in the central room. If you’re staying there with people who all have their own devices I’m sure it’s fine. The cleaners were late getting out, preventing us from accessing the property until about 30 minutes after our scheduled check-in time. VRBO compensated us for this, but it definitely made getting in stressful (4 kids in the car for 6 hours, you can imagine).Overall the property was very nice, it was wonderful to be able to open the bay-facing doors, but for the price I was pretty frustrated with the experience. For over 1,000 a night, my expectation is that things are seamless, and they really were not.

    The home was wonderful and had plenty of room for a group of 6 adults. We did cook every night so the kitchen was a little tight if you really like to cook, but we made it work. It had most of the kitchen products we liked, but I would bring some storage items if you like leftovers to eat the next day. We loved playing games on the 2nd level, and we loved the location and views day & night. We enjoyed opening all the doors each night as we cooked. We did not use the advertised hot tub due to the fact that it did not have enough water, was not clean, nor had any chemicals in it. Sort of a bummer for 2 in our group. We had two cars which there was room for, but very very tight to pull in and out. Would stay again, if we go back to Newport!

    Overall we had a very nice stay.One smoke alarm was chirping when we arrived and then another at 6am on departure day. Make up mirror in 2nd floor front bedroom is broken and neither ice maker works

    So much to enjoy at this home! The home is BEAUTIFUL, very comfortable beds, living areas, 2 fireplaces, rooftop jacuzzi. Your close to the beach, the boardwalk, restaurants, shopping. A vacation of a lifetime for us.

    This place was amazing ! We enjoyed spending and celebrating two birthdays . We all had enough space to spread out . The beds were so comfortable and the place was very clean. The location was perfect for us to walk along the boardwalk and the kids had fun at the fun zone .

    We had a great experience staying at this property. We opened all of the sliding glass doors and windows and were able to enjoy the bay breeze. It also had AC to make for a very comfortable night's sleep.

    All good great view. But they have a noise control device and a spa.. for both reasons they barge into.the house without notice, my kids were sleepimg only in bedroom. Property managemwnt told me they can anytime and you need to opt.out if you dont want a stranger opening the door unanoinced. I would never go back very dangerous situation

    Front half of a great bayside waterfront home in Newport Beach easily handles 3 couples in en suite bedrooms with an additional loft upstairs with a Murphy bed. Two king suites with an additional queen suite all with stunning main room views on each floor. Quiet neighborhood only 4 blocks to the beach. Easy to access restaurants and marinas and freeways to other areas surrounding LA. Management company very responsive to inquiries Only issue was a glitch with my VRBO linkage to accessing the virtual Check-in Definitely want to return soon!
