This is a pretty little beach house with beach rights to a small Beach within walking distance ( less than a mile). The small beach near the house is called Ed's Beach. To get to Ed's Beach go out to Waldron avenue and turn right until you get to Worsley and turn right again. Worsley leads right into the parking lot of the beach.

Please note this house is not on the water but very close to the water with beach access rights and parking rights. The house is very convenient to Newport, URI, Quonset point and Narragansett. I do live here in the winters so this isn't a completely empty rental house, with nothing in the closet. I do provide drawer space and space for luggage for my guests. Please understand this isn't a vacant house, and There are items belonging to me in the house. This is not a vacant rental house, so please don't deduct points from the score you give the house in your review based on that.

There is a loft above the master bedroom with two twin beds. It's perfect for children, they love it up there, but it tends to be a little warm because it's adjacent to the attic, despite the fact that the room is cooled by a large ductless unit. I do have fans up there.

The master bedroom itself has a queen bed and beautiful unusual architecture including built-ins and a pointed roof that looks like a star. The second bedroom has a queen size bed and a cot. Each of the two bedrooms has their own ductless air conditioning unit and is very comfortable in hot weather.

The house has been described many times as magical with lots of creative lighting and wide open great room with high beams. The master bedroom is beautiful and unique. The renovated kitchen is beautiful with a granite countertop and a hood over the stove.
*** There's also a tiny house on the property where I stay or another guest might be staying, but the only shared portion of the property is the driveway for parking. Many times I don't even see the guests in my house when I am staying in the tiny house.

Five guest maximum and two car maximum. One car may be parked on the street next to the giant tree almost directly across from the front door, but please don't park on the grass.

Please note I do have security cameras outside in the front and the back of the property focused on the front and back doors. These are for my security while in the house and feel free to turn them off by flipping the light switches next to the front and back door. I have no cameras on the inside of the property. I do have two Alexa devices for your use and enjoyment for music in the living room and bathroom.

    The location was perfect to everything we wanted with a few pleasant surprises. Cute little areas near by to discover. The host was prompt to answer any questions we had and made the process as easy as it could possibly be. The home was lovely and described exactly as it was.     Wonderful, inviting house for weekend family trip. This house is in a perfect location; quiet neighborhood close to beaches, shopping, groceries. The stargazing was incredible just standing in the front yard. The house itself is perfectly furnished. There was no fighting for a spot on the comfy sofa because it is large with plenty of pillows and blankets. The kitchen was great and well stocked, though we didn't do any cooking as we only ate breakfast at the house. The dining table was large enough for our family, and the kitchen bar was perfect for snack time. The bedrooms were just what we needed and we appreciated the sitting room space in the master. The kids loved the loft. The ladder was challenging at first, but soon the kids were experts. Stacked laundry unit was convenient. The house is well decorated and instantly made us feel safe and comfortable. The lighting is very versatile which was useful as our family wakes up at very different times and no one was disturbed even sleeping with doors open. The best part of this house is the host. Lynda is friendly, easy to reach, and very helpful without being pushy. Her suggestions were appreciated and we loved the grocery store and restaurant picks. We will definitely return for another visit.

    We are a group of 4 who attended the Newport Jazz Fest . The cottage was a perfect cozy spot to relax under the stars after the festival and have a morning coffee on the terrace before the event . The check in was simply easy and the host very helpful in finisng the local restaurants .All towels and bedding were very fresh and nice . An added touch of eggs and milk already in the fridge for breakfast

    Lynda is a gracious and outgoing host with a home that reflects her love for light, fun and color. We felt right at home and enjoyed a meal at home, the porch and her comfy couch. There are plenty of supplies in the home, including linens and kitchen necessities. The location is just up the road from Wickford and a short drive to the Jamestown bridge and Narragansett beaches. Having a rock beach in the neighborhood is a treat! We would definitely stay here again. Thanks Lynda!

    My family and I had a nice stay. The house was clean with plenty of clean bedding and towels. The host was informative and friendly. There is a beach close by, but it is small and rocky (not sandy) without waves, so may not be what some people have in mind. But there are plenty of other options nearby, such as Narragansett. Also close to Newport, and The Cliff Walk and Mansion Tours. We only stayed for 2 nights, but enjoyed our stay.

    We loved staying at this lovely house in a quiet neighborhood. The back yard was the perfect place for a quiet morning coffee and also a jovial dinner with the kids. It was close to the beautiful waterside town of Wickford and within a 15/20 minute drive to fabulous beaches in Narragansett. The owner was quick to respond, kind, and very thoughtful.

    The house was very clean. Centrally located. Understanding that the owner lives there and has personal property was fine. Although there was no ability to have dresser or closet space. The lighting in the second bedroom was poor. AC throughout the house was good. The refrigerator was clean and had space available, but no space in the freezer for say, a bag of ice. A counter ice maker is provided but does not produce enough. Also, there is no toaster or toaster oven. The bathroom needs a total make over. Very dated and even rust on the shower curtain rod. My overall assessment of the property is that it was not worth the price. Also, the listing as pretty beach house is not close to a beach although decorated as such.
