Enjoy a wonderful stay at this beautiful detached property set back from the road on a little track, in the popular village of Brancaster with its fabulous sandy beach, gastro pub and golf course. With a large open-plan living area, three bedrooms and three bathrooms; one downstairs, there is plenty of privacy and space for everyone.

This beautiful house is perfect for couples, families or friends and with a downstairs bedroom with shower room, it is particularly suitable for multi-generational families or those less able. Inside the cottage is very well-equipped and maintained and has a large open-plan living area with soft leather sofas and wood burning stove. This house offers lots whatever time you choose to visit. Enjoy watching movies or sport on the large flatscreen television which comes with a full Sky package for your enjoyment. The modern kitchen boasts all mod-cons and includes an electric range cooker, great for entertaining, and a dining room complete with oak table and chairs with views out to the south west facing garden. In the summer months let the outside in and enjoy alfresco dining with friends, or for early risers your morning cuppa whilst listening to bird song. Outside you will find a large secluded and fully-enclosed south west facing garden to the rear, with a superb terrace leading out through bi-fold doors from the open-plan living area, plus private parking for two cars.

Children will enjoy the local playing fields where there is play apparatus, a tennis court and five a-side pitch. There are also plenty of fabulous walks from the door and of course the coast path and beach a short walk away.

    Ideal property for 3 couples and the downstairs room is perfect for the couple with the dog (not tempted to go upstairs). Easily big enough for 3 couples. Including adequate space for 3 cars (although it says 2 car spaces in the spec). Perfect for walks along the beech, cycling, eating out and bird watching.

    Upon arrival the property was very clean and safe with plenty of sanitizer. There was a great welcome pack, including toys and treats for the dog - great. The house was very warm (had to turn the thermostat down) and comfortable with really comfy king size beds. There was plenty of hot water and the kitchen was very well equipped but the real treat was the reclining sofas in front of the fire. Plenty of logs were provided and the fire made it very cosy when the temperature dropped after New Year. We are already checking dates to return!

    A lovely cosy cottage, well equipped and beautifully decorated, ready for a stressfree Christmas stay. The cottage was ideally sized for a family of six, with one dog. Great location for easy access to many beaches and country estates for dog walks; and a good sized secure garden. Clean and comfortable bedrooms/bathrooms. We will definitely use Kittiwake Cottage again if we return to Norfolk. Thanks for a great stay.

    Kittiwake on arrival completely lived up to our expectations as to its first appearance. The cottage was well appointed and very comfortable. The welcome box of Norfolk goodies on your arrival was totally unexpected but thoroughly enjoyed. The mid term clean was exemplary. . Only negatives were that the settees rand armchairs needed cushions and a stool for the cook would not go amiss. The only drawback on our stay was the fuel crisis inspired by the media and in particular the BBC and ITV.

    When we arrived we quickly found that one of the blinds in a bedroom as broken and had been fixed open so that it couldn't be closed. We managed to force it closed. We also found a chair leg very wobbly at the table. Both of these were resolved in good time. Our biggest concern was finding a large piece of broken glass in another bedroom - this looked like a large part of one of the wine glasses. Fortunately my wife found this rather than one of our two children for whom it could have seriously injured. Other than the above issues which we received a rapid response from your team on and all were fixed we had a lovely stay. Only comment is that the padding on the sofas is starting to wear a little thin but otherwise a very well equipped and located family holiday home which we would stay in again.

    Kittiwake is a beautiful well appointed cottage, with all the equipment you could need for a holiday away from home. There was a problem with one of the ovens which was dealt with efficiently by the office and was repaired within a few hours. The cottage in beautiful location, close to the North Norfolk Coastal path, ideal for walking and easy access to the stunning beaches. I would recommend Kittiwake as a beautiful family holiday destination.

    The cottage was amazing, with a fabulous welcome crate of Norfolk goodies and many more touches to make our stay very relaxing. The automatic reclining sofas provided hours of entertainment as did the selection of board games !! The en-suite bathrooms were great and the terrace provided a perfect evening destination for our cocktails. The location is perfect for the village shop and a 30 min walk to the beach. Lovely cottage which we would highly recommend.

    Beautiful house, and setting. Very convenient for everything. If you love haute cuisine, then there are very good restaurants around the area. We love the RSPB Titchwell reserve and all the villages in the West Norfolk area. Easy to visit Holt and Wells, and also the Adnams store at Holkham. Holkham estate is wonderful but there's only so many times you can visit. Our second stay, and have booked again for next week. Would have been more if not for the Covid problem whereby we couldn't go for at least two times. The garden is ideal for our 3 year old granddaughter and the house affords us our own bed and facilities and also has another bedroom and facilities for son and DIL. Sorry to leave again this year again after our holiday, but at least next years booking is in the bag. Our earlier bookings were through a different agency, and as a result we had to have personal contact with the owner Jill, who was wonderful. Since then, she has moved to using bNorfolkHideaways, and they have proved extremely efficient and helpful. If I was to make one point, that could be construed as negative, it is this. If you can't reverse a car, and I can, then find someone else who can. There is ample parking for 2 cars and if your party includes 2 cars, then make sure one driver can reverse. If not, then practice before you go!!!
