Stayed Jan 1, 1The cottage is surprisingly spacious and in a great location for all that Emsworth has to offer. It is well equipped and beds are comfortable. Parking at the rear by the garage was easy but we were never able to get a space in front of the property for the second car. Overall would strongly recommend this cottage.

Stayed Sep 20, 2025This is a pretty, beautifully decorated cottage in a fabulous location. A short stroll to pubs/restaurants/cafes/co-op, tesco express, bakery, greengrocer and takeaways. There are lovely walks in all directions, cycling and paddle boarding and wild swimming from a shingle beach area.The small garden at the back is a real sun trap, we had breakfast there each morning and the patio outside the front door is lovely to sit on with a book or drink and watch the water and everyone going by. The parking space at the back is essential as the narrow road at the front was full virtually all the time. There is plenty of space in the house, 2 bathrooms and a toilet, but as others have said not much hanging space, It is pretty well equipped but I ended up buying a cafetiere as there isnt a coffee maker apart from a tiny stove top one which doesnt work well, and a plastic shower caddy as there is nowhere to put stuff in the ensuite shower. Sadly we both found the matress extremely poor and uncomfortable, hard, with pillows old and flat so we didnt sleep at all well. I know mattresses are personal taste but it does look an old cheap one which needs updating. Apart from coming home very tired we really loved our holiday in Emsworth and the area.

Stayed Jan 1, 1The house was excellent - particularly its location. The private parking space was especially useful as roadside parking at the front was frequently full. We arrived in pouring rain so struggled to find the private parking space - mainly because we didn't, at first, look at the second page of the description of the parking space. Facilities in the house were good though a shelf or basket in the ensuite shower would be useful for soap/shampoo. Also, the bin in the kitchen was in a cupboard and difficult to use without taking it out of the cupboard. The TV had access to every service we knew of, plus some we'd never heard of. We will definitely rebook when we return to the area to visit our son

Stayed Jan 1, 1Grace Cottage is located in a wonderful setting fronting on to the Mill Pond Emsworth and was a perfect size for our multigenerational family of five. It is a very well modernised property with spacious, light and airy rooms throughout. As mentioned in other reviews there is a need for more hanging space as the only actual wardrobe is in the smallest double bedroom although the other two bedrooms do have plenty of drawer space. Generally well equipped otherwise our only suggestions would be for some smaller glasses and a refresh of the mugs, the freebies are OK but...... The outside space was disappointing as the back area had a lot of weeds and fallen leaves, the front area also needed a good tidy up. Also the plastic furniture at the front of the property has split in places, be sure to use the cushions provided. Henry Adams acted swiftly when we phoned to say that we had inherited two full bins and it would have been useful to know details of the Council's refuse collections as they do not collect from the Car Park entrance of the property. Also it would have good to know is that the entrance to the front door is via the steps for No.33 next door and the right-of-way in front of both properties. We enjoyed our stay immensely but feel that a little more attention to detail and few tweaks would lift this quite good cottage to something rather special.

Stayed Jan 1, 1We were delighted with this booking. The cottage sits overlooking the water and is within very easy walking distance of just about everything. The house has plenty of room for four adults in our case and there are convenient outdoor spaces for eating or just sitting outside front and back. Parking is no problem. A small plumbing problem in the bathroom was an inconvenience for a short time but it was quickly and efficiently dealt with by the agents. Overall, the cottage provided us with a really good short break to celebrate a 90th birthday.

Stayed Jan 1, 1Lovely little cottage which was super comfortable for the five of us. Well equipped kitchen with plenty of room for dining and meal preparation. Both bathrooms were clean and well presented. One observation we had was that getting consistent water temperature was challenging when both showers were in use. Internet was reliable and quick enough for streaming. Ideal location for walks and there is a very well equipped co-op within a few minutes walk.

Stayed Jan 1, 1A very comfortable house in an excellent location which suited all our needs. Lovely to walk into. There needs to be more hanging space or more hooks in the main bedroom. Only found one hook behind the shower room door.

Stayed Dec 31, 1969Grace Cottage is a beautiful cottage in an excellent location close to water, pubs and shops with the bonus of private parking at the back, where perhaps a longer handrail would be helpful down the steps. Inside the cottage a wardrobe or something to hang clothes on in the main bedroom would be useful and also in the bedroom on the top where in fact there is nothing but the bed.

Stayed Dec 31, 1969Cottage was perfect for us, location , size and comfort! Great to have one car space to! Bedding and towels provided for and great to use the washing machine. We enjoyed our stay and will book next year ! Only one thing to note for others, if you have to carry heavy suitcases it’s a little tricky down garden stairs to back door.
