Welcome to Hamilton Cove 13-45, a beautiful 2-bedroom, 2-bath condo located in the exclusive, gated Hamilton Cove community in Avalon on Catalina Island. This peaceful retreat offers an open floor plan that maximizes the breathtaking ocean views from the living space, bedroom, and wrap-around balcony. The condo features modern amenities including stainless steel appliances, quartz countertops, and dining seating for 6. The master bedroom and living room both offer panoramic views of the Pacific Ocean, with a private beach in the foreground and Los Angeles visible on the horizon. The wrap-around balcony is perfect for enjoying a relaxing breakfast or grilling dinner while watching the sunset.

Located about 22 miles south of Los Angeles, Avalon is the island's primary town, offering shops, restaurants, and local attractions. Outside of Avalon, the rugged landscape is ideal for hiking and exploring under the stewardship of the Catalina Island Conservancy. Whether you prefer a relaxing day on the beach or an outdoor adventure, Catalina Island provides a variety of options. You can reach the island via a passenger ferry from Newport Beach, Dana Point, Long Beach, or San Pedro, and enjoy the island’s serene charm while being just a short distance from the mainland.

Policies & What to Expect

Golf Cart Responsibility:
By signing the rental agreement, you accept full responsibility for the golf cart during your stay, including any damage, regardless of who causes it. The cart must be refueled, parked in its designated space, and covered at departure.

HOA Rules – Please Read Carefully:
• No day guests or visitors permitted at Hamilton Cove
• Maximum occupancy strictly enforced
• Drones are prohibited — $300 fine per violation
• Guests are responsible for any HOA fines incurred due to noncompliance
A separate email outlines all HOA rules and penalties.

Arrival & Departure
• Check-in: 3:00 PM (4:00 PM from Memorial Day–Labor Day)
• Check-out: 11:00 AM
• Check-in times are strictly enforced. Arrival and departure instructions are provided via guest portal. We are also available after hours if needed.

Minimum Stay Requirements
• Off-season: 2–4 night minimum
• Summer (Memorial Day–Labor Day): 5-night minimum
• Holidays: 5-night minimum (varies by demand)
• No arrivals: July 4, Thanksgiving, Christmas Day, New Year’s Day

Last-Minute Bookings
Bookings made within 72 hours of arrival require a phone check-in and ID verification through our secure guest portal. This portal also provides door codes, parking details, and checkout instructions.

Additional Policies
• Pets: Not permitted. Unauthorized animals incur a $500 fine (service animals exempt)
• Smoking: All properties are non-smoking
• Noise: Quiet hours after 9 PM; violations may result in fines or eviction
• Age Policy: Generally, no rentals to guests under 25 or large groups without prior approval
• Rates: Pricing fluctuates daily and may change at any time

After Booking
A rental agreement must be signed and payment completed before check-in details are released. Our team will contact you within 24 hours to confirm guest information and answer questions. IMPORTANT: All guest names are required before arrival, as this information is shared with the guard shack that will allow your entry.

Property Expectations
This is a professionally managed vacation rental, not a hotel. Guests are responsible for basic care of the home, including trash, checkout duties, and replacement of lost keys, fobs, or remotes. Furniture or décor may change; refunds are not issued for cosmetic updates.

Starter Kit Provided
A complimentary starter supply is included to help you settle in, such as paper goods, toiletries, linens, towels, kitchen essentials, laundry supplies, basic tools, and safety equipment.

A golf cart is provided for guests of this rental to use. Please report any issues immediately and remember to fill the gas tank before departing!

IMPORTANT: Your signature to the terms and conditions of our rental agreement is in agreement to be liable for any damage to the provided golf cart whether or not damage was created by you and / or anyone in your party. Additionally, the golf cart must be fueled up at the end of your stay, golf cart must be parked in designated spot, and cover put back on golf cart.

    We are a family of four, with two teenagers, and enjoyed being outside of the hustle & bustle of town once we finished our outings for the day. We appreciated the golf cart to travel to dinner and head to the grocery store. The condo was nicely decorated/updated, the view from the balcony was beautiful, the soaker tub was a plus and the easy access from parking to the front door was nice. Our only negative is that the primary bed is uncomfortable and needs to be replaced. The secondary bed was very comfortable.

    Everything was great!!!! The house was great, the golf cart was perfect for our group. The response was quick when we wanted to extend our stay. We didn't want to leave. everything was just so perfect. I highly recommend this particular property because if you have trouble with stairs, the golf cart is very close by and easy access.

    After having a 16 hour day between flights, boat and taxis. I really would have like to stay there and enjoyed the view and relax but we had to find the store in town to get bottled water. Couple of complimentary waters would of been awesome

    We always recommend Hamilton Cove in general while staying in Catalina. The unit we rented from Nancy's was very nice, with a great view, etc. Nancy's rentals were very responsive and everything went smoothly. The only negative comment we could make is that the furniture was in poor condition.

    Very nice condo. Need to fix the lock box we were unable to open it but the housekeeper let us in. Would love to come back. Want owner to know that the chair and footstool in livingroom have rips just in case they didn't know. Unfortunately, the bedding smelled like engine oil. I would use a white lighter comforter that is washable. Otherwise, the place was amazing.

    House is well appointed with amazing views in a very quiet development. A few pieces of torn furniture and the front door lock was tricky to open. Nothing that affected the overall enjoyment of the house.

    I've lived in So Cal all my life and had never been to Catalina. This place we perfect! Very nice accommodations with a beautiful ocean view. My family used the tennis courts, volleyball court, lawn (spikeball), and of course the workout room with the best workout view ever! It's great to be able to take a short 7 minute golf cart ride to town...and then leave it behind to come back to complete peace and quiet. Highly recommend this!
