PLEASE READ BEFORE BOOKING: Due to ongoing building construction, the balcony may be temporarily closed and unusable during your stay. It will be boarded approximately 4–5 feet high, meaning you’ll still be able to see out through the upper portion of the door and enjoy the view, but access to the balcony itself may not be permitted. The building pool is now open and available for guest use; however, the gym and other association amenities may still be out of order. If parking atthe building is full, overflow parking is available for guests at 440 through The Edge Hotel. Please note that construction may result in occasional noise and visual disruptions. All guests will be required to sign an acknowledgment confirming awareness of these conditions prior to arrival. Thank you for your understanding as the building completes these improvements 'updated 2/8/2025'.


Be welcomed by this spacious 2 bedroom, 2 bathroom unit located on the 8th floor of the 440 West building, with a sparkling view of the Gulf of Mexico. This unit accommodates up to 6 guests.

Granite counters greet you as you walk into the updated kitchen. This kitchen has all the conveniences of home, including a hidden washer and dryer in the kitchen cabinets. The breakfast bar is a great place for guest to have a quick meal. If you are feeling more formal, the dining table is perfect with its seating for 6.

Enjoy watching the flat screen TV on the comfy couch and recliner in the living room. Walk out the living room sliders to the balcony with its beautiful Gulf of Mexico view. The view from the balcony is a great place to watching for dolphins, manatees and boats on the water.

Come snuggle up in the king size bed while watching the flat screen TV. The master bedroom has an attached full bathroom with walk in shower.

A roomy guest bedroom has a queen size bed and two twin beds in the room. This room also has a flat screen TV and is a great place to have a little quiet time.

The guest bathroom has a walk in shower, the perfect place to wash off the salt and sand.

Outside you will find the amazingly expansive pool deck with deck chairs, shuffle board, and a heated swimming pool, all on the waterfront.

Work update:

The opening of the Pool is not expected any sooner than the second week of June '6/12/22'. The Board made arrangements for owners and guests to have access to a pool facility nearby at the Holiday Inn.

Opening of the lower-level garage is not expected any sooner than the first week of May. The RL James advertised completion date for painting the lower-level garage is April 21, but given our experience with schedules, the first week of May, is a better estimate.
The painting of the upper-level garage is expected to commence on April 22, and it will take nine '9' working days to complete. If you park your car in the upper-level, and you expect not to be in the area around this time, please plan by mid-May to leave your car key with the Association Office so that we can move your car before the painting commences.

    This condo is a perfect set up for two couples with separate bedrooms and bathrooms (was surprised the master did not have a door). The living space is roomy and the balcony delightful since it is right on the water and faces west for the sunset. The common amenities were nice with a great work-out room, pool table and a soon to be completed pool. It is in a great location with many good restaurants very close by and of course the beautiful beach. It is a good value. Will definitely return.

    We were initially taken aback when we came into the condo. There was a toilet paper roll in each bathroom but no other products to use for cleaning. We made a quick trip to the store and had to buy mult cleaning products, soap, dishwasher items etc. The condo looked neat enough but did not seam that it had been cleaned. There was food in the couch cushions, dirt in the drawers and dirt on the floors. I took pictures of this and reported it to the agency. The dishwasher also had some dirty silverware in it. So, once I cleaned the unit I thought it was very nice (except for the carpet which is quite bad in the bedrooms which the owner said that she is replacing) I have stayed in another unit in the past that had all kinds of items to be used such as mult beach towels, umbrellas, beach chairs, etc. We had to go out and buy these items. The first day I found the ice maker did not work, I bought a large bag of ice every few days that I was there. One of the drawers in the fridge was broken. The fridge light went out the first day and another light and since there were no replacements in the condo we had to find a store to replace a refrigerator bulb and another bulb. The agency was supposed to collect mail for us but we never got notified. Each time we went there to check they said they didn’t have anything and when my husband asked for them to recheck they found the items. Would prefer to have mail send to condo address and pick up with a key. Would have saved a lot of trouble. There was a storm one night and the internet went out. The agency sent someone out quickly to check it. Later when it didn’t come back on they again sent someone over quickly to fix it. There were very helpful with that. Oh and Sorry, one last item. I was thinking of bringing the comforters in to be washed as they also seemed very dirty. If you weren’t using the comforter there were no other blankets except in the master and that blanket was also quite stained. We definitely enjoyed our stay though. Your condo is comfortable and well located and hope to return in the future

    We stayed here for 2 months with 2 young kids. We had a blast here. Lots to do. Tales 3 minutes to walk to beach and can also walk to a handful of yummy restaurants, we didn’t need to cook! We were at the pool almost everyday and the residents here are very friendly. They also like to have fun! They had events every other week that we were invited to. The sunsets were my favorite and almost every night we had a beautiful sunset to watch as the big boats came by, o have so many beautiful pictures. The balcony is small and being high up, we were nervous letting our kids on the balcony as they could easily climb up on a chair and hang Over the side. That was my biggest complaint about our stay. We just didn’t let the kids out there at all. We loved staying here and miss waking up watching the boats and the dolphins. It was so peaceful.

    The view is most of the stars. What you see in the picture is accurate, but too expensive for the quality of the unit. It is older and appears so, clean for the most part, BUT the carpet was old and needed cleaning badly which we shared on departure. We have a topper on our van and that required us to take it off if we wanted to park in the garage (low overhead). Later, we found out we could park at the adjacent outdoor lot owned by the facility; received conflicting advice from different security officers. As a result when we were ready to leave, it took a lot of effort to place the topper on the van. Unit was equipped with everything we needed and close to restaurants, shopping. Adequate safety and security in place. We are now headed to S. Padre Island, Tx at a nicer place for half the price here.
