Stayed Sep 26, 2025We booked this property expecting a comfortable stay in what was advertised as an apartment unit. Unfortunately, when we arrived, we discovered a serious stink bug infestation in the beds — over a dozen in the full bed and more in the twin. Because of this, my fiancée and I were unable to use the beds at all and ended up sleeping on the couches during our short stay. I want to note that the wife, who is part owner, was understanding about the situation and empathetic to the inconvenience. However, the husband, also a part owner, dismissed the problem by saying that a stink bug infestation in the beds was just like camping. That would be understandable if we had booked a campsite, but this property was advertised and priced as apartments, not tents. At the end of the day, we paid for beds we could not use. Any reasonable renter would expect that a rental unit be properly maintained and sprayed if there’s an infestation. While the location itself was fine, the lack of usable beds and the dismissive response from one of the owners made for a very disappointing experience. Currently waiting for a response from the renting comany (Evolve). To be clear the wife told me via text she agreed on some type of refund. However, after speaking with her husband it seems like his opinion is the final discussion. No response from him after his wife sent him my texts.

Stayed Aug 13, 2021Owners were nice, property is unique and fun. Cute animals. Close to the lake and other sights. Check in easy. Clean. Parking is not the best when you stay in the big ranch but not bad. Probably great to stay in a single cabin with your own parking and fire pit. Great stay overall. AC in each window would be great. I would recommend this place!

Stayed Dec 31, 1969Nice 2 day stay at ranch with ponies, horses, chickens and roosters. Cabins named for famous western actors with decor. Outdoor fire rings available. Inside heated with noisy portable heaters. Could be cleaner no trash bags or cleaning products. TV had very poor reception always lost signal. Roads at ranch are rutted out from rain. Otherwise fun place to stay close to Raystown lake.

Stayed Dec 31, 1969Great location and the owners of the property are wonderful people. The reason for 4/5 and not a perfect review is as follows: This is not to say we were unhappy and not to say that we would not stay at this property again. This is to provide valuable feedback to better the stay of future guests. 1. Several light bulbs were missing; we had to go purchase our own light bulbs which as a courtesy we left behind for future guests. 2. We understand dogs are allowed in the rooms; but the pet owners should be required to clean prior the arrival of new guests. Our cabin was filled with dog hair from prior guests. We would recommend that maybe some cabins not allow pets at all or a strict cleaning policy be mandated. 3. Our cabin was shared with (4) other families. The family below us unfortunately had screaming children all night long. Maybe some cabins not allow children. In short we enjoyed the location of this property and the farm atmosphere. It is remote and private; it comes with a nice firepit outside with plenty of seating. We will look to stay in one of the more private cabins next time. I think with a few adjustments to managements policy this will become a very desirable location for travelers.

Stayed Aug 6, 2020We stayed in the Bill Pickett cabin, please be sure to read the description carefully as it is on the second floor. We have two preschool aged children and didn’t read the description carefully enough and missed that. Ms. Monique helped us out by giving us a baby gate to use during our stay. Overall the cabin was nice. It does not have ac as listed in the description, but there are plenty of box fans provided.

Stayed Dec 31, 1969Overall nice stay. Air conditioning would of been a plus. Can’t beat the location. Tuck privately in the would but only minutes away from town and the lake.
