Swallows Nest really is something special with a fabulous upstairs bedroom on a open plan gallery where you can lay in your super king sized bed looking up to the stars which really sparkle in our rural part of Norfolk. Downstairs there is a spacious lounge with comfy sofa and flat screen TV/DVD player. You’ll love the stylish, convenient and easy-to-use Nespresso coffee machine – we think it produces an almost perfect cup of coffee! You have your own front door for complete privacy and a private court yard garden. In the room there is a fridge and glasses in case you want to enjoy a glass of wine or champagne. As an extra treat If you would like to have breakfast in your room we will happily bring a full English breakfast or homemade waffles to your door for you to enjoy in the comfort of your own lounge or maybe outside in the early morning sunshine on the deck in your own little garden. The extra special treat in Swallows nest is the bathroom, which is anything but average with a large sunken bath for two if you are feeling romantic, or for one with lots of bubbles, a good book and glass of wine! There is also a separate powerful shower. With his and hers sinks, luxury toiletries and soft fluffy towels and robes, it really is bathroom heaven.
Based down a quiet country lane with views across farm land to the sea the Dairy Barns is a purpose designed red brick barn conversation locatated on our family farm with a selection of 6 lovely rooms and 3 extra special rooms with a stunning main breakfast barn and coastal themed lounge. Our 6 rooms, all on the ground floor – Dahlia, Norfolk Lavender, Red Poppy, Sunrise, Seaside and King fisher – each beautifully colour-themed. They are very comfortable, spacious, well-equipped, and all come with those important little finishing touches such as homemade cake and fresh milk on arrival, toiletries,delightful fresh flowers and of course television and well stocked hot drinks tray. They all en-suite with shower cubicle and luxury towels and have wonderfully comfy twin or super king size beds with crisp linen and cosy, pretty duvets. We often host large family groups and several of our rooms can also accommodate children.

Take a look at our Extra Special Rooms for that extra hint of luxury and additional space – perfect for that special occasion or if you just want to treat yourselves! Each is completely self-contained with a lounge area with TV, comfy sofa and dining table, luxury bathroom with fluffy towels, robes and luxury toiletries provided and all have super king size bed and each has doors leading onto their own private courtyard garden.

All have their own front door for complete privacy and are very special places to stay. All have a kettle so you can make a cup of tea or hot chocolate, Nespresso Machine and of course a fridge and glasses in case you want to enjoy a glass of wine or champagne. We can even bring you breakfast in bed.

For guests with limited mobility or wheelchair users, Kingfisher is ideal, with wider doorways and a large wet room style en-suite with shower seat. However, if you have specific needs please don’t hesitate to contact us.

    We love the fabulous extra special rooms although they are more like an apartment! Hannah and the staff are very friendly and welcoming. Love the breakfasts especially the fruit salads. The rooms are tastefully decorated, the bed ultra comfy, wonderful spacious luxury bathrooms and the rooms refreshed each day. Near to two great pubs, the wonderful coast and beautiful Broads. Our 5th stay in 4 years says it all and we fully intend to return.

    Hannah provided us with a very warm welcome and was always ready for a chat, and to provide advice and tips for where to eat or visit during our stay. The breakfast was very nice and filled us for the dauy ahead, Our room was spotless, warm and comfortable and provided all we needed.

    We recently enjoyed a one night stay at Dairy Barns. Hannah was so friendly and nothing was too much trouble. The room was super clean and everything you needed and more. Little extra touches were much appreciated. Breakfast was excellent, lots of choice and such a nice atmosphere. Will definitely be staying again. Thank you

    The accommodation was completely luxurious and beautiful. The rooms were warm and inviting to a degree where you would be happy to just chill in the room and not go out. The bathroom in Swallows Nest was comparable to a 5* hotel. The bed was huge and comfortable. The hosts were very friendly, attentive and very knowledgeable on the area. Breakfasts were first rate. The location was near to Horsey and Winterton where we spent much of our stay looking at the seals. We had a wonderful time.

    Swallow's nest was the perfect place to relax and explore the local area. Hannah and her team are absolutely wonderful. Breakfast was fantastic everyday (waffles are SO good!) and some great recommendations on places to go and restaurants/pubs etc.

    Nothing was too much trouble for Hannah, Ian and their team. The room was impeccable and very clean (cleaned each day), breakfasts were great, and the internet speed (given it is in the wilds of Norfolk) very acceptable. Helicopter parking was great! We rented bikes from Broadland Cycle Hire who were also very accommodating. Thoroughly recommended as a way to travel around if you don't have a car with you!

    We visited Swallow's Nest for 3 nights in mid-July and would highly recommend it. A perfect location from which to explore the Broads; just a short walk from the sea & a 10 min drive took us to a beach where we watched a family of seals playing in the waves. Dairy Barns was very welcoming and served an excellent breakfast. The room was well-appointed, with a comfy bed on the mezzanine, and a large bathroom. It was our first visit to Norfolk and we were not disappointed.

    Hannah and her team were lovely and made us feel very welcome. The room was very clean and comfortable.Having the patio outside was perfect for an evening glass of wine. Breakfast was fantastic such a lot of choice.

    Friendly and welcoming host and staff who provided us with local contacts for boat hire, taxis, pubs and dining. Lovely room and good breakfast in an ideal location for exploring the Broads. We are looking forward to returning in the New Year.

    Had a lovely stay of 4 nights, 5 days in the Dairy Barns Swallows Nest. Photos were spitting image of the place. The rooms where laid out lovely and clean, staff where a delight very friendly, approachable and willing to help out with recommendations of where to stay and where to get food. Breakfasts were lovely Catering to vegetarian, vegan and gluten free diets. Only thing about the service I found odd was entering the place after we had moved in to top up tea bags, plates and make the bed.
