This is a barn-converted studio that sits on a 20 acre property, together with the main house that is occupied. The studio is about 366 sq ft and has a separate entry and structure tucked away from the main house. While at the studio, you will not be able to hear or see the main house.

**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise.
• Any stay longer than 30 days requires additional tenant screening, lease signing and security deposit to fully confirm your reservation.
**Additional Info About the Home**
• Please note that owners live in the main house on the property. The studio has no direct water view. In the check-in instructions, specific directions will bring you to the viewpoint but we ask that you do not venture beyond there to respect the privacy of owners and neighbors. Do note that owners have a dog at home that might bark from time to time. You will not hear him from the studio.
• Cellphone signal can be spotty. You might want to enable Wi-Fi calling/texting if your carrier allows. Satellite Internet is great as owners work from home.
**About Fees & Pricing**
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday’s pricing.
• Pet fee: Well-trained pets are welcome at $50 per pet. Please let us know if you’ll be bringing your pet and how many. Pet fee is not included in the VRBO total and is processed after reservation is confirmed.
**House Rules**
• This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.
Joanne was communicative and kind. The rental is beautiful, spacious and had nice touches for guests like a bottle of wine. The bed is super comfortable too!
Exceptionally quiet and private. Great to walk along gravel road and experience the old growth forest. Lovely kitchenette that we did not expect. All very nicely appointed. Long but lovely drive into the town of Langley that has charming shops and restaurants. Typical rental unit's TV though, that is very complicated and with only superficial/limited connection to Netflix and current news. It's placement on the wall will cause a crook in your neck. Also, to see the view, there is the feeling of treaspassing onto private property.
Rang a quiet new year in at Bakers Acres Retreat. It was so peaceful and quiet and just what we needed for a reset. We loved the nice little drive into town and had fun perusing the shops of Langley and the public library in town. We also took a walk on the beautiful wooded property. Recommend for some peaceful time away!
I went to the studio to work on a writing project, on my own. It was a perfect spot for me - quiet, secluded, safe, great internet. It’s nicely decorated and the kitchen had everything I needed. Communications with Joanne were timely, helpful and friendly. I will be back.

Easy check in and great communication. Quiet, secluded place, and the studio was very clean with everything we needed for our stay. Quick 10 min drive to the main strip in Langley and to family that was about 20 min away in the Bayview area.
We had a wonderful experience at this home, it was quiet, very clean, new furnishings, and equipped with everything we needed for our night's stay. Would highly recommend it. Close to Langley to go for a bite to eat.
