In the Grassmarket, peace and quiet can be hard to come by, so this flat really does enjoy the best of both worlds. Nestled at the foot of Edinburgh Castle in the heart of the Grassmarket, the flats itself has no windows facing onto the busy square so its amazingly quiet when things get lively. Its part of a secured courtyard so its safe too. In all, a very comfortable way to enjoy all that Scotland's capital city has to offer.
This third floor apartment is in a secured and gated complex with wonderful views at every angle. The accommodation has been newly decorated and furnished to make a wonderfully cosy pied a terre in the heart of the ancient city. A comfortable open plan sitting/dining/kitchen has fantastic roofscape views. There is now High Definition TV, a stereo and a Sonos music system for our guests. Free secured WiFi is also included. The kitchen has been well-equipped with oven, hob and microwave and plenty of cutlery and crockery for those wishing to dine in though with so much choice on your doorstep we are willing to bet that most will succumb to the temptation of trying a different restaurant every night! There is also a washing machine.
The bedroom has a kingsize bed. A smart shower room with wash hand basin and toilet completes the accommodation

Pubs, clubs, pavement cafes and restaurants are all within one minutes walk in this historic area known as the Grassmarket. There is a Sainsbury's Local less than 1 minute walk.
Webstersland is also within easy walking distance of Edinburgh's major sights such as Edinburgh Castle, the historic Royal Mile, Mary King's Close, Hollyrood Palace, Scottish Parliament Building and Scotland's major galleries and museums including the Whisky Heritage museum. It is also within easy walking distance from Edinburgh's principle shopping area, Princes Street.
Open topped tour buses are also within easy walking distance at Waverley train station. The former Royal Yacht Britannia is worth a visit at Leith's Ocean Terminal. Further afield, within a few hours travelling you can visit St.Andrews, home of golf and take tours of the highlands of Scotland including Loch Ness and the romantic Isle of Skye.
As this apartment is in a gated community, the key is left in a secure location at the flat.
A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.
Please arrange your arrival with the property manager at least 24 hours before arrival.
Check in is from 4pm, and check out is before 11am.
Please note that arrivals after 19:00 may incur a late arrival fee of 15 pounds for unsociable hours.
Please note, if you require the sofa bed to be made up and have only booked for two guests, there will be an additional fee for the provision of the sofa bed.

Accessibility
This property is situated on the third floor and is accessible by stairs only - there is no lift access.
Awesome location close to many great bars and restaurants. Market is just up the street. Apartment looks just like the pictures. Only drawback was 3 floor walkup and warm at night. A few room fans would be a great addition and make all the difference. Otherwise, we very much enjoyed our stay.
We liked the location of this property. It’s close to the castle and walkable to most things without feeling too touristy when you walk out the door. We were disappointed to realize that though laundry is offered, they don’t provide detergent. Difficult when you’re traveling abroad. Also, there was what looks like a blood stain on the mattress pad (we were asked to strip the bed), and the towels are paper thin. To sum it up, good location and that’s about it.
The location could not get any better. The kitchen had everything you need, the bed was comfortable, the view from lobby was the best view in the city. The only suggestion I have is to provide shampoo. I think it should be a basic supply.
This is a great location in Edinburgh - close walking to all the major sites. It's in the old part of town so I expected an older unit (you should too). We had constant trouble with very slow and erratic internet/wifi. Some days it barely worked. We contacted the property mgr and they explained it was exterior to the building (oh well..)
