The kitchen is to the rear of the cottage and is equipped with an electric oven, hob, fridge, separate freezer, microwave, electric kettle, toaster, and washer-dryer. brbrUpstairs is the bathroom, comprising shower over the bath (please bear this in mind if you have mobility issues), toilet and hand basin. The two bedrooms are also upstairs, one double and one twin room, both have views to the front of the cottage and you can hear the stream running alongside the garden at the front.brbrWiFi, central heating and electricity are included. Coal and logs are available in Porlock. brbrAll bed linen, towels and tea towels will be provided. Access to the second (outside) toilet is from the yard. brbrJust across the quiet lane, a 5-bar gate opens into the lawned garden area, which is for the private use of Robin's Brook guests. One side of the lawn is bordered by the stream which runs down the far side of the garden and therefore children must be supervised at all times. The garden also has a picnic table and a lovely view of Hurlestone Down. There is a swing, the seat for which is in the understairs cupboard in the cottage. If you use the swing this is strictly at your own risk - we take no responsibility for it at all - and bear in mind that it is designed to take the weight only of small children. Please replace the seat in the cupboard to protect it from rotting.brbrTurn left out of the front door for an easy walk to the varied shops, pubs, restaurants, tea rooms and galleries of Porlock. Turn right to walk up through Hawkcombe woods and on to stunning moorland scenery, looking out for red deer and Exmoor ponies as you go.brbrThis is excellent dog-walking country and Exmoor has many dog-friendly pubs and tea rooms too.brbrParkingbrThere's a private parking space for one car directly opposite the cottage, with another possible space in front of the garden gate.brbrIf you bring bikes, you can take them round to the yard at the back, accessed along the side of High Bank further down the road. If you do use that access, please let Mike next door know that you'll be going through his yard. The bedrooms and bathroom are all upstairs, and the stairs are quite steep, although there is a handrail. Back to the living area, a door leads through to the downstairs double bedroom. brbrA mezzanine level overlooks the living area, where two single beds are located for up to two further guests - accessed via the paddle stairs and step over beam. Please note, the mezzanine twin bedroom has limited head space due to the sloping ceilings.brbrTannery Cottage is a small house and as such does not have a large amount of space to store luggage. The downstairs bedroom has lots of small drawer space, a corner cupboard and limited hanging space below a luggage rack accessed by using a step stool for storing empty luggage. brThe mezzanine bed deck has a large luggage shelf with a rail to keep bags in place. Inside the twin bed deck area there are two small drawers with extra coat hangers which can be hung from the hooks above the luggage shelf. brbrTannery Cottage will be ready from 4pm on the day of your arrival. Please depart by 10am on the last day of your stay. Please leave the property tidy so that we can guarantee it will be ready on time for our next guests. There's a dining table with cushioned bench seats, a chair and footstool which can also be a seat. Wifi is available at no extra cost. brbrThe ground floor double bedroom has kingsize bed (5') that can be split into two small single beds (2'4) on request. The upstairs twin beds are wide single beds (3').brbrThe shower room comprises a walk in shower with a small step over, toilet, wash basin and heated towel rail.
