Stoke Fleming is located on the SouthWest Coast Path, and is the perfect place for a relaxing break and a great base from which to explore this lovely part of the world. This well- equipped holiday home is perfect for couples, single travellers, or families with a young child. Approx. 5 minutes almost level walk to Dartmouth river front this period property built in the 1860s is on an enchanting very old road which has few cars. There are three double bedrooms and sleeps six people. The house has been completed renovated in early 2022 and has a rustic feel but modern facilities. There is a brand new fully equipped kitchen with fridge, freezer, dishwasher and a utility with a washing machine. Outside at the front there is a spectacular terrace which overlooks Dartmouth. There is an outdoor table and comfortable chairs with a sun umbrella - in the summer the sun shines on the terrace all day.brbrThe property is a short stroll to the embankment, shops & restaurants. There is a brand new gas central heating, WiFi and dogs are allowed (see 'rules'). It has its own separate front door which is up an incline from South Ford Road, taking you into the Dining Room leading to the Kitchen and then into the utility room where there is a toilet and sink plus washing machine. Up the stairs there is a brand new fully equipped bathroom with a large shower and a state of the art suite with a shaver point heated by a combination gas boiler so there is no running out of hot water. A few more stairs takes you into the double bedroom with a king size bed and chest of draws, plus a period fireplace. On this floor there is a large lounge with two comfortable sofas and a single sofa chair. There is a large TV which links to all the smart apps plus a period fireplace and bookshelf. Up the stairs are the two bedrooms at the top of the house - the back bedroom looks out onto the garden (which is being refurbished) and this has two very comfortable single beds plus a sink. The two single beds can be pushed together to give a super king size bed. The master bedroom is at the front with amazing views over Dartmouth and a vispring medium sprung king sized bed a chest of draws and a large built in double wardrobe and storage area. There is also a comfortable sofa chair which can be used to gaze out of the window at the spectacular view. All bedroom windows have child locks on which can be unlocked by adults.brbrBed linen, bathroom towels (not beach towels) are provided along with drying up cloths for the kitchen. brbrThe bustling estuary town of Dartmouth.brbrDartmouth with its beautiful old-world centre is considered the capital of the South Hams, famous for peaceful rolling countryside, renowned coastline, excellent beaches (Blue Flag status) & coastal walks along footpaths leading to secluded beaches. Kestrel and Tawny Cottagesj are converted barns on our farm, Woodbury Farm Cottages. We are two miles from the historic town of Dartmouth. This is a rustic farm location and many of the old buildings remain. You get the feeling of being away from it all in a quiet rural setting, but still very close to Dartmouth.brKestrel cottage sleeps six with two kingsize beds, one en-suite and a twin room sharing the family bathroom. Upstairs is the open plan-living, dining, kitchen area with vaulted ceiling, giving a light and airy space great for relaxing in.brThe space - We have two cottages, both sleeping 6, Tawny and Kestrel, ideal for two families or friends holidaying together. The cottages are part of a converted barn and retain the original features and roof trusses with vaulted ceilings. The windows have all been placed in the original openings, so each cottage is unique. Much of our furniture has been up-cycled and hand painted. The 3 bedrooms are on the ground floor with an open-plan living, kitchen, dining area on the first floor. The wood burner is perfect for warm cosy relaxing evenings. Quality white bed linen, towels, pillows and duvets are provided. The kitchen is well equipped with cooking utensils, cutlery, plates, glasses, kettle, toaster, fridge with small freezer, microwave and dishwasher. Anything else you need just ask and we’ll try our best to assist. The farm is our home too and we want you to feel welcome and have a great holiday.brGuest accessbrThere’s plenty of parking in the yard and a seating area outside the cottage. Why not wander in our orchard paddock, the grass has been left long to attract wildlife, sit quietly and see what appears. You’re welcome to pick apples. If you’d like to meet our horses in the stables or feed our chickens some corn, just ask.brOther things to notebrThe barn is part of a courtyard of buildings along with our grade 2 listed farmhouse. They were once used as cow sheds on the former dairy farm. We have plans to convert an adjoining barn, which was once stables into another cottage. There are other farm sheds used for storage of machinery and hay. This is a rustic setting with free range chickens and our horses. The track leading down is bumpy so please drive slowly and beware of free range chickens in the yard. brWell behaved dogs are welcome, we do ask you keep them on a lead on the farm. Please keep them off the furniture and beds and don’t leave them unaccompanied in the cottage. Everything you need for your holiday is on your doorstep, with cafes, restaurants, pubs, shops, the riverfront, riverboats and great scenery a short stroll away. Jump in your car and beaches and gorgeous walks are easily reached. A true gem of a holiday home with parking permit for one car!brbrThe Nautical Nest is a typical Edwardian property with period features and large rooms. The entrance is off the main street and the ground floor is a useful space for storing shoes, coats and beach equipment. brbrUp the stairs and guests are taken to the spacious open plan living area comprising a small but well equipped kitchen, a large dining area, sumptuous lounge with large TV and a small outside space perfect for al fresco dining or that cheeky glass of wine. brbrOn the second floor guests will find two double bedrooms, one with an en-suite. Cabin 1 has a double bed. Cabin 2 has a double bed and single bed plus a bathroom with P shaped bath and over bath shower. There is also a separate toilet on this floor. brbrOn the top floor is a large king-sized bedroom complete with shower room and plenty of storage. A travel cot (available) can be placed in all bedrooms according to guest need. brbrImportantly, guests need to note that The Nautical Nest is above the highly popular and well renowned restaurant 'Andria' that offers European Cuisine. Andria is well worth visiting as the food is stunning. Booking advisedbrbrAccess into The Nautical Nest is from the main street. Facing the property, the front door is to the right of the restaurant beneath. There is a keysafe to the left of the front door, the code of which will be provided 24 hours before each stay. brbrGuests can unload cars from outside. They then need to use the Parking Permit provided to park in nearby Mayor's Avenue car park.brbrBetween 1st October and 30th April, on street parking in Dartmouth is currently not restricted. brbrFrom 1st May until 30th September, the Parking Permit is a necessity. The Permit must be looked after carefully as it costs a significant amount annually and if mislaid by guests, they will be charged replacement costs. brbrThere are 3 staircases within the property and one outside decked space. Due to the number of stairs, the property may not be suitable for those with mobility issues.brbrThe Nautical Nest is our Holiday Let and we visit it frequently as we love Dartmouth and have strong family links to the area. brbrWhen guests book to stay, we are not on site but we are easily contactable by phone and happy to answer questions or sort out any issues.brbrWe do message guests upon arrival to check all is well and we repeat the process upon departure. Its central position and ample space are its selling points and we have tried to equip the property with everything guests should need for the perfect South Hams stay. brbrOnce in Dartmouth a car is not essential as there is so much to do from the doorstep of The Nautical Nest. brTo reach the stunning beaches and coastline however, a car is a must. brFrom Dartmouth, a multitude of boat trips are available as well as guided bus tours. brKingswear, across the water, is easily accessed via the Lower Ferry. The Lower Ferry is just down the road from the property and runs regularly throughout the day.brbrWe operate a Saturday to Saturday check in / out booking system during late Spring and throughout the Summer. It’s well worth popping over to Dartmouth just to see the beauty of Kingswear from another angle. On a headland to the east is the National Trust’s Coleton Fishacre, an Arts and Crafts-style house with an art deco interior, built in the 1920s for Rupert D'Oyly Carte, son of impresario Richard. The grounds are a gardener's delight, incorporating woodland and sub-tropical species and paths leading out to the cliff edge. brbr brbrThe Dartmouth Steam Railway and Riverboat Company operates a wonderfully nostalgic service, which runs from Kingswear to Paignton, taking in some spectacular riverside, coastal and rural scenery. You can also stop off at Greenway Halt and enjoy a short walk down to Greenway Estate to explore another National Trust treasure: the former home of Dame Agatha Christie. brbr brbrAlthough it departs from Dartmouth rather than Kingswear, don’t miss the Kingswear Castle Paddle Steamer. A sight to behold along the Dart, this historic vessel, built in 1924, is the UK’s only coal-fired paddle steamer in operation. Join a cruise up the Dart to Totnes and explore this beautiful stretch of river in style. brbr brbrThere is unrestricted but very limited on-street parking for small cars outside the house. Larger cars should park in the private parking bay on the left-hand-side of Beacon Road, before the road narrows. brbr brbrParking charges are £8/day in the Marina car park (postcode TQ6 0AA) and parking is very limited. brbr brbrKingswear is served by buses from Paignton and Brixham and by ferries from Dartmouth. More exotic transport access is provided by the Paignton and Kingswear Steam Railway. brbr brbrParking on street and the private allocated parking bay is only for normal to small size cars and is free. In the event you have an SUV it is unlikely that you will be able to park on street and will therefore have to park in one of the local parking areas at around £8 per day.

– Sleeps 6 in a king and queen size bed, queen can split into 2 singles. Attic room has quality double sofa bed. The king room is ensuite and the queen has the family bathroom adjacent to it. In the top floor attic room, there are doors opening onto a balcony with seating/sofabed where you can watch the sunset and the boats go by. There is a laundry room on the first floor and an additional toilet on the ground floor. This has been adapted as a wet room for sandy toes and muddy paws. The kitchen on the ground floor is fully equipped with utensils, induction hob, toaster, microwave, dishwasher, fridge and freezer. It is open plan with the dining and living room, which has a wood burner and smart TV with DVD player. Both the dining and garden table have space for up to 6. The garden is to the side of the house along the path up some steps. Uninterrupted views of the Dart, with garden room and outside furniture. Short breaks welcome outside high season, some periods with NHS discount. Parking is nearby in Dart Marina Car Park (RINGGO) a short walk from the property and some street parking may also be available. Guests pay for parking in car park at all times. One small dog is welcome, extra charge. All bed linen included, towels - small extra charge. Kingswear has 2 pubs, shops, wine bar and cafes. From the property, you can catch the ferry just five minutes’ walk away to Dartmouth for restaurants, and both boutique and high-street shops such as Jack Wills, Fat Face and Joules. The ferry accommodates vehicles and passengers. From here you can visit Dartmouth castle, stunning Blackpool Sands and Slapton beach. Salcombe is a 30-40 minute drive, a lovely location with a National Trust property. A boat trip or the steam train will take you to Agatha Christie’s Greenway, Totnes or Paignton. You can also visit the quaint National Trust house Coleton Fishacre and do multiple coastal walks. There is opportunity to hire canoes or stand-up paddle boards & kayaks on the river.
