Private Country Estate on Devon and Cornwall Border

Tavistock, Tavistock, United Kingdom

The 5 Bedrooms can be configured as 5 king sized beds, or 4 kings, 2 singles, or 3 kings, 4 singles, so ideal for multigenerational groups. There is even scope for an additional “indoor camp out” option with its own bathroom if teenagers want to sleep in the detached games room.brbrSet amidst stunning Devon countryside, this beautiful and spacious manor house offers a luxury retreat surrounded by rolling fields and breathtaking rural views. Designed for comfort and style, the property combines country charm with modern elegance, creating the perfect setting for families or large groups. This beautiful home captures the best of Devon’s countryside living and is an ideal location from which to explore Devon and Cornwall.brbrBedford House provides the perfect location from which to explore the highlights of Devon and Cornwall, being positioned on the border between the two counties only 10 minutes drive from the lovely market town of Tavistock, 15 minutes from the A30 arterial route between Devon to Cornwall and 45 minutes from the M5 at Exeter It provides access to the North and South coasts, the vast moors of both counties, and numerous local highlights. That said, there is so much to do without leaving the property that you might decide to park the car on the drive and leave it there until the end of your stay. brbrThe House was built as the centre-piece farmhouse for the Duke of Bedford when he remodelled the farm in the mid 1850s, but there is evidence of Bronze Age inhabitation of our land, and a documented history of farming going back over 1000 years. Today, it retains all the character of a grand country house, including exposed beams and cosy log burners, but, having been completely refurbished, it enjoys modern comforts such as underfloor heating, cinema room, hot tub and ultra-fast broadband. It is a paradise for families, with approximately 15 acres of private grass and woodland, and a stream, where there is abundant wildlife, enabling family members of all ages to reconnect with nature, and perfect for long dog walks. We find the area quite spiritual and one can sit in the meadow and feel the breath of the thousands of years of history that have traversed the same land. If you are lucky, you may well see deer, otters or barn owls, all of whom probably couldn't give a monkey's about the history, but are lovely to see anyway. There is a large (half an acre), well drained level field, perfect for ball games. brbrThe house itself is perfect for entertainment, with a large open plan kitchen/breakfast room opening onto a large deck with uninterrupted west-facing views of rolling hills. There are several other reception rooms, including an exceptional cinema room, complete with huge screen, reclining seats and Dolby 7.1.4 Atmos surround sound. All the 5 bedrooms are a very good size, so no-one will be left with the “short straw”. As well as 3 en-suite bathrooms, there are plenty of other loos, showers and baths too, so no queues and even Great Granny will be happy. The number of reception rooms, and the detached annex mean that there is scope for more than 10 guests at a push. The detached annex does provide for a perfect area to work, should this be unavoidable whilst away, and for this purpose, it is fitted with a desk and high speed internet access. It is also the perfect place for teenagers (or those equally young at heart) to get away from the rest of the family and enjoy a game of pool or air hockey.brbrThere is a field shelter and fenced paddock, so larger horse-flavoured 4-legged family members are also very welcome (keep hooves off of the furniture, though please). Whilst on the subject, up to 3 dogs are welcome, but with the requirement that they do not go onto the furniture, or into the cinema room. brbrGround Floor:brKitchen/breakfast roombrWith an electric double oven and induction hob, fridge/freezer, dishwasher, coffee machine, Combi oven and air fryer. Large bifold doors opening onto a large south-facing deck with seatingbrbrCloakroom:brBasin and WCbrbrSitting roombrWith a television, larg sofa and a wood burning stove.brbrDining room:brWith seating for up to eight guests and a wood burning stove.brbrOrangery room:brLog burner, large sofasbrbrFirst Floor:brBedroom onebrWith a 6' super-king size bed, an en-suite shower room with towel rail, wash basin and WC.brbrBedroom twobrWith a 5’5 king size bed, and en-suite shower room with wash basin and WC.brbrBedroom threebrWith a 6' super-king bedbrbrLarge family bathroombr With WC, 2 sinks, a bath and a walk-in showerbrbrLower Ground FloorbrBedroom fourbrWith a 6' super-king zip, which can be configured into 2 x single beds on request. brbrJack and Jill en-suitebrBath, separate shower cubicle, towel rail, wash basin and WC.brbrBedroom fivebrWith a 6' super-king zip and link, which can be configured into 2 x single beds on request.brbrBar/kitchen areabrWith large oven and hob, washing machine, tumble dryer, and access to garden.brbrCinema roombrWith a row of four Cinema seats, four bar stools, bean bags, and access to garden.brbrOutside:brExternal retreat desk and games table, and shower room with wash basin and WC.brbrGym with Sauna (code for use).brbrGarden and patio with bistro table and chairs and rustic fire pit.brbrHot Tub brbr10 acres of wildlife reserve with streams, ponds, woodland and meadow. Accessible land - there are streams within the boundary and ponds a little outside, so any children should be supervised at all times. Also, in nesting season (between late March and August), please could any dogs be kindly kept on a lead, as there are a significant number of ground nesting birds in the area.brbrPaddock and field shelter, if you would like to bring your horse.brbrParking for up to eight cars in private driveway and car portbrbrAdditional Information:brThree well-behaved dogs and one horse are welcome.brDriveway for eight cars, car port for two cars.brFour steps leading up to the entrance of the property.brPlease note, this property does not offer a travel cot or high chair, you are more than welcome to bring your own.brbrPlease note: Bedford House offers the freedom to enjoy over 15 acres of nature rich grounds and a large flat family games area. However, on one aspect of the house there are other properties within earshot and so the property is not suitable for late night open air parties or other use of the grounds that could cause disturbance to our neighbours. Guests should be mindful of others and avoid loud music outside at any time and refrain from using the hot tub or playing music outside at all after 11pm. It is perfect for large family celebrations but not suitable for stag or hen parties
