Pool - reopens 5/8/2026brbrThis is a fully renovated house situated on 14 acres in Litchfield County, CT. brbrThis is a 5 bedroom estate - 1 king size bed, 3 queen beds, 1 bedroom is a dedicated office with a full size leather futon. 2 full bath/2 half bath, 8 guests maximum.brbrSaltwater pool, 5 seater/1 lounger hot tub, outdoor dining area, 6 seater fire pit, 8 seater table in dining room, 4 seater breakfast table in kitchen, exlarge jacuzzi in primary bathroom, wood burning fireplace in living room. brCompletely private.brbrbrbrbrListing is for the entire house. Extremely private. No shared spaces. Please read all rules and policies before booking. brbrEvents - unfortunately we do not allow any events/wedding/large parties at our house. We firmly stuck to this policy as we've had poor experiences in the past. brbrSmaller shower on first floor - please note that the shower currently isn't working with full pressure. The repair is scheduled for end of Sept 2026. brbrGuests - Only the registered guests are allowed, no others guests are allowed during the entire stay ( day time or night time). This is for insurance and liability reasons. Any guests that violating this rule will have the trip cancelled immediately with no refund. This is strictly monitored. brbrLandscaping/Hot Tub/Spa/Pool/Oil/Propane/Waste Recycling/Amazon Deliveries/Arborists Companies - while we make every attempt to have the maintenance done on non booked days, we can not guarantee that these companies won't be there during your stay. Please mind your pets during these times. brbr- Amazon deliveries will have access to open the garage, delivery items and then close the garage door. They normally come between 5:30 pm to 6:30 pmbr- Pool and hot tub normally take 2 hours to clean the pool and hot tub. brbr- Landscaping - 6 hours to finish. While we make every effort to have a manicured back yard, cutting is only weather permitting. The area to the right and left of the back yards are hay farms and are cut on our farmers schedule. Be careful of ticks with pets. br- Tree arborists are there monthly anytime from 8 am to 6 pm for 3 hours to maintain the treelines. br- Oil and propane refilling takes 30 mins. Garage trucks will drive to front of house at 6:30 am on Tuesdays, but can be any time on weekdays. br- Trash pickup between 6 am to 9 am on Tuesdays but can change due to weather. We have no control of the scheduling. Pick up takes 5 mins. brbrThey will not have access to the house and will only be working outside. Just typical of maintaining a large estate unfortunately. Please keep this in mind when booking. brbrEarly check-in/Late check-out - Fee applies. You will need to get explicit approval for early check-in and late checkout as we have a lot of coordination to do beforehand. Otherwise you can expect my cleaning crew to show up at 11:15 am on the day of checkout as they have a tight schedule and massive workload with very little time flexibility. They have my approval to start cleaning even if you and your guests have not haven't checked in time. brbrCleanliness Expectations - please to keep the property tidy and clean throughout your stay.brbrExcessive Cleaning Fees - Cleaning fees will apply if the property is left excessively dirty. This is at the discretion of my cleaning company. An invoice of the extra costs will be provided and you will be required to pay the fees. brbrHot tub - is available all year round and is kept at 101F. Professionally cleaned before each stay. brbrKitchen - Fully stocked kitchen ( cutlery, pots, pans) with enough cutlery for 10 guests. brbrSmoking - there is no smoking allowed indoors. $500 smoke cleaning fee applies. brbrBedrooms - professionally installed blackout blinds in every 4 bedroom upstairs. First floor bedroom has light filtering blinds. brbrCameras - 24/7 recording 5 exterior cameras covering all angles of the property and 1 video doorbell for monitoring purposes. No interior cameras. brbrCleaning - professionally cleaned/sanitized and professional laundered before and after your stay. My team takes great care to leave the home in pristine condition.brbrWifi - 600 mbps mesh wifi network, strong by the pool too. brbrThermostats - 1 thermostat on each floor (dual zone) controlling central AC/Heat. Set to your preferred temperature within 68F to 74F. brbrPlease don’t rearrange the furniture - We have found scratches on the flooring in the past and we a strive to maintain this home to a near pristine condition. brbrSmart 65 inch TV/Sonos soundbar with apple TV. Don't forget to logout of your apps. brbrWasher/dryer on first floor laundry room. brbrDrip Coffee/Creamer provided.brbrAccess to garage and basement prohibited. brbrPower outages/power surges - We have a full house surge protector to protect your electronics. We have a full house generator but it will not power the hot tub nor pool, will only have enough power for indoor appliances and amenities. brbrInternet outages - We can not guarantee internet reliability. We rarely have any issue and if any, they are resolved within hours by Verizon. We have seen internet issues during storms when downed trees affected service for more than 12 hours. brbrGrill - 4 burner grill. Grill utensils provided. On the second level there are two lofts with two twin beds in each loft. The stairs are narrow and steep. The lofts are connected by a “ bridge”. brCaution should be taken if you have young, adventurous, climbing children. Not recommended for children under the age of 10 unless supervised by an adult. One parking space is available. Walk to beach, no parking at the beach and children under 12 must be supervised at all times by an adult. Beach tags must be worn. $10 fee for each beach tag lost. There is no lifeguard on duty. Swim and boat at your own risk. Two kayaks are provided as well as 6 life vests. Games, corn-hole, badminton, refrigerator, stove, microwave, hairdryer, pots, pans, dishes, glasses, silverware, utensils, toaster, crockpot, Keurig, coffee & sugar, salt, pepper, some spices, popcorn, foil, sandwich bags, paper towels, sheets, towels, shampoo, soap, body wash are provided.
