Villa recently restored in Tuscan style to a high specification, in hills above Bagni di Lucca, but just a few minutes from town and close to the thermal baths.
Located at the gateway to the Garfagnana region, this is an area rich in medieval villages, imposing fortresses, spectacular caves and nature reserves.
The villa is ideally located for visiting the magnificent art and architecture in Lucca (25 mins), Pisa (55 mins), Florence (1hr 40mins) and beyond, but then relaxing in the hills away from the hustle and bustle.
The villa overlooks the Val di Lima, and there are plentiful outdoor activities in the valley and surrounding hills, or just relax by the full sized pool when even the incomparable Tuscan culture gets a bit too much!

THE SPACE
The villa is in a private location and not overlooked by any neighbours.
The main bedroom and en-suite bathroom are on the first floor and accessed from the open plan sitting room and kitchen area.
There are stairs in the corner of the sitting room leading down to a lower level with the two other bedrooms and bathroom. The bedrooms both have doors that open onto the lower ground level path.
The house is built into the side of a hill so although it is on two levels, both open out onto ground level, this keeps it cooler in the summer.
There is a high-speed Starlink wifi/internet access.
All the windows and doors have fly screens.
All bedlinen, towels and beach towels are included.
There are three dining areas that comfortably seat 6 people; in the kitchen, on the terrace and under a pergola down by the pool.
The pool is 15m x 5m with and even depth throughout of ~1.5m to 1.6
In addition to the three bedrooms and two bathrooms there is an outside hot water shower by the pool and another toilet in the utility room.
The house has been constructed with traditional materials - chestnut beam and terracotta brick ceilings, stone decorative elements, chestnut wood windows and doors and terracotta floors throughout - all of which, together with its hillside location keep the house cool in summer.

THE LOCATION
Bagni di Lucca is a short drive away or there are several footpaths that also lead down to the town from the villa.
The town has a number of restaurants, some shops, two supermarkets and several bars/cafes.
There are multiple outdoor activities available locally including; cycling, rafting, quad bikes, e-bikes, riding, paint-ball, trekking and a canyon park.

GETTING AROUND
Having access to a car is strongly recommended, although Bagni di Lucca is within walking distance and there are good taxi services too.
Bagni di Lucca also has a train station (in Fornoli) and the train service is regular, cheap and punctual with trains to Lucca (30mins), Pisa (60mins), Florence (from 2hrs 10mins), Cinque Terra (from 2hrs 47mins) and in the other direction, trains follow a scenic route along the Garfagnana Valley to Barga (10mins), Castelnuovo di Garfagnana (25mins) and beyond - see trainline(EU) for a timetable.

    Lovely house in an incredible setting with stunning views. Our family of 5 had a wonderful week here and would definitely stay again - very clean and everything catered for. 10-15 min walk downhill into town where lots of options for food and drink - walk back up is more challenging but we did it with 3 children under 8 so definitely doable. Thanks for having us!

    We spent a wonderfully relaxing week here with our adult children at the beginning of September. The house is beautifully situated and we made abundant use of the lovely outdoor spaces. The pool is superb and there are plenty of solid, comfortable loungers. The pool is not fenced off, though, so possibly not one for tiny children. The terrace is spacious and provides welcome shade on hot days. The kitchen is extremely well equipped which is not always the case with villa rentals. The showers and water pressure were extremely good … again, not always a given! Having visited Tuscany on numerous occasions we didn’t feel the need to travel to Florence or Siena, although the proximity of the railway station would have made the train a viable option should we not have wished to hunt for parking spaces in the towns. We visited Barga )great views!) and Lucca which was lovely and considerably less touristy than many other Tuscany towns. It is worth mentioning that the main part of Bagni Di Lucca is a drive rather than a walk away … at least, one wouldn’t wish to tackle that distance and gradient on the homeward stretch in the dark! As well as the good, reliable local restaurants there are a number of impressive Agriturismo establishments nearby. Also, do visit a vineyard! We had massages at the spa which really is an easy walk away. All in all, an idyllic location for peace, quiet and relaxation. We would very much recommend!

    Just returned from a wonderful 12 night stay at Casa Rossa. The villa was very clean, in an idyllic setting with stunning views of the surrounding countryside from the very pleasant veranda. It had an excellent well equipped kitchen, ideal for home cooking, and not far from the bars and restaurants of La Villa (only 20 minutes walk but fairly steep on the way back). A beautiful large private pool area, with plenty of sun beds and parasols for all the family. We had a very enjoyable stay and wouldn’t hesitate to recommend.

    We stayed at Casa Rossa for two weeks with our kids (14 and 11). It was brilliant. The villa inside is spacious, very comfortable, and well equipped. But the star of the show is the pool (so lovely), the gorgeous (and enormous) garden, and the views. The photos simply don't do this place justice. Julian was very communicative and helpful with information before we got there, and his team on the ground were great. We only scratched the surface of things to do - we tried canyoning, high wires and zip lines and paddle boarding, day trips to Florence and Lucca. We planned lots more (!) but the pool was very hard to resist. Lots of restaurants nearby within a short drive. A perfect Tuscan holiday in a beautiful villa - thank you Julian and team!

    We are a family of one dad and kids of 13,15,21 and 25. I travel a lot with the kids and we love active holidays, however this year we decided we wanted to relax. This place is just the ticket. The most amazing place I have been to in a long time. Beautiful house, perfect facilities, just 20 minute walk from the quaint village. We have had an amazing 14 days. Julian the host is brilliant and Tamara, the local agent, was ridiculously helpful (in the good way) We came home refreshed and recharged and the litmus test of a perfect holiday - the kids are still all on good terms with each other and are very keen to repeat the process next year:) Thank you Julian for letting us stay in your stunning home

    Very beautiful house and pool area. Nice garden with fruit trees. The village is very charming but does not have a lot of restaurants. There is a good supermarket and we got some nice food at one of the hotels. Overall a great stay and we would definitely like to return.
