Once through the entrance gate, a well-kept unpaved road, characterized by olive trees and ornamental plants, will lead you to the property.

Surrounded by a large park (4.000 m2), the villa boasts an infinity pool (13 x 7 m), open from April to mid-October and equipped with sun loungers, armchairs, sofa and dining table. From the swimming pool it is possible to admire a splendid view of the surrounding Tuscan countryside.

Among the outdoor spaces youwill find: a gazebo with a dining table for about 10 people, a wood-burning oven for cooking pizzas, a private parking area.

Next to the entrance of the villa, there is a loggia with sofas and a wrought-iron table, ideal to spend free time having a drink with friends.

Internal Description

Completely renovated, the villa is spread over 3 floors and can accommodate up to 10 people for a total of 4 bedrooms and 6 bathrooms (including one toilet). It is provided with air conditioning and Wi-Fi internet. Pets are not allowed.

Ground floor: On the ground floor you will find a main hall, furnished in a classic style and divided into four large rooms, such as: two used as a living room (with sofas, armchairs and a table for 8/10 people), one with fireplace, sofa and TV, the last one used as a study with desk and bookshelves.

Following there is a guest bathroom and then a rustic-style kitchen, fully equipped with: fridge, oven, dishwasher, microwave and table for 4/6 people.

The floor is completed by a large and elegant dining room with a wooden table for 8 people.

First floor: From the living room a flight of stairs (18 steps) leads to the first floor, divided into two halls that respectively give access to the 4 bedrooms available, divided as follows: two doubles, one with 3 single beds, and one with a double bed and a single bed. There are 4 ensuite bathrooms (2 with shower, 1 with bathtub, 1 with shower + bathub).

Basement: From the back of the villa you can access the basement, where you will find a tavern/living room with sofas, tables and a bathroom with shower.

Prices and conditions

Included in the price: Air conditioning, utilities (water, electricity, gas), Internet Wi-Fi.

Excluded from the price: Final cleaning (500.00€); pool heating (to be requested in advance, 700.00€ per week). Tourist tax (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 800.00€ security deposit (credit card), which will be returned at the end of the stay upon any damages.

    The property was stunning. The views unbeatable, the craftsmanship of the Villa unmatched and the different areas for sitting by the pool, congregating and eating were perfect. The drive was 1 lane and very winding and even treacherous when it rained. All of the couples were extremely impressed with the Villa and talked about going back. We paid to heat the pool but it was in early October and temperatures were cool, so it never warmed up enough to enjoy it. There was a book with instructions about some things but we didn’t entirely understand what we were to do especially with the trash. Also, it would be helpful to have the washer, dryer, dishwasher and oven instructions in English. I hope we ended our stay appropriately ( we weren’t sure if we were to strip the beds etc). All in all it was a FANTASTIC stay!

    We had an absolutely amazing stay in San Miniato. Our hosts were very welcoming and responsive during any communications. The place is beautiful and the pictures of the views don't do it justice. We spent tons of time playing in the giant pool, outside on the covered terrace with wine and beer, watching the incredible sunsets, and hanging by the fireplace on a cooler night. There are tons of spaces outside to relax, and enough bedrooms and bathrooms that our family of 9 was able to easily spread out. Do not miss the Collebrunacchi Ristorante for an authentic Italian dinner and Fattoria Collebrunacchi for either a truffle hunting experience or just a lunch featuring the amazing truffles found onsite, both walkable from the villa.

    Stayed here for 5 nights with my family (all adults). This villa is even more spectacular in person than the photos (if that is even possible.) The villa is HUGE, large bedroom suites, lovely common areas and the pool was fabulous with incredible views. Grounds are well maintained and beautiful. The views here are something out of a postcard, honestly had to pinch ourselves to make sure we were not dreaming! Communication with the owner was flawless and we took her recommendation and hired Marco to cook for us one night which was the highlight of the trip. He met us and got us checked in and gave us a meal and experience to remember. You cannot go wrong with this villa or the owner/management company. I sincerely hope to return and stay here again. Grazie Elena and Marco for a trip of a lifetime!!!

    This beautiful, spacious villa offers exceptional, 360 degree views of the Tuscan landscape. You will love relaxing by the pool and having dinner watching the sun go down after visiting the cultural riches of the area. We were very happy there. A caution however: the price is actually higher than appears. You must give 500€ cash for cleaning after your stay.

    The location and home were ideal for us. The setting is truly wonderful and the home is lovely and very well appointed. We all agreed that we want to rent this particular villa again - which says it all. The only real drawback was a shared one. We do not speak Italian and the couple that checked us in did not speak English. This was mostly comical and we managed to communicate through gesture and translation apps but there were still things we needed to know. Everything worked out over time and the owner stepped up and was very helpful. The two biggest suggestions would be some sort of curtains or ability to close the shutters. We had an east facing room and the sun poured in at 5:30 and even with sleep masks it was hard to sleep past 6:00 so if that kind of thing bothers you be aware. Other than that I suggest some sort of “guest guide” in English to help those of us who have not learned Italian do things like operate the dishwasher, clothes washer and dryer, front gate, trash, AC and things like that. All that said, we figured most of this out and when we sat by the pool - be it morning, noon, or night - and soaked up the gorgeous views in a gorgeous part of the world none of that stuff mattered. As I said, we did not want to leave and we will be back. Just a few suggestions to make a great place better.

    Just returned from an amazing week stay at Villa Miniato. From the moment we drove through the front gate and up the cypress lined driveway, we knew this was going to be a special place. Everything about the property is so beautiful - the grounds, the pool, the views, the house, the sunrises and sunsets. The lovely owner of the property did our check-in, and groundskeeper Fausto came by daily to check in on us and offer assistance - firewood to grill our bistecca and homemade pizzas, disposing of garbage and recycling. We found great restaurants and wineries in the area, and there is also a small grocery/alimentari at the bottom of the hill where you can find everything you could need, including really good wine. Loved our stay and hope to return again one day.

    The property was perfect in almost every way, the 360 degree views were amazing, the yard and shrubs were beautiful, the pool and sitting areas were wonderful, each couple had their own bedroom and bathroom, and the property management was responsive and helpful in connecting us with an amazing chef.

    The property is over the top beautiful in every way - the home, the grounds and the pool. Check in was a bit rough as we checked in with the housekeepers- very little English vs very little Italian. But I have to hand it to the housekeepers- they went way beyond and got us settled in with a few basics like internet, front gate etc. special thanks to Fausto (the all around Gardner/handyman) We had a few administrative issues but in the end, allwas resolved equitably. It’s a great location and the town of San Miniato is truly a place we’d visit again
