LUXURY VILLA MAGNOLIA HOUSE IN TUSCANY

Traditional ancient Tuscan stone farmhouse whose origins date back to the 18th century. The farm is completely renovated with the aim of keeping the original structure intact and preserved. The farm is approximately 300 square meters.

It is located within a 6-hectare estate surrounded by woods and olive groves on the slopes of Mount Cetona which frames it. In many points of the estate, the garden and the farm it is possible to admire the panorama of the Tuscan countryside in which theproperty is immersed.

It has two entrance avenues, with suggestive rows of cypresses that accompany guests to the two entrance gates where it is possible to use two parking areas.

It is surrounded by a large and fenced garden with rose gardens, flowers and plants of all kinds. The garden is full of corners where you can find refuge even in the hottest moments. For moments of relaxation or lunches and dinners with family and friends in the garden are available, among other things:

- a circular wrought iron gazebo where you can admire the shadow effects of the structure's lattice,
- a rectangular wrought iron gazebo with Tuscan stone flooring on which an iron and stone table rests, under a roof of plants and flowers;
- two wooden gazebos on the lawn under a rose roof.

At guests' disposal there is an external barbeque for grilling to be used with the right caution.

The farm has a large swimming pool of 6 X 12 meters made of green and white mosaic, with two internal stone steps, a low area, an area with a difference in height and a deeper area, surrounded by a perimeter of one meter of white stone and for the rest from the lawn, with available beds, towels and outdoor shower.

Inside the farm is structured on 3 levels on which are distributed:

- a large and livable kitchen with table and chairs, fireplace and television, where the family often takes the opportunity to divide the moments of meals for the most intimate moments;
- 4 large living rooms with fireplace and stove that collect 2 separate TV areas, one per level, created in the living rooms. The second level lounge which contains one of the two TV areas is equipped not only with a window overlooking the garden, but also with a French door that leads to an independent stone staircase that leads to the garden..
- a dining room with fireplace;
- 5 double bedrooms (with double bed or 2 single beds of your choice) all with en suite bathroom, one with fireplace, for a total of 10 beds. The rooms are all bright, with exposure on the four sides of the garden immersed in the olive grove on the slopes of Mount. The third level room has a panoramic window overlooking the whole valley with the Tuscan countryside. A room on the second level has a view on two sides of the garden with two windows and a French door with an independent external stone staircase leading to the garden.

The environments of the farm are
- large and bright;
- with refined Tuscan terracotta floors;
- with traditional ceilings with wooden beams;
- they are furnished in a simple but elegant way to create a comfortable and country setting, equipped with every comfort to allow guests to enjoy a relaxing and unique holiday.

Squirrels and roe deer occasionally appear among the olive trees. The area where the property is located is covered by a hunting ban.
