Stayed Dec 22, 2023Avoid this place, I had a horrible experience with this host I stayed at Amaroo Mountaintop Villa for Christmas 2023. The stay itself was pleasant and uneventful. The host (accommodated.com.au) requested a damages bond as part of my stay, which I transferred to them. After my stay, the bond was not returned to me. When I contacted the host, they replied with a series of misleading claims, including (1) claiming the bond was never paid, then (2) re-quoting my original invoice, but with higher amounts, then (3) trying to add additional fees with no explanation, and finally (4) stopping replying to all my emails altogether. If you’re considering booking this place: DON’T. Save yourself the trouble! If you’re connected to this host – this whole exchange happened in writing. I encourage you to request the emails from the host, read them, and make up your own mind.

Stayed Mar 26, 2021Very nice. 4pm check in was a sticking point when we still needed to leave by 10am SHARP. This did make our stay slightly rushed when leaving. If check in is 4pm then check out could be midday easily. The property could be cleaned in 4 hours and beds changed. Garden needs some attention and old water feature would be fantastic if up and running again.

Stayed Jul 24, 2020Property was great however was very unimpressed that all liquid soaps in house including detergents watered down. Some bathrooms had no soups, windows outside need cleaning. Curtains and house decor tired and dusty. Also after high COVID cleaning would expect anything in kitchen cub beards cleaned. We needed to wash everything Before usage all glass wear. Check out on Sunday at 10am far to early for the amount of money spent . Pay 2 days but you get really only day and half

Stayed Jul 21, 2020This villa could be amazing, the location is sensational overlooking the beautiful valley. We were supposed to travel to Europe and England in May this year and due to the pandemic had to cancel. We then decided to take a luxury trip in NSW and we researched long and hard for somewhere luxurious to stay in the Blue Mountains and thought Amaroo Mountaintop Villa, particularly in consideration of the price charged, would be exceptional in quality and luxury. The photos on the website do not reflect accurately the way the house currently presents. The house had not been cleaned adequately on our arrival, we spent 1.5 hours cleaning and disinfecting it prior to moving our luggage in, which in covid19 pandemic period, is not good and is basically unacceptable. We did not check in until 4pm so there was ample time to make the property presentable and clean or notify us that there was a difficulty with the cleaners. To give the manager credit, he initially immediately responded by email very courteously, apologised and explained his longstanding cleaner had resigned and obtaining a suitable replacement had been difficult, he offered a discount, which was accepted. I advised in my personal feedback to the manager of all the issues that were evident at the property during our stay so that it could be rectified, it was intended as constructive criticism and I received a very rude and unprofessional email from the manager regarding my travelling style. I would never give a negative review unless warranted and have stayed at many Stayz properties and loved them. This property did not appear to relate to the five star reviews at all. Hopefully the management's cleaning issues have been rectified, as he did advise that a contract cleaner had been retained for our departure. This did not assist us, but hopefully it helps the next tenants. The only positives we found was that the view was spectacular, the spa was clean and hot, the linens clean, beds were comfortable, but the rest of the house needs an overhaul if they are going to promote this property as a five star luxury villa. If you expect a basic, rustic villa with spectacular views, you might enjoy it, we did not find that it met our expectations of a luxury property and I did not expect to have to clean the property on arrival. Although the manager did provide a discount for the cleaning issue it should not happen, particularly in a pandemic period.

Stayed Jan 17, 2020This is a comfortable and interesting house situated in an absolutely perfect spot overlooking the Megalong Valley. The photos on the website might look amazing, but actually they don't do justice to the amazing views from every single window. The beds are comfortable (especially once we found the extra pillows) and the showers brilliant, with loads and loads of hot water and not much interference if someone else runs water elsewhere in the house - although the en suites are extremely small - you have to open the door to be able to towel your back! Our only criticisms were that two of the bedrooms had no way of blocking out the sunlight (a problem for us as one was occupied by a toddler who still has daytime naps, and the other by a shiftworking son-in-law) and there was really no-where where we could all sit down to eat together. The lovely big table on the deck (a slightly different one from the photos) was much too hot on a sunny day, and too wet on others, as there is no shelter over it. The inside tables are only large enough for six (maybe eight) and four, so we had to eat in two groups. Also, both of these tables are in the kitchen, which makes it very, very crowded at mealtimes - if you're a serious cook, you will find it difficult, but maybe okay if you are just eating take-aways or BBQs. Apart from that, brilliant place, and we'll be back at some stage....

Stayed Dec 23, 2019We stayed over the Christmas period and found the property perfect. It is super well equipped and the layout is well thought out. Little additions like toiletries, tissues and kitchen gear were great. Although close to town we never saw or heard any neighbours. Our hosts communicated very well and the information in the house assisted our stay greatly. I would highly recommend this place for anyone requiring accommodation for 8-12 persons. We stayed during the bushfires Christmas 2019 and so our local tourist plans were cancelled. Lucky this home felt so comfortable we didn’t mind being stuck inside all day!
