Casa del Prete is a beautiful rental property on the borders of Tuscany and Umbria, high above sea level, overlooking the entire Niccone Valley. Contemporary modern furnishings in a rustic atmosphere where you can relax and rejuvenate surrounded by beautiful countryside. A total of ten guests can be accommodated in four double ensuite bedrooms and one twin bedroom. The modern kitchen is well-equipped for the enthusiastic cook and there are plenty of areas to relax and enjoy the peaceful surroundings.

The living room on the ground floor is furnished with two large sofas and a coffee table and has an impressive fireplace. The alternative lounge on the first floor has a cool, calm and relaxing atmosphere and is furnished with leather sofas. Both have televisions and the ground floor living room is also equipped with a DVD player. A modern and well-equipped kitchen and comfortable dining room complete the living space. The utility room leads from the dining room and is equipped with a washing machine and tumble drier for guests' use. All the bedrooms are furnished to a high standard and provide every comfort and convenience. The Master bedroom and bedroom one have dressing areas and all four double bedrooms have their own private bath or shower room. The twin bedroom can be reached via the study. There is a separate toilet on the ground floor.

The impressive terrace with panoramic views over the entire Niccone Valley provides plenty of space for relaxing. The pool measures 10m x 5m with steps at the shallow end for easy entry and also has an outside shower. It is open during July and August but can be opened outside these times by special arrangement. Sunbeds and umbrellas are provided for your comfort. The pool has it’s own sheltered eating area with a table and chairs and a mini-kitchen with a barbeque for preparing and serving food. On the first floor terrace, via the study, you will find an outside table tennis table, a pizza oven and an indoor games room with a pool table and dartboard.

The gardens are terraced and are home to our olive trees which produce a small amount of oil each season.

Towels are provided and changed weekly. Washing and drying facilities are also available and towels for the pool are provided separately.

Wifi is provided. This is a non-smoking property.

The price does not include tourist tax (€3.00 per person per day for a maximum of 6 days. Children under 14 are exempt). This must be paid in cash locally to our house manager on arrival.

Passports/ID must be produced on arrival to the house manager for reporting purposes.

In case of failure to dispose of urban waste, at check-out a payment of €30.00 per week or fraction of a week will be required.

A car is essential at this property.

    This beautiful villa is situated on the top of a ridge with magnificent views in several directions. It is quite isolated so no need to worry about the noise of young adults enjoying games in the pool disturbing the neighbours! The interior of the villa is very modern and well equipped with plenty of room for adults and young adults/children to have their own space. You can dine inside, outside or down by the pool, where there is a good quality gas BBQ. The housekeeper, Elsa, was very attentive and informative and helped arrange taxis for us. We only regret that we did not have time to go on her recommended Truffle hunt! The nearest village San Leo Bastia is about 15 minutes drive away and has a very basic supermarket, the next best supermarket is in Mercatale but it does not have a fresh meat section. A large modern supermarket can be found in Trestina, where you can get everything you need. Be aware supermarkets close on Sunday afternoon. The roads leading up to the villa are gravel not tarmac and if you are coming from Umbertide/Perugia be sure to ask the owner for directions as satnav will take you up a farm track that is not suitable for cars. We stayed for 1 week and it was definitely not long enough. We hope to return.

    Wow! Was the reaction from the family when we arrived at Casa del Prete. The plot is so spacious and the views are incredible. The house is stunning, it has been beautifully restored with modern fixtures yet retains its charm. It’s even better than it looks in the photos. The spaces are so sociable both inside and out. As the weather was hot we spent most evenings eating (bbq) and drinking outside in the pool area. We visited Cortina and Castiglione, both around a 45 minute drive, and spent a couple of evenings in the local restaurants recommended by the owners. The local Tavern in San Leo has great pizzas at such reasonable prices. When we came home from the restaurants the family couldn’t wait to play darts and table tennis. We could have stayed so much longer. Philippa was so helpful and accommodating and Elsa was on hand for anything we needed. We had the best family holiday in the most wonderful home. We are so grateful we could share it for a while. We couldn’t recommend Casa del Prete highly enough.

    We had a lovely stay in this beautiful home! The property is stunning and the views are exquisite. The location definitely requires an SUV to access, there are some windy dirt roads. All amenities worked well (the pool was closed for the winter) We had some issues with the wifi but Phillippa was extremely responsive and attentive. Would come again for a holiday.

    We really enjoyed our stay in this beautifully restored house. It's very modern inside and exceptionally well equipped - we cooked at home every day, including Christmas dinner, and had everything we could possibly need. The bedrooms are large, warm, and comfortable and the bathrooms are spacious and modern with excellent showers. There are two living areas with huge sofas so there's lots of space for everyone to spread out, which our teenagers appreciated! Everything was spotlessly clean and any questions we had were quickly answered by the caretaker or owner. The house is perched on a hill overlooking the valley with stunning views - if you're looking for peace and quiet, this is the perfect place to stay. We would definitely recommend this lovely property and would stay again in a heartbeat Thank you for sharing your beautiful home with us, we had a perfect Christmas!

    we had an amazing holiday at Casa del Prete. the house is like in the photos and fully equipped. it is surrounded by nature and the view is breathtaking especially in the morning. the landlord and the care taker are super kind and prompt in replying. it is suitable for both grown ups and kids.

    Welcoming and all the features needed for a week in the country. The kitchen, bathrooms and furnishings were comfortable, clean and new/well maintained condition. Appreciated plastic drink ware for pool and loads of glassware for inside. Plenty of room inside and out for a group to be together or have a quiet moment to relax. Stocked with books, games and radio/DVD player for good entertaining. Fans in room made for cool nights without AC. We found traveling the road south of house much easier on the car and passengers rather than driving in from north/San Leo Bastia on gravel pitted road. The views of the hill ridge lines make up for the ride. We enjoyed ping ping from the balcony and chilly evenings in the billiards room. Our only hiccup was a lack of hot water for showers which was quickly fixed that day. Believe a rain storm power flicker caused this. Lovely garden with a cheery tree, loads of lavender and olive trees. While houses are nearby and we briefly met the farmer next door (with horse Emily and dogs Tango and Jacko), this place is secluded. Very few passing cars. The gated entry provides nice security. Really well appointed escape! Thanks for sharing with us!
