Beautifully laid out with marble of Siena, Venetian stucco walls and with vintage furniture and fittings, a FEW METERS FROM THE RAILWAY AND BUS STATION, in a quiet but central driveway. It is located at the foot of a medieval village in Tuscany, at the center of an area where you can visit nearby: Chiusi, Montepulciano, Chianciano, thermal baths of Rapolano, Pienza, Montalcino, Cortona, Trasimeno lake, Crete Senesi, Val d'Orcia, Val di Chiana , Bagnovignoni, without excluding Arezzo, Siena, Perugia and Orvieto!
The house is equipped with all appliances (including dishwasher and microwave) and A / C.
On the ground floor: kitchen, large living room and dining room (both almost an open space), master bedroom and a large bathroom with tub and two sinks.
An elegant staircase leads upstairs where there is another double bedroom with another bathroom with shower and balcony, while in the basement, of course, always cool, there is a large hobby room with 2 divans and quality hi-fi, laundry space with washing machine and large garage.
Finally, there is a garden surrounded by a hedge, where you can also sunbathe or enjoy a meal at outdoor table.
A few meters or hundreds of meters away there are supermarkets, banks, post office, typical and excellent restaurants, shopping centers. Not to be missed, a few kilometers, the attractiveness of the Val di Chiana Outlet Village, where shoppers will be able to make good purchases of the products of the most famous Italian brands.
We speak English and French not perfectly, but in order to understand and be understood without any problems.
Pets may be allowed, but only at our discretion, upon request. Smokers are allowed, too.
The property is managed by Mrs Bruna and her husband Carlo, with the indispensable help and always available for any cleaning or problems of any kind, the neighbor, Mrs Stefania.

We loved our week at Villa Maria. We wanted a place where we could gather together and visit, but still have our own space. This house was perfect for that. Carlo was very helpful, providing a lot of great information and communicating with us regularly before arrival. The villa is bigger and better than the photos show. Our little dog enjoyed the large, fenced yard. The cold a/c was really appreciated. The house is furnished with everything. It is not just a vacation rental. It is a lovely, cozy, lived-in home. The location is perfect for exploring Tuscany and Umbria. We look forward to returning again soon. Perfect!!

We chose this apartment to be a base to see several towns nearby and this proved to be excellent for that. Unlike many holiday homes, this is more like a home, and as Carlo said, if you think you need something, it will surely be there. Especially the kitchen was very good (also with the supermarket nearby). We were just two so the house was bigger than we needed, we just used a few rooms. Carlo was also very helpful, if we had anything to ask. No negative things. Just the neigbour's cat was noisy in the mornings. And the issue of smoking: as this residence is also for smokers, I asked beforehand if this could be a problem for us non-smokers. As it was told us, it was not, although my wife said she could recognize the smell, and some people we know would surely be annoyed. So if you are very sensitive for this, maybe better consider other options, but for others, highly recommended.
