The space
Inside:
Upon entering you will be greeted with stunning mountain views and a well-designed
space. This extravagant vacation retreat is split between 2 levels offering different
options for entertaining and space for the family to spread out. The main level has the
large open kitchen with eat at island, dining table, living room, and the access to our
deck and hot-tub. The master bedroom with gas fireplace and an en-suite bathroom
Also on the main floor is a full bathroom and 2 more bedrooms. Retreat downstairs and you will find a family living room, 4th bedroom, 3rd bathroom and laundry room. The downstairs family room along with a desk for catching up on emails or work.
This property does NOT have Air-conditioning. The cool mountain nights allow the home to cool down quickly.
Outside:
Once on deck, you will find the hot-tub overlooking stunning views. In late spring and summer there is a lush lawn and flowers. The home is a perfect launch point for outdoor enthusiasts or those who simply wish to come relax and enjoy the mountains and scenery.
It is recommending AWD or 4WD during snowy season. The drive is easy for the elevation we are located at HOWEVER, this is subjective to each individual experience. With the climate and natural elements.
Parking is on the driveway only and garage. Snow removal in the winter months for the Driveway before arrival and do our very best to maintain it but with unpredictable high winds throughout the year, snow drifts are common. We cannot guarantee the sidewalk will be completely cleared prior to your arrival. Please come prepared with the right gear. This means hiking shoes or snow boots with good footing. We do provide snow shovels for guests to use. Many guests love and enjoy this experience, but if you are not the adventurous type or do not have experience in these elements this might not be the rental for you. Please do not hesitate to reach out with any questions or concerns before booking.
Guest access
Our entire home is available to guests. Self-check in instructions will be sent before your stay. This is a home in addition to being a vacation rental, owner items may be present in the home.
Other things to note
If it snows during your stay guests may need to shovel the deck to clear a path. 4WG vehicles are required October - May. 3 cars max.
Rocky Mountain National Park will implement another pilot temporary timed entry permit reservation system from May 24 through October 20, 2024. If you plan on visiting Rocky Mountain National Park during your stay please visit their website for details about reservations.

PARTIES OR EVENTS
There are no parties or events allowed at the rental you will be evicted.
You must be 30 or older to book. Person making the reservation must stay at the property during the booking dates.
Maximum occupancy is 8 guests.
If house rules are broken we reserve the right to withhold your security deposit and/or
cancel your reservation.
County Quite Hours/ Noise Ordnance 7:00pm- 7:00am are strictly enforced.
CHILDPROOFING
Guest understands that no special efforts have been made to “childproof” this house
and accepts the risk or harm to any children/infants we allow on the property.
CHECK-IN AND CHECK-OUT
Due to the popular nature of this rental, WE CANNOT ACCOMMODATE EARLY
CHECK-INS AND LATE CHECK-OUTS. We need this small window of time in-between
guests to prepare for your stay.
Electric Vehicles: EV's
We do not allow charging of any EV's at this property with out discussion and written permission by the Property Managers. Any violation of this policy will result in loss of security deposit.

Great house that was clean and exactly like its pictures. House was very well stocked for cooking. View was fantastic and the location was perfect. Only down side was one bedroom had a matress you could feel the spirngs in and a neighbor that complained about music we were playing outside before the noise ordinance was active but the property manager was great about it and handled it professionally. Would definitely stay again.
We had a wonderful stay at this property. We all agreed it was one of the best properties we have stayed out. It felt like home and we will definitely recommend this property to friends and family!

We loved this house. It was beautiful inside and very spacious. Plenty of separate living rooms and dens for the adults and kids to spread out and do their own things. The house feels like it’s in a remote and scenic location but it’s only a short drive into Estes Park. There were rabbits and little chipmunk like animals everywhere. The property manager was responsive and communicative. Would definitely stay again.
This house was amazing. It was beautiful and the views were spectacular. The kitchen and living area on the main floor were perfect for our party of 8. The master bedroom had stunning views. Our families with kids ages 7-16 had the best time here. Highly recommend.
First of all, the pictures don’t lie- the view was beautiful! A few things that weren’t as expected: 1. No A/C when it had been advertised resulting in a warm house during the day and a ground squirrel coming through the opened window. 2. Quiet hours starting at 7pm - unacceptable for families wanting the mountain experience. The agreement we signed said 10pm and we were unaware that it had changed until the sheriff came to the door with complaints of playing children. 3. One bed is a FULL not a queen. 4. All cabinets and drawers were full of junk and other peoples things. Our cleanliness level is probably higher than most, but when I’m staying at a house I don’t want to find underwear, used toothbrushes, dirty plasticware, etc in my living space- ew! Regardless of it all, we had a great time!
Pictures don't do the incredible mountain view from the back porch. Perfect access to Rocky Mountain National Park - Hosts were very responsive.
The pictures on the site are not enhanced. You really are that close to the mountains. The views are amazing and we saw mule deer and elk directly in front of us when sitting out on the deck in evening. Home is clean, stocked and comfortable. Communication with host was quick and clear. Location is excellent. Can't emphasize enough how amazing the deck is. Large deck with great views of mountains and wildlife. Recommending this rental to my friend for his family vacation. Loved IT!
The location, views and amenities were outstanding. We had a blast and would recommend the home to any of our friends.
inadequate beds for six adults. The one bed was not a queen, so one couple had to move to a hotel. Insufficient crockery and cutlery, for eight people. Poor internet connection. It was expensive so we expected more.
This was a wonderful property. We really enjoyed our stay and look forward to returning. Communication with property manager was excellent.
We were completely blown away by this home! The unobstructed views are a dream. Perfect for our family of 4 to getaway and relax. Home was spotless and well-stocked throughout. Carriage Hills neighborhood did not disappoint. So peaceful and serene. Saw deer and elk in yard/neighborhood every day! Quick and easy drive to downtown Estes Park. Entire process of our stay, from check in to check out, was so private that we felt like residents instead of guests. Only needed to communicate with management due to my own error at one point, and response time was quick and communication was clear. The most beautiful and well-cared for property that I have ever stayed in! Did not want to leave!

We loved the house - particularly as there was a lower level where my adult daughter and significant other could sleep and watch TV. It was decorated for Christmas, so even tho we were away for the holiday, it felt like home.
This beautiful house was perfect for our family! We enjoyed the area with numerous wildlife sightings, proximity to Estes Park, and ability to spend time together as a family. The management was so easy to communicate with and made our trip easy to plan!

Our stay at this home was lovely. It is a beautiful location, not right on top of things and only a short drive to town and the park. Wonderful outdoor space and nice amenities (including great hiking guides and things to keep kids occupied). The property manager was very response to a couple questions I had. The only downside (or maybe upside depending on who you are) is the stairs were a little creaky so no one can sneak in or out!
