**Rental Agreement**

This agreement is entered into by and between the Guest and the Host for the property located at
40 Kuvasz Weg unit A
Helen, GA 30545

1. **Identification:** The Guest agrees to provide a copy of their government-issued ID before check-in. Additionally, please text the full names of all adults staying at the property.

2. **Vehicle Information:** The Guest agrees to provide details of any vehicles to be brought onto the property, including make, model, and license plate. Max 3 cars

3. **Property Damage:** The Guest agrees to cover any damages to the property or its contents caused by themselves or their guests. Any undisclosed damage at the end of the stay may be reported to local authorities.

4. **Quiet Hours:** The Guest agrees to respect the noise ordinance and observe quiet hours from 10 pm to 8 am. Violating these hours may result in a fine of $500 and possible eviction.

5. **Additional Guests:** The Guest agrees to inform the Host in advance of any additional guests visiting the property.

6. **No Smoking Policy:** The Guest agrees to comply with the Host's no smoking or vaping policy inside the property. Violation of this policy will result in a fine of $350.

7. **Pet Policy:** If the Guest brings a pet onto the property, they agree to pay a pet fee of $159.

8. **Parties and Events:** No parties or events are permitted on the property. Additionally, loud conversations or the use of loudspeakers on the patio after 10 pm are strictly prohibited. Violation of this policy will result in a fine of $500. Please note that our property is equipped with a Noise Aware system.

9. **Housekeeping:** The Guest agrees to leave the property in the same condition as it was at the beginning of their stay. All trash must be taken to the outside garbage bin, and all used dishes, utensils, and cookware must be loaded into the dishwasher and turned on before departure. Failure to comply may result in additional cleaning fees. Any white towels with stains will incur an additional charge of $10 per towel.

10. **Furniture:** The Guest agrees not to move any furniture. Any necessary furniture adjustments by the Host will result in an additional fee of $275.

11. **BBQ Grille:** The Guest must ensure the BBQ grille is cleaned. Failure to do so will result in a cleaning charge of $45.

By signing this agreement, the Guest acknowledges that they have read and understood the terms and conditions of this contract. The Host reserves the right to terminate this agreement and ask the Guest to leave the property immediately if any of the terms and conditions are violated.

    Excellent stay. Great communication.Ive visited Helen before by not stayed. Cute town, visited wineries, and loved Cowboys & Angels restaurant.The house was well provisioned and very clean.

    The place was neatly clean. We enjoy our stay beyond expectations. Host details for our Thanksgiving dinner were a plus. First time in Helen, GA and definitely will visit again and rental is highly recommended.

    We had a wonderful stay overall. The house was clean, cozy, and well maintained. The king bed was comfortable, and the home had a warm, inviting feel. The driveway is steep, and it’s a bit of a hike to the downtown area with some hills, so that’s just something to be aware of if you plan to walk. The motion light outside the king bedroom stayed on overnight.The fireplace and large backyard with a fire pit were great touches (bring your own wood), and the downstairs space with a pool table, games, and a big sectional was a fantastic bonus. Although the weather was too cold for us to fully enjoy everything, it’s a great setup for relaxing and spending time together. Overall, a very comfortable and enjoyable place to stay.

    The townhouse is lovely! Close to downtown and lots of restaurants but no noise or traffic. Plenty of room, clean, lots of towels, and parking. Host was quick to respond to questions and offered suggestions on things to do. Will definitely be back!

    We had a wonderful time and the home perfectly met our needs. The host has thought of just about everything with the decor annd set/up, with our favorite being the outlets having usb/usb-c ports. The place was clean, had comfortable furniture and it’s so conveniently located. The driveway is a bit steep but after a time or two, you’ll become a pro with navigating it.

    Everything was as stated. We had a great time in Helen and being that close made it that much better. Plenty of room for all of us and the kids/adults really loved the gaming area. The driveway is very steep, but that was expected after reading other reviews. Nice quiet area, even saw a bear with its cubs walking down the street.

    Other than misrepresenting hot tub in the amenities, the place was very nice, comfortable and otherwise as described. Communication with the landlord was excellent.
