My five children with families joined me for our Christmas. The home was big enough for personal space, yet small enough to feel like home. Beds were comfortable. Loved the view. Kids enjoyed the trampoline. Adults enjoyed the serving counter and hot tub. We'd like to go back during the summer months!!!
We truly enjoyed our stay at Rivers' Edge. First the positives: loved the hot tub and it was in great condition with clear water; the trampoline was wonderful for my 7 and 5 year old grandsons; multiple outside seating relaxing areas including the recessed fire pit down but the river were truly enjoyed; attached apartment is an extra bonus for a large group so families with children have separation - and it's air conditioned! House is appointed very nicely with appliances, plenty of dishes and silverware, spices for cooking. And we loved fishing from the backyard. Things that need addressing: We rent large homes every year for family vacations. In this price range, I honestly expected some things to be in better condition. We were not informed the ice maker in the main kitchen space did not work until we spoke to the property manager the day after we arrived and mentioned it to her. While the refrigerator is a great size for large groups, the refrigerator door did not close properly and routinely came open. Again, property manager was aware of this and told us the owner was as well. In Colorado, most homes do not have a/c so I was not surprised or concerned this home did not have a/c. Typically, you open the house up at night and then close it up during the day. The problem at this house was that NONE of the screens fit allowing 1/4 gap for bugs to enter in evening. I had to tape screens to woodwork so we could keep open windows in evening. Again, property mgr was aware.
The best parts of the property were the size and versatility of the house, the location and the outdoor area. The yard and the location of the river were five star. The willow trees in the spring and summer are awesome. The size of the house and the configuration allows for privacy for the guests. What would make it a more complete experience would be upgrades including carpet cleaning or replacement (stains), fixing or replacing the main floor refrigerator (door won't close tightly), upgrading some of the worn dated furniture. Judy, the property manager was very helpful and responded promptly to our requests.

This house is amazing! We were checking off bucket list for our 83 year old parents by spending our vacation in Glenwood Springs! This home was perfect for our family! The house was nice and the views were amazing! The rushing river put us to sleep each night! I would highly recommend this rental!
Very spacious house, well kept and located on the Roaring Fork River. This property is a must if you are staying in Glenwood Springs.
We were a group of 10. The house was perfect for a large group. 45 minutes from Aspen slopes. Very convenient area with grocery stores and Glenwood springs nearby. The house was very clean and each room had plenty of privacy. Very good house for multiple families. I would recommend to my friends and would stay there again.
The space and location were great. Plenty of bedrooms, and a few different communal spots to hangout in, which worked well for us. The kitchens were stocked with the bare minimum, and there was a lack of cleaning supplies and towels. The hot tub was disgusting when we got there. Completely unusable. I asked them to come clean it or tell us how to clean it ourselves, and they finally did on the afternoon of our last night there. That meant we were only able to use it 1 out of the 3 nights. The checkout was at 10am, and we were running slightly late. I understand that the expectation was for us to be out by 10, but when the owner arrived, she immediately started berating, threatening, and yelling at us. It was completely unacceptable behavior, and I hope to never be treated that way again. On our way out the door she told me that she would come after us so I assume her response to this review will be her attempt at that.
The house was perfect for our 3 families to stay a week and enjoy the snow. The house had plenty of space for everyone to enjoy and still have some quiet time. Close to downtown and Sunlight Mountain.

The location is beautiful, right on the river, and a little hill to the side for the kids to sled down. The layout of the house was perfect for our 3 families traveling together. A family downstairs, one up stairs and then the 3rd enjoyed the apartment above the garage. We enjoyed the space to have some peace and quiet at times but also getting together in the living room and around the spacious dining room table to meals, games and hanging out. Close to downtown Glenwood Springs, Sunlight Mountain and just about anything you would need during your stay. The hot tub is off the master which wasn’t ideal but we made the best of it. We highly recommend staying here and will be back on our next trip.
The location was lovely, we enjoyed being on the river. We bought life jackets and tubes to ride from house to in town. Kitchen was well equipped to prepare family meals. On the flip side, house could use a deep cleaning and new refrigerator in main kitchen.. The widow screens don’t fit so we taped them from inside with blue tape so the bugs couldn’t come in when we wanted to open windows.
We loved our time at this property along the roaring fork, it was great for our family of 12 and had what we needed for kids ranging from 1-12 years old. The property manager was incredibly responsive and helpful before and during our stay - thank you! The house itself is in need of a few updates (older appliances etc.) and shows some wear and tear of a rental. The setting and layout are great though, we definitely would love to come back.

Truely a beautiful setting with the Roaring Fork River in the back yard, and a stunning home with room for all of our family to enjoy. Landscaping is pleasing to look at and well taken care of. The kitchen is very well supplied with cooking utensils, pots and pans, and a griddle. The hot tub was enjoyed by all the family and we spent quality time at rivers edge. The trampoline was an added bonus!
Perfect house for family reunion. We had 16 people ranging from 2 - 78 years old. The layout was perfect, every floor has a living area, so if you need or want to get away for a little privacy, the house allows for that. The views and the sound of the river make for a tranquil atmosphere. We stayed for 7 nights and cook at the house every night. The kitchen is well stocked and allowed for cooking for a large group. The only downside is the main floor can get a little hot during the afternoon hours. ( We stayed from June 10-16). The lower floor and the apartment didn't have this issue and stayed cool and comfortable throughout the stay. There is plenty of room on the outside decks and near the river for sitting. We had a great time and would definitely stay at the house again
This house was everything we needed for our family gathering! The lay out was perfect for my family! The house was very clean and well stocked the willow trees in the back yard are amazing, great view of the river! We will for sure come back to this house!
