Re-Imagined Historical Country House Retreat

Franc and the team were brilliant from the outset when planning our wedding at Balmule House. Nothing was too much trouble and everyone was friendly and welcoming.

It’s big enough for all the family and has everything you need. Even the kids had a great time.

Given it was the 1st time you hosted a baby shower it was a lovely experience but there was a few teething problems. The tea and coffee should have been out earlier and the choice of coffee wasn’t really offered which was disappointing. I assumed that every guest would get 1 sandwich of each of the 6 on the menu so there wasn’t enough sandwiches when they were 1st served so I had to ask for more. The cake selection however was brilliant. Could maybe do with other savoury options

Tremendous venue for our family get-together!

We had a fantastic stay at Balmule House. The house was spotless, spacious and perfect for our group of 20, with plenty of room for everyone. Colin was very responsive via text throughout, and Franc and the team were so accommodating before and during our stay. It was the ideal setting for our Traitors-themed weekend. We can’t wait to book again!

The accommodation was absolutely stunning, everything we needed was at hand and Franc was extremely helpful and flexible during the booking process.

The size of the home is perfect for larger groups or familes. The facilities are top notch with plenty of space for everyone.

We hosted 21 for a black tie and murder mystery with a private chef. Absolutely lovely setting. We also had movie quiz night. All the rooms are unique and tastefully decorated, everyone had a tour as they loved the style. Has to be the best venue we have been to and we have hosted a few. We only briefly explored the grounds and they were lovely.

The house and grounds are stunning and there is so much to do in that area. A great week celebrating family.

It felt luxurious & at the same time homely. Top quality furnishings & artwork. Kitchen was very well equipped. Loved that there were plenty of squishy sofas in a choice of lounges to relax in. Bedrooms were top drawer with comfortable beds & nice linen.

House was very well equipped for a large group and allowed to entertain extra guests easily. Bedrooms first class, water pressure good, public rooms first class.

We stayed here with our large family of 23, including lots of little ones, and it was beyond perfect. The house was spacious, beautifully maintained, and full of thoughtful touches that made us feel instantly at home.The setting was breathtaking—rolling hills, fresh air, and Highland cows and sheep roaming nearby like something out of a storybook. The kids were in heaven, and the adults felt completely at peace.There was room for everyone, a well-stocked kitchen for big family meals, and so much space for the children to safely explore. The host went above and beyond—kind, responsive, and full of helpful local tips.Our family has traveled together for years, but this experience stands far above the rest. It was a rare moment where all generations—grandparents, parents, and children—felt equally catered to, equally at peace, and equally at home.We left with full hearts, hundreds of memories, and more than one tear in our eyes. If you are fortunate enough to find this haven available for your next family gathering, don’t hesitate. This is not just a stay—it’s a chapter in your family’s story.

We didn’t have to worry about anything, everyone was so accommodating and helpful. They kept us up to date throughout the whole stay and made it a truly unforgettable weekend. Everyone that works at Balmule went the extra mile for us! The most incredible team we have met!

Balmule House is absolutely fantastic. The home was meticulously renovated and the design themes throughout each room, etc. are exquisite. Mr. Balmule House attends to your needs personally and makes staying there very easy. I would suggest that you have a vehicle to drive or that you speak with him to arrange car service to various sites that you would like to see. Revisited Dunfermline Abbey, which was really a treat and just walking around. The property is fabulous, so many plants and beautiful animals to see.

We had such a brilliant time away at Balmule House for our friends Hen do. The house was gorgeous, the main bathroom was stunning and gardens were beautiful. We especially loved the garden room and had a lovely evening down there. We could have been abroad with how it felt. The lights were a great touch. Thanks to Franc for being so responsive - we would recommend this house to anyone!

Everything! Spacious, luxurious, spotlessly clean, kitchen facilities superb with excellent provisions. Coffee machines with excellent coffee. Master bedroom is lovely and all other rooms are of high quality. Large luxurious bathrooms. Cannot rate this house highly enough. Even the outside grounds have beautiful gardens and views. Franc is so helpful and obliging and my daughter and all her friends raved about their stay

Balmule house is outstanding - all the rooms are beautiful, massive and grand, but still very comfortable and cosy. We had the best weekend as a group of 20 celebrating my brother's upcoming wedding. The setting is beautiful and the highland cows in the nearby field added to the beauty! The kitchen is incredibly well equipped, all the bedrooms extremely comfortable and the multiple living areas were perfect for socialising. The only negative was that we weren't staying longer!

A warm welcome from Franc who helped us in with our luggage. Tour of the house and guidance how to operate all the appliances. We were a group of 20 ladies celebrating a special birthday. All really enjoyed their stay. Would certainly stay again.

The staff just can't do enough for you. To have such a beautiful big house as your playground for any length of time is a dream.

Franc and his team made us feel like royalty. There was nothing they couldn’t do and were so attentive to us. The place is beautiful and speaks for itself but the people are what makes the place feel so special.

Location is perfect with access to all sightseeing in the area. Well maintained and the owner is a very easy to work with I would recommend it to anybody.

We’ve just come home from our annual family bash at Balmule House and, as always, it was the perfect venue. Three generations of the family all under one roof in the most welcoming, well appointed accommodation. The bedrooms are well thought out with the flexibility of having most of them set up as twins to accommodate the children. We were lucky with the weather and the hot tub was very popular! If you are thinking about a stay at Balmule - go for it! You won’t be disappointed!

The house, gardens, greenhouse and walking areas make for a great retreat and have allowed us to host some special events on the grounds. The layout of the rooms, proximity to EDI and the local accommodations make it perfect for our annual trips.

This was an amazing stay with fabulous hosts who left us wanting for nothing. You can't beat the location and views.
