Positive Aspects:The property overall was fine and met basic expectations.Rooms and facilities were generally in order.Areas of Concern:BBQ: The BBQ was not cleaned prior to our arrival. It took significant time to clean, and when we attempted to use it, the 9kg gas bottle was completely empty. We drove to several places to refill it but were unsuccessful, which caused considerable frustration and delays.Kitchen & Utensils: Cooking utensils were left dirty, and there was no scrub provided to clean pots properly. It appeared that previous guests had not cleaned up, and this was not addressed before our stay.Temperature: The upstairs rooms became very hot during the day, making them uncomfortable.Location: The property is located a significant distance from Taupo Centre. Most activities we planned were in Taupo or Rotorua, and even basic shopping required a 15–20 minute drive.Overall Impression: While the property itself was acceptable, the lack of cleanliness, empty gas bottle, and distance from amenities made the experience less enjoyable and more time-consuming than expected.

Easy self check in. Kitchen is extremely well equipped for cooking and baking plus air fryer and slow cooker and rice cooker. Great communal areas including outdoor areas which were usable in the bright winter days we were blessed with. Good showers one upstairs bathroom and one downstairs bathroom. Bunk room is downstairs and rest of the bedrooms are upstairs. Light and Bright decor. Great comfy pillows. Many gorgeous wool blankets. We didn’t end up using the wood burner but there was plenty of wood. The house stayed very cosy with just the heat pump run in the morning and later evening. The house is a sun trap in the day.

Our party of 12 had a great stay at Tessa property. Location was perfect for what we wanted (kids had a ball riding their bikes around the nice quite cul-de-sac, river/local cafe/playground within nice walking distance). House was well stocked w everything we needed & had plenty of room for everyone (kids loved all staying together in the big bunk room). Brazier was a nice touch for some mid-winter cheer. Tessa was a very responsive & accommodating host.

Nice property with everything that you need for a comfortable stay. BBQ hadn’t been cleaned and didn’t operate ( no gas or something else. The green waste bin had general rubbish in it so not sure how good the servicing between stays is. Very well equipped house.

Great place to stay. Everything you needed. We did have to supply our own dish washing powder. not a biggy! A friendly note to owners: More coffee cups required for a big group booking and the stove and range hood needs attention. I would have liked to have left it cleaner, but the vacuum could not do the job. Still would recommend it to others, though.

Our family stayed for 2 days in hopes of hiking in the nearby national park for a view of what Hobbit fans would call Mount Doom. Your house was a nice cozy setting in a nice neighborhood. We enjoyed the trail that went down to the riverside. Our host was very helpful and easy to communicate with. Thank you so much!
