As one of the original Sea Ranch demonstration homes, Mini-Mod #1 reflects Joseph Esherick’s vision for architecture that feels modest, timeless, and deeply connected to the surrounding environment. A later addition, designed by another iconic architect Donlyn Lyndon, complement the original structure while maintaining its architectural integrity.

The home sits on a uniquely private lot, tucked alongside a dense hedgerow that gives it a secluded, almost forest-like feel, while still opening toward the ocean. This rare positioning offers the best of both worlds: a sense of shelter and quiet, paired with fresh ocean air and partial views of the Pacific. Concrete floors with radiant heat, along with a fireplace, keep the space comfortable year-round.

One of the things that makes the property especially unique is the way it allows guests to feel both connected and comfortably spread out. Unlike many homes where everyone gathers into a single main room, this property offers multiple thoughtfully designed spaces to relax, unwind, and enjoy the surrounding landscape. Whether it’s the living room, sunroom, detached gym/office, reading nooks, backyard patio, or front patio, there are countless places to sit with a book, share a conversation, or simply take in the peaceful setting around you.

Other things to note
• During storms, there may occasionally be power outages, slower internet, or minor leaks due to the home’s age and coastal exposure.
• The original staircases are not be suitable for young children (under the age of 12) for safety reason.
• One dog is allowed with prior approval. Cats are not permitted due to allergies. Please do not bring unauthorized pets.
• No parties, events, or commercial photography allowed.
