HOUSE RULES & BOOKING REQUIREMENTS

Welcome to Northstar Zen Resort. This is a premium, custom-built residential property intended for respectful family vacations, sports weekends, and multi-family trips. To maintain the integrity of our home and neighborhood, all guests must agree to the following standards prior to arrival:

-AGE REQUIREMENT: The primary renter must be 25+ years old and present for the duration of the reservation.

-OCCUPANCY LIMITS: Maximum overnight occupancy is strictly limited to 16 guests total (with a maximum of 10 adults). Up to 4 daytime visitors are permitted only with prior written host approval.

-NO PARTIES OR EVENTS: We maintain a strict zero-tolerance policy for parties, events, commercial gatherings, or unapproved outside vendors (including DJs or live bands).

-NEIGHBORHOOD QUIET HOURS: Local noise ordinances are strictly enforced. Quiet hours run from 10:00 PM to 7:00 AM. Please keep outdoor music and voices respectful at all times.

-PET & SMOKE-FREE: To accommodate guests with severe allergies, pets and smoking/vaping of any kind are strictly prohibited anywhere on the property.

-SAFETY & AMENITIES: Children must be supervised at all times, particularly around the resort pool, rock waterslide, and deep end. For safety and liability reasons, tampering with pool equipment, breaker boxes, or security cameras is strictly prohibited and will result in immediate termination of the stay.

-TRASH MANAGEMENT: Please utilize the designated recycling and trash bins. For your convenience, a professional Trash Concierge handles moving the bins to and from the curb.

-OPTIONAL POOL HEAT: Resort pool heating is available upon request for $100/day and must be arranged prior to arrival.

-PRE-ARRIVAL VERIFICATION:

To finalize your reservation and secure access codes, the following secure verification steps must be completed within 48 hours of booking:

-Government-issued Guest ID verification
-Signed standard Rental Agreement
-A $1,000 fully refundable security deposit hold

Note: Any misrepresentation of guest count, unauthorized gatherings, or severe policy violations will result in immediate eviction by property management without a refund, alongside liability for any associated disturbance fees or property damages.
