PLEASE NOTE:
Our home is located in a private/gated community and there are rules that must be followed. Breaking rules could land you with some serious citations and even an eviction.

**Please keep in mind that we run on septic. So please do no flush ANYTHING that’s not toilet paper even items marked as flushable such as baby wipes as they can damage the septic system and cause major disruption to your stay

**The maximum allowed is 13 guest and maximum 6 vehicles only.

**No fireworks are permitted

***25mph IS strictly enforced and any citation is the renter’s responsibility

**Quiet hours are from 10 PM to 8 AM. Please note that loud behavior may result in fines or removal from the community

Other things to note:
**CHECK-IN is at 4:00 PM. CHECK-OUT is at 11:00 AM**

**The community can close any amenity at their discretion. The homeowner is not responsible for these closures and will not offer refunds or discounts for any amenities that are not available.

** During Winter: The community lowers the water levels in the lake to prevent any dock damage. No fishing or swimming allowed

**Skiing: As part of The Hideout gated community, guests may have access to the private community ski hill (a novice area with chair lift, tubing, and rentals)—perfect for beginners and families! Operation is seasonal and subject to weather conditions, snowmaking, and decisions by The Hideout Property Owners Association (POA). Availability is not guaranteed, and we recommend checking the POA website or calling (570) 698-4100, ext. 170 for current status. Guests must follow all community rules and obtain required passes.

**Swimming and the use of boats (kayaks, canoe, paddle boards and other floating toys) are at your own risk. No lifeguard on duty. Safety is a top priority, so please remember to wear a life jacket at all times. While we offer some life jackets, it’s advisable to bring your own in case ours do not fit you perfectly. Remember, please supervise your children at all times and ensure they are not left unattended. Thank you so much for your understanding and cooperation in keeping everyone safe while having fun!

--ABOUT THE HIDEOUT AMENITIES--
13 guest amenity badges w/ pool passes are included. Quick drive within the Hideout amenities including the Nubia Malkin Art Center, Ski/Tubing Hill & Ice Skating, 2 sand beaches, Main Pool w/ Tiki Bar, Golf, Club House Pub and Restaurant, and the Lodge. Fishing is allowed with a Pennsylvania fishing license(children under 16 can fish for free). All fish caught must be released. 1 adult and children's fishing rods included. Skiing is available within the community, weather and snow availability permitting. Swimming pools are open during the summer season only, from Memorial day through Labor day. Roamingwood is a powerboat lake and boat launch is reserved only for residents with permits.

** Please note that linens and towels are available. But you are welcome to bring your own. There will be kitchen hand towels and dish rags in the home and a roll of toilet paper in each bathroom

**NOTE: There is $150 HOA fee and form that need to be submitted 10 business days before arrival. Guests will not gain access if it is not completed.

    Did a lot of research and chose this property because of the high reviews. This was for my 50th birthday long weekend getaway with family and everything would have been perfect except for upon arrival the lower level smelled like a cesspool. Contacted the property manager and a plumber arrived promptly; however, was unable to resolve the issue until the next day. Apparently the folks that rented before us flushed stuff in the toilets that shouldn’t have and it created a backup. I understand that this was through no fault of property manager; however, we were unable to use the lower level Friday night into mid Saturday when the smell was finally gone. The property manager failed to discount anything for this situation and only offered a 10% discount if we book again in the future and we will not be booking again! This was totally unacceptable to arrive to this horrible cesspool smell!

    We had a perfect Thanksgiving stay at this Hideout home. The house was spotless, cozy, and had everything we needed to prepare a full holiday dinner. It was the ideal, comfortable base for our family gathering.A major highlight was the kid-friendly clubhouse amenities. Our children loved the painting activities, pickleball, and the special Thanksgiving cookie decorating. The host was also wonderfully responsive and made the entire process seamless. We created great memories and highly recommend this property!

    This home was the perfect house for my 60th bday ! It was exactly like the pictures . So much to see and do on the property! The lake views were amazing ! So happy we chose this house ! Will definitely rent again but in the summer !!!

    Lovely and charming home right on the lake. House had everything we needed with tons of activity related amenities for the lake and in the house. House is full of light. Clean with comfortable beds and lots of places to congregate inside and out. Host was easy to reach whenever we needed anything. We had 8 adults and there was plenty of room and bedrooms for all. This house would be great any time of year!

    Satisfactorilly accommodated 3 generations of 14 persons fron 3 to 74. Fully equipped for fun and activities galour. Owner responded to all questions and needs immediately. In a very comprehensively equipped summer community. Great time1

    This house had it all it was perfect for our family Stay the kids enjoyed the arcade machines, and playing pool and jumping off the dock into the water while the adults enjoyed sitting around a fire or watching the sun come up from the deck while we enjoyed our coffee.We were able to use the kayaks and canoes for a short paddle to see two huge, bald eagle nests full of babies, and the two parents flying aroundWe arrived on July 4th and were treated to a spectacular fireworks display that evening.We enjoyed the day, renting a boat at the nearby lake. As well as a day at the claws and paws zoo right around the corner.There’s a grocery store right around the corner or if you prefer a little bit more shopping It’s about a half hour drive to Scranton.Owner was very friendly and very accommodating would absolutely return to this property again.

    The house was clean and beautiful. It rained all week but 2 days so it was nice to have all of the games and the Karaoke machine. We had my parents who are in their high 80's so they had some trouble getting down the stairs to get to the back yard but there wasn't an issue with the property. If you do have elderly people just know that there are stairs and a good walk to the water. Over all we had a great stay.

    We had a wonderful time! Due to the drought, the lake was too shallow to fish in, but thankfully there was nearby water that allowed us to fish. The house was great! Roomy and had lots of things to do/entertain us. The kid's room was great also. The home was very clean and up to date. We did not get to utilize the community center. We had a great time, Regina was ver hlpful and reepsonsive. Would recommend!

    I can’t even begin describe how perfect this place was. The beds were comfortable. Amenities were plentiful. Tons of towels! There were so many activities to do and even when it rained for two days, we were never bored because we had ping pong and pool and karaoke. We fished, swam, and checked out the pool at the main lodge. We had 4 adults plus 7 kids with us (kids ranged from 6 to 16) annd everyone enjoyed themselves. I highly recommend this place and definitely plan to return next year.

    Our family enjoyed our stay, no complaints. Just one observation, the ceiling fans and recessed lights were on the same switch and since it was a hot week, we decided not to turn them off until our last day. Maybe look into putting them on separate circuits.

    Lake Vibez was amazing. We enjoyed this beautiful home with it's many ammenities. Using the kayak, paddleboard, and canoe was a lot of fun. Regina, the host, was awesome to deal with, very helpful and quick to respond to any questions. We would love to come back to Lake Vibez in the future!

    Stayed here for a family reunion and we had a wonderful time! The lake was beautiful and we enjoyed the equipment available to use on the water. The backyard was lovely with a nice fire pit and fun stuff for the kids. The community has a great little beach area with a pool that we went to almost every day. The community definitely feels very friendly and safe. It only rained one day and we decided to have a “house Olympics” with all the different games (pool, ping pong, etc) in the house and we had a blast! Also be sure to check out the art center where we were able to paint pottery. Grill and kitchen were great, we had everything we needed and beds were all comfortable. There was a heat wave at the start of the week so it was a little warm but it cooled down as the week went on. Overall fantastic time. Thank you!
