** By booking this reservation, all communication (welcome message, check in instruction and keypad code) will be sent via your email, not via Vrbo messenger.

✍️ Guest MUST answer all pre-booking questions (even on instant booking) to make sure it`s a good fit as well as to help us prepare for your stay.

✍️ Guest MUST provide a security deposit ($250) and matching driver license ID (if profile has zero reviews, bad reviews, is local, and/or one night stay).

** Maximum occupancy is 10. If there are more than 10 people at any time, a valid & verified noise complaint or more than 3 vehicles at any time, you agree to forfeit the reservation (no refund) along with immediate eviction.

We follow and abide by all rules by the city of Glendale, state of Arizona and Booking Channel and do NOT allow any Large Gatherings or Parties to maintain the integrity of the neighborhood and respect the families around us.

** Pool NOT heated.

** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here and the exchange of a tank is about $14. Firewood for the firepit falls under the same guidelines.

** The city is very strict on this and if you have any other unauthorized persons, over max occupancy or more than 3 cars, you are subject to forfeit your entire reservation.

** Cars may only be parked in the actual driveway and/or 1 car fits in the garage. NO STREET PARKING ALLOWED.

Before your booking begins, you`ll need to verify your details through Know Your Guest. You`ll also have the option to choose between paying a refundable security deposit or purchasing a non-refundable damage waiver. We recommend choosing the damage waiver as it provides protection in case of accidental damage during your stay.

Please note that after your reservation is confirmed, you`ll be asked to validate certain information about yourself and select one of the following two options:

1. Damage Waiver/Application fee (non refundable) = $20 AMT in superhog.

OR

2. Security Deposit (refundable) = $150 AMT could take 5-10 business days max

- In compliance with City and State regulations, and to maintain the integrity of the neighborhood, we do NOT allow any large gatherings or parties. (Any unauthorized/unregistered vehicles or guests will result in immediate eviction with no refund of stay and complete banning from the booking channel where they completed the reservation. See house rules for more information.)

- Any stays approved for 28 days or longer will require the guest to sign a formal lease agreement and/or complete process with affiliated Arizona Real Estate Brokerage or property owner. This ensures the protection of both parties for extended stays.

- Use of security cameras, noise-aware sensors, and valid neighbor noise complaints can be used against the booking individual and will lead to immediate eviction with NO REFUND and a ban from the channel where the booking was made.

- USE OF POOL: The property is not staffed. The guest is responsible for their own safety. Owners and management are not responsible for any accidents or injuries.
- Please do NOT remove the vacuum from the pool as it will damage the pool pump, and if replacement is needed, it will fall on guest.

- All pre-booking questions must be answered (even on instant booking) to make sure it`s a good fit as well as to help us prepare for your stay. We must obtain a driver`s license or ID from the person making the reservation, if you are:
1. new (on platform);
2. local to the area, and;
3. history of bad reviews.

- We ask that you please respect set check-in and check-out times. There`s a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.

- By booking this reservation, you agree to pay a $100 fee if guests haven`t checked out the property by 11:30 AM. ($50 additional for each half an hour thereafter).

- We will accept 1 dog maximum with a pet fee of $200 (no other animals sorry). This must be paid up front and aware to us prior to your stay or reservation is void with no refund (you must bring a kennel to place the dog in that way the pup is not roaming freely while you are gone). This is to minimize the risk of damage to the furniture. Guests must clean and pick up after your pet. (The Pet fee isn`t an additional cleaning fee. So if there`s additional cleaning needed to be done, there may be extra charges = leave the place as if there were no pet there.)

- (If) Emotional support animals will have a pet fee of $150.

- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.

- NO smoking inside the home or within 15 feet of any windows or doors. This impacts future guests` stays and there`s a fine of a minimum of $750. (Person that books agrees to this minimum fee as it represents their entire group.) If you plan on smoking outside, please dispose of any butts in the trash or there is an additional cleaning fee.

- Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.

- The city trash pick up comes every Monday. It would mean the most to us if you could take it out on the street anytime on Sunday.

- If any House Rules are broken, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior).

- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

- This house may have a BBQ grill, and the cleaners brush the grate/coils of the grill. However, it is not deep cleaned for every arriving guest. If you plan to use the grill, please use the provided brush. If it`s missing, kindly purchase one from the store, and we will reimburse you. Alternatively, please message us, and we will deliver one.

***WHEN YOU CHECK-OUT***
- Late check-out fee: $100 for every additional hour beyond the check-out time.
- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.

- Return any physical keys to the lockbox (if you`ve received one) to avoid a $250 charge for a missing key.

- PLEASE make sure to put the temperature of AC to 80 degrees.
- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit.
