    Pros: Location is great! Close to everything. Better location than Cinnamon Shores. Has a great deck and a nice grassy front lawn. Nice extras were the grill, the extra large tv, and the arcade, washer/dryer. Conns:This place is a dump. The main door with the keypad to get in had rusted hinges and fell off completely during our stay. A whole wall of outlets didn’t work in the main living room (was not tripped breaker). The towel rack was broken in one bathroom and fell off continuously. Much of the furniture was dorm room cast off and tacky. Some of the tv remotes needed batteries. The kitchen wasn’t very well stocked and didn’t have basic essentials that most rentals have such as salt and pepper. We had to go buy a can opener. Most of the coffee cups were too small for the supplied Keurig.Very little toilet tissue was supplied. The yard had dog poop throughout. One of the bedrooms had broken blinds and the last renters had attempted to repair it by duct taping a piece trash over the break. Somehow the cleaner missed this prior to our arrival. There wasn’t an accessible outlet on the outside of the house. We finally found one in the a/c unit in the back yard and had to squeeze our golf cart between the house and the fence to get it back there to charge it. There isn’t an outdoor shower, not even a water hose to spray off after being at the beach or to clean your floats before packing up. Stuff like this is standard at any beach house I’ve ever stayed. Overpriced.

    This house was perfect for our large group of 16. We cooked a big dinner Saturday night and used one of the kitchens and the grill. There was plenty of space for everyone to eat. Everything was clean and we did not see one bug that was mentioned in previous reviews. I highly recommend this place.

    Although the house has an interesting layout, we really enjoyed both the indoor and outdoor spaces. There was room for all the people and all of our things. Overall it was very spacious for our large group. Unfortunately it was not very clean but that may have been because there were renters in right before us and they were trying to flip multiple properties and we were allowed to check in 1 hour after check in hours were supposed to occur. Several of the shower drains don't drain well and need some attention.l There was also a lot of random things left in the house, looks like someone moved out in the early 90's and left some of their things like random printers, hair rollers, etc. Also the kitchen was not well furnished with pots and pans. They were well used and we spent more time trying to get food unstuck from them than we did cooking in them. With all of that being said, we would consider staying here again but would bring needed pots & pans.

    House had enough bedrooms and bathrooms to support the number listed. Two huge living areas, a game room for kids and a fenced in front yard with a large deck. Within 5 mins. of the water. Furniture not very comfortable in the living room areas, good kitchen area and storage for food. Overall the house servered all our needs for a great family vacation.

    The house was big enough for our group of 7 and the beds were good. The problem was the roaches. Bunk bed(which has no ladder) was a concern because the ceiling fan is too close. Ceiling fan in bathroom was very dirty.

    I surprised my husband with a family getaway with our adult kids for his 60th birthday, & this place was perfect! We had plenty of space for everyone-indoor & outdoor! There were 10 of us, & we had plenty of parking for everyone. They also provided plenty of the miscellaneous items like soap, shampoo, conditioner, etc…They have everything for cooking; however, I would suggest bringing your own skillets.

Only notes I would make would be some bathrooms don’t have great water pressure, floors are soft in some areas and there were water roaches. Given this is a coastal home some things are to be considered possible.

    Rating Details: The property manager was more than helpful. The vacation rental was clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Overall, this property met the basic needs for our group; however, I would not have paid as much for this property knowing there are some serious repairs and easy maintenance that need attention, even for general safety. Flooring is coming apart and has gaps throughout entire house. The arm of the chair in upstairs balcony literally crumbled when leaning on the arm rest. Toilet in the bathroom near the kitchen didn't work properly (you have to wait until it fills after 10-15 min. to flush. A note would help instead of figuring this out on our own). The wifi of the property doesn't match what was sent in the text from mgmt. Finally found something on the refrigerator, & even at that, wifi hardly worked. The placement of the fridge is not ideal as you can hardly get into the freezer. It doesn't fully open and is narrow. The couches need to be replaced as they felt like you were going to fall through them. Finally, there were roaches crawling behind the couch in the main room next to the kitchen two nights in a row. Definitely needs regular pest control. Finally, I would recommend supplying beach towels to guests. Every beach vaca rental we've previously stayed at provides them. Since this was a vacation, I don't want to be bothered calling for repairs or requests. Don't mean to be so negative, but it just seemed like it needs a lot of work that hasn't been suggested by prior guests. On the positive side, this place was in a great, quiet location. Loved the easy access to the beach and shops. It was also very spacious and had ample parking. This place has potential, but needs a lot of love. I would recommend caution in this house given the flooring and chair situation. If major fixes and basic upgrades were in place, I would consider this in the future.

Overall, I do not recommend this vacation rental. Reviewer Comments: The 2 large living spaces are great for a large crowd. The fenced in yard is great for kids. However, the kids beds are upstair accessible by a dangerour metal spiral staircase, the other bedroom only have fulls or queens with very rough sheets and a thin blanket. There are no extra blankets. Only 1 or 2 thin towels per bedroom. There is a septic smell entering the house. The fridge in kitchen is next to a wall so you cannot access the freezer. Although a separate freezer upstairs you have to go up the sprial stair case to access the freezer. The cushions on the wicker sofa are paper thin, very uncomfortable. I will not stay here again.

Overall, I recommend this vacation rental. Reviewer Comments: We all just needed to get away. Been working long hours not been Port, A in a long time to our surprise. Wow it’s all changed. The growth is amazing not to mention our house that we stayed at just perfect for the amount of us that wanted to get away on a small trip. We definitely will come back and want to stay in the same house. Also have recommended it to my daughter which she stayed with us loved that they’re coming back and bringing their Hill Country youth ranch from Kerrville to stay there as well.
