20 min from white sand beaches is EDEN MANSION, a 7,000 sq ft mansion and 2,000 sq ft guest house, with 400 ft of gorgeous bay views.

4 fairly private acres, filled with dozens of oak trees and lush greenery; you will be in another world, watching dolphins play. Boat launch just down the road.

15-20 minutes away from Destin beaches, on 4 acres of bayfront, is EDEN MANSION and its GUEST HOUSE, which TOGETHER total 10 bedrooms, 9 full bathrooms, and 2 half baths!

This property is located in the Choctaw Beach neighborhood, filled with bay views and boats. A sprawling lawn, half sunny and bright, and half filled with dozens of shady oak and cedar trees. This property is often booked for large family gatherings, corporate events, weddings, fishing trips, baby showers, bachelorette gatherings, and more, but always ask for a tour (please do not trespass). Events do require special permission and might include extra cleaning fees or an event fee.

Trash nights, wifi info, and other helpful info are found in any of the dozen house manuals on the property, spread across all the rooms.

The property has an enormous in-ground pool, plenty of lounge chairs, and outdoor seating to dine, relax, or have conversations staring out at the bay.
We have Kayaks for your personal use, as there are places to kayak, such as Turkey Creek. Spring and Summer will see many roses and azaleas bloom all over. The late Fall and Winter will be green and show signs of fall leaves.

Please know that there is a very busy road between the home and the bay; kids should never be left unattended. Always lock the pool gate when adults decide the pool time is over for the day.

Summary: The mansion sleeps a total of 21 people between 1 King bed (2ppl), 6 queen beds (2 ppl per bed), 1 sofa bed (2 ppl, Sunset bedroom), a beige feather daybed in the formal living room (1 person, twin size), 2 twin beds in the kitchenette rm (1 per bed, trundle, one pulls out from under the other), and the big white den sleeper sofa (2 ppl).
The guest house sleeps a total of 8 people between 3 queen beds (6 ppl) and 1 sofa bed (2 ppl).

Sunset Bedroom: 1 Queen bed, 1 sofa bed. Has full Jack and Jill ensuite bathroom with its shower shared with the Sunset bedroom.

DOWNSTAIRS:
Apartment Wing: Siren Bedroom (Tower floor Bedroom): 1 Queen, ensuite full bathroom
Kitchenette room: 2 twins (trundle bed, one under the other and it pulls out) and ensuite full bathroom. The kitchenette room walks through to the Siren bedroom, but the Siren bedroom also has its own exit to the back patio.
Additional sleeping:
Formal living rm beige feather sofa facing the bay is the size of a twin bed.
Den white sofa becomes a sleeper for 2 adults or a bunch of kids.

GUEST HOUSE:

3 bedrooms, 1 Queen bed in each room. Each bedroom has its own ensuite bathroom.
Living room sofa is a bed.

Additional Beds by advance request:
Twin beds (2 available) $200/per stay
Full-size beds (2 available) $300/per stay
Folding 6-8 thick” memory foam floor mattresses (4 available, suggested for kids under 10) $50/per stay.


Weddings/Events at Eden Mansion

Please read the following carefully and refer to it at any time.

Congratulations! We are honored that you chose to have your wedding or event
at the Eden Mansion.

We are a vacation rental that allows events, not a “wedding venue.” However,
we do include helpful things to borrow for your big day to make your event easier.

We do include an event fee for weddings over 35 ppl, and this is what it covers:

-One additional trash removal service outside of your regular trash pickup days.
You as guests are responsible for taking the trash out on stated trash nights BUT
if an event creates a lot of additional trash outside of these trash pickups, you can
message me and request 1 additional trash removal. They can be there same-day,
often in under 6 hours, but advance-notice is very helpful.

-Borrowed, do-it-yourself use of our 7, 8’ rectangular tables and 60 folding chairs, 4 round bar- height cocktail tables (for standing guests).

-Borrowed, do-it-yourself use of our white chair covers and table covers.

-Use of our 2, 7’ round arches (located behind the guest house back door) which can be decorated by you, if you wish.

-Use of our enormous Faberware coffee urn, found in our kitchen cabinets.

All borrowed items must be returned to where they came from, and any covers laundered (they can be placed in dryers upon leaving).
Please remember we are offering these as a helpful courtesy. We are a vacation rental, not an event venue. If you do want assistance setting up/breaking down or cleaning up, my cleaner can be hired at $35/hr. She can bring an additional person if needed to get it done faster for you ($70/hr). She should be booked in advance, and may not be able to accommodate short-notice requests, especially in June or July.

-You can move furniture around carefully, but it all must be put back in its original places.

-Early check-in (2 pm or sooner) and late check-out (2 pm), August through May. Early check-in/late check-out dates in June and July are not guaranteed, as June/July are very busy rental months and we may not be able to accommodate either or both.

36-50 guests, $600
51-80 guests, $800
81-100 guests, $1,000

If your guest count drops to a lower number by the date of your event, we can send you the refund for the smaller group.

House Rules:

All loud music and very loud groups need to come inside after 9 pm on weeknights and 10 pm on weekends. There are neighbors nearby. Please remember this is a vacation rental that allows events, but not an event venue.

Catering, florists, DJs, tents, and other event needs are allowed.

Trash not taken out on trash nights (instructions on where it goes/when are in the house manual), not putting borrowed items back such as folding tables/chairs, not laundering covers, and not moving furniture back will result in extra fees.

Extra parking is on the lawn around the side and back of the guest house and near the back guest house gate. We can usually fit around 10 vehicles. You can also park around the back road along the length of the property for same-day event guests, but not overnight guests. Parking elsewhere on the property could cause damage to our sprinkler system. Always ask if you aren’t sure.

Please schedule a tour. We are happy to help you. Please do not stop by unannounced, as you may be disturbing other guests at the property, and this will result in us denying your booking. Even if our calendar shows the place is open, it may not be. Please do not trespass.

Guest access
Guests have access to the entire property. Any locked doors are off-limits (sheds and managers closets).

Other things to note
The house includes ALL things you'd find in a kitchen to make most any meal, AC, heat, a fireplace, and a HUGE ice maker for large groups.

Please do not allow kids/pets to run free without supervision. There is a busy road between the front of the house and the bay. Please make sure children are always supervised when using pool. Kids should not play in bushes/tall grass by the front edge of the property due to the presence of potential snakes, spiders, etc. We keep them out at almost all times, but you should ALWAYS pretend they are there. Fire ants may be present on the property; we do constantly treat for them and are able to keep their numbers drastically down.

You MUST take out the trash on trash nights, especially since you have a large group staying with you.
