Point B Exclusive - This luxurious Cape with pool was recently renovated and transformed by noted architect Patrick Ahearn.
The single floor design features nicely integrated indoor-outdoor lifestyle and flow, with numerous French doors opening out to pool and deck area.
The indoor living space has a modern layout with open Living, Dining, and Kitchen Areas. The Living Area is centered around a media center and built-ins. It opens to the Dining Area and Kitchen.
In addition to the dining table, there is also a lounge area with two club chairs in the Dining Area. The Gourmet Kitchen has butcher block counters and stainless appliances. French doors from the Kitchen and Living Areas open out to the deck and pool for outdoor entertaining.
The Primary Bedroom with deluxe en suite Bath is at the end of one wing of the house. French doors open to the pool and deck, and nearby outdoor shower.
Two of the four other Bedrooms share a full bathroom, while the other two Bedrooms sit at the opposite end of the house and share a full bathroom.
The house features a coastal color palette throughout, with some beadboard and v-groove accents.
The outdoor living centers around a heated 16 by 32-foot saltwater, gunite pool. It is wrapped on two sides by a large deck, with areas for lounging, sunning, dining and grilling.
There is also a private backyard area, and the grounds are professionally landscaped with privet hedge, hydrangeas, and rhododendrons.
With its convenient in-town location, the bike path is nearby, and downtown, with its restaurants, shops, and harbor, is a 5 or 10-minute bike ride.
NOTE: The pool is heated to 81 degrees and included in the rent for July and August. There is a weekly surcharge of $250/week in June and September, and a $350/week surcharge in May and October. The pool depth ranges from 3 1/2 to 6-feet.

My wife and I hosted friends for a week in the Norton Orchard Rd house last week. The house is nestled down an unpaved country lane among similarly modest homes. Quaint and quiet and lovely. The house is full of light and features views of the expansive deck and pool through the many French doors and windows in the back. The kitchen was tight, but had everything we needed to cook and prepare meals and the dining table and family room area served as host to gatherings, games, and naps. And, the location! Our friends came in and left on different days, so we made several trips to and from the airport — easy peasy because it’s less than ten minutes away. We regularly walked into town to get coffee or meals, a therapeutic massage, or meet other friends also on holiday. The Sherriff Sanctuary is close, as well and proved a relaxing respite we could easily walk to. We brought kayaks from home and accessed ponds and beaches which while idyllic and romantic, leaves peeps in the house with no transportation. This was a burden to some last year in Katama, but in this in-town ish location was not limiting to anyone’s good time. The house is appointed well with an outdoor grill, towels aplenty, comfy beds and sheets, two sets of washer dryers, and so many bathrooms that no one had to share. Everyone wants us to get this house next year instead of a fancier house on the water. We’re inclined that way, as well.
Loved everything about the property, would recommend without hesitation
We stayed in this beatutful newly renovated home for a week with our 4 adult boys and enjoyed every aspect. The home is lovely and clean, the kitchen met all our needs, the common areas are comfortable with ample seating and nice decor, and the pool and backyard are lovely. We did heat the pool so we used the backyard nearly every day. The outdoor area is equipped with an extra large grill that came in handy. For us, the only down side was the smaller size bunk and twin beds as all our boys are 6 ft plus and the two car driveway with no street parking. Overall, I would highly recommend.
We had a wonderful time at this beautifully renovated home. While it is in walking distance from Edgartown and a short 10-minute bike ride from the lovely State Beach, we found it hard to leave the serene pool, the amazing deck and the quietude of the neighborhood.
