All Decked Out is the perfect getaway for couples or families looking for serene privacy during their vacation. This home features a modern chalet overlooking the lake and an adorable guest cottage in the woods. This delightful property offers a total of 3 bedrooms plus a sleeping loft and 3 bathrooms.

A long, winding gravel driveway leads through the woods and farmland to the chalet style house, which boasts a beautiful wrap around deck and stunning views of Seneca Lake! The side door leads into an airy great room, featuring hardwood floors, a small electric fireplace, cozy sofas for lounging, a dining table that can expand to seat 10, moveable bar seating for 2, and an open country kitchen. Two sliding glass doors lead outside to the deck and provide an incredible view from anywhere in this room. Eat your meals on the deck with the large table that can seat 8 and a separate high top set that can accommodate 3. Pull up one of the rocking chairs an enjoy a relaxing view of the sunset.

In the rear of the main level are two bedrooms, each with a queen size bed, and a full bathroom with shower/tub combo.

The loft stairs are near the entry door and lead to a versatile, spacious sleeping area for adults or children. A king bed and queen sleeper sofa provide comfortable sleeping for 4. The ensuite bathroom is on the right, and features a sink, commode and shower.

The walkout, lower level is completely finished, with a large family room, additional bedroom with king size bed and queen sleeper sofa, and a full bathroom with shower. and a bar area with mini-fridge. A large, flat screen TV with DVD player is available for watching movies or playing video games - you'll never be bored in this great vacation home! Just off the family room is a patio with a hot tub, overlooking the lake and just waiting for tired souls to enjoy after a long day of wine touring.

Wooden stairs with a railing, lead down a path to the lakefront stairs. At the water, a large (12' x 16) pavilion, complete with a fan and mini-fridge, has plenty of seating space for enjoying snacks or lounging out of the sun on hot summer days. With over 100 feet of natural, walk-in lakefront and a fire pit for evening campfires, this area will appeal to guests of all ages. For those that bring or rent a motorboat, there is a large permanent dock and 4,000lb boat hoist available. If you prefer more laid back lakefront enjoyment, a collection of non-motorized watercraft are provided for exploring the miles of beautiful shoreline on Seneca Lake.

Located only 6 miles from Watkins Glen, All Decked Out is convenient to area shopping, groceries, great restaurants, and of course several of the area's best wineries!

**Because the driveway next to the house is steep, guests with 2 wheel drive or low clearance vehicles should park on the parking pad above, and walk down to the cottage and house. The gravel road is not suitable for low clearance cars or limousines. AWD or 4WD is strongly recommended. Please be sure not to tear up the gravel parking area.

Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests.

    The place was absolutely gorgeous, and had so many wonderful amenities. Being able to hop onto the kayaks at any time was such a treat! However, the sleeping situation was pretty rough. We had 14 people and 4 ended up sleeping on couches because the 2 pull-out couches were caved in and extremely uncomfortable. I would love to say that we would come back one day, but it was pretty expensive for uncomfortable sleeping accommodations.

    The house was cozy and big enough to fit my family of 16! The view from the deck was stunning and it had great furniture outside. There’s a lot of steps to get to the dock and if you don’t have an all wheel drive car, it could be difficult to park your car close to the house. Otherwise, we had a great time during our stay!

    Went for a girls’ trip, and it was the perfect amount of space and beds to accommodate 8 women. We loved the hot tub and spent time on the main floor deck enjoying the weather. We didn’t have time to use the fire pit and kayaks but loved that they were an option. My only suggestion to the management company would be to give a little more details on the location/finding the property. We had a few ladies who had trouble finding it the first night after dark since it’s on an old country gravel road. Only giving four stars because the plumbing was a bit strange—toilets made very loud gurgling noises for several minutes after use and water pressure was not great in the showers. But this may just be unique to the remoteness and/or age of the home. Also super minor, but make sure you bring your own salt and pepper, olive oil, coffee filters, and wine/bottle opener as we had to purchase some of the basics at the local Walmart.

    Great location. The house is lovely. Beds were comfortable. The kitchen is well stocked with everything you need as far as cookware and utensils etc....We wanted to have a campfire, but didn't realize we'd have to carry wood down 106 stairs to the pit multiple times in order to have enough for the evening. Would suggest putting a gas fire pit on the main deck by the dining area. Needless to say we never had a campfire.

    The property needs some minor maintenance. There were issues with sliding glass door screens; the dishwasher; the drains in one of the bathrooms; and other m8nor things. Management was quick to respond but someone needs to look at the house overall.

    This house has stunning views- the deck and dock are both amazing places to spend time. The Amenities are excellent, and we especially enjoyed the canoe and hot tub!. Overall very few complaints about the house itself- comfortably slept a crowd of 15. The driveway is gravel and a little tricky for less powerful vehicles to get up/down, even just to get to the parking pad. No one got stuck, but I would definitely avoid coming down the lower driveway unless you have 4x4 as there isn't much room to get a running start and the gravel provides little traction. Only issue we ran into was with the check in process. I was sent a code to get into the main house a few days prior. When I called for instructions to get into the guest house, i was told that I would receive a phone call at 4PM on the day of check in with the additional guest house code. No one called, and i had to call the property manager emergency line multiple times to get a hold of someone to give me the guest house code. They weren't very apologetic about the situation, so that was a bit of a frustration. I'd definitely try to make sure the kinks in this process are worked out for future stays.

    We had a family vacation with my children and their families (4 families in all). We never felt cramped for space even when it rained and we were all in the house. The amenities down by the lake were perfect. It is a lot of steps, so having a mini frig, grill and covered bar area were great. We had the best time having water gun wars down by the lake, playing ladder golf in the driveway and getting in the hot tub. We are really enjoyed the foosball table too. Would absolutely recommend this house.!

    Yes! Beautiful deck and view of lake. Plenty of room to accommodate four couples. Loved the fire pit and raft . In the heart of wine country! Only drawback was the water pressure and showers.

    We had a great time with all our children, spouses and grandkids. House had plenty of room for all of us. My husband and I enjoyed the separate guest cabin everything was great the grandchildren loved the lake. We played games on deck and had fun swimming , floating and campfires. I would suggest a gate on the deck to keep little ones contained and some Improvement to the water pressure in the house. We had16 people in total ages 2 months to 72 and we want to come again next year.

    We had a very relaxing and enjoyable time at this property. It was a nice change to get away for the Thanksgiving holiday and the views alone made this trip. Here are my 3+ and 3-.... 3+ - The cabin was nicely appointed and well outfitted. Cooking Thanksgiving dinner here was a breeze because we had everything we needed. - The location is fantastic! Close to everything and being lakeside is the way to go @ FLX. - We encountered a problem with the hot water heater and they sent someone immediately to fix it! This was the day before a holiday. Nicely done! 3- - Ok I know in order to be lakeside @ FLX, that means you have a descent. We didn't have 4WD and one of our cars got stuck down at the main house. I wish there would have been better driveways or somehow access made easier. It was tough getting my 70-something parents up and down the hill every day. - The shower in the main house upstairs loft is almost unusable because it's so small. My 6'3 husband didn't fit. - Some of the TVs had parental locks on the
