This is a wonderful, spacious, traditional seaside townhouse, built at a time when wealthy Edinburgh families also bought a house by the sea in order to cool off on those hot summer days.

Laid out over 3 floors, the wide staircases are a feature, particularly the winding staircase between the first and second floors (note; they're a bit too wide for standard stair gates, so may not be ideal for young children). The Living Room is positioned on the firstfloor, as was the norm for the time, with 3 large windows that let the light stream in. From the top floor there are views over the roof tops to Arthur's Seat from the front and across the Firth of Forth to Fife at the rear.

The house offers 4 bedrooms, Living Room, Dining Room, Kitchen, Family Bathroom with Jacuzzi bath, a WC on each floor, full gas central heating, high pressure hot water system, Primary Bedroom with ensuite, WiFi, Smart TV, travel cot, high chair, iron and ironing board, hair dryers, linen and towels.     We had a family trip for a Masters Graduation at the McEwan Hall on the Saturday, so a special weekend! The communications from Patrick were excellent, and the house is just beautiful: lovely artwork around the walls! Plenty of space (just 4 of us). Portobello is also lovely - nice dinners taken at Miro's and the Foresters Guild.

    We loved our stay in this beautiful house. Nicely decorated, including lots of lovely pictures. A very well stocked kitchen, with everything you might need for cooking. Plenty of space, lovely living room.The house is in a great location, 2 minutes from the beach, shops etc 1 minute in the other direction. Regular buses take you right into Edinburgh within 1/2 hour. Would highly recommend this home.

    Great communication when booking. Lovely house - so convenient for the beach, promenade and coffee shops! A warm welcome from Roslyn with the keys, and a warm house - very much appreciated on a blustery weekend.     The house was brilliant and felt like a home. It was warm and comfortable and had everything we expected and more. The location was brilliant with lots of place to eat and drink on the doorstep. There’s also a supermarket a few minutes walk away. The bus service into Edinburgh city was so easy to use and very frequent. Communication was excellent. Parking outside the house was challenging but there’s plenty of other options. This is one of the best holiday homes we’ve rented and we will be back!

    Patrick couldn’t have been more helpful in anticipation of our visit. The house is very well equipped, beds comfortable and spotless, showers lovely and hot. The bus service is minutes away direct to the city and plenty shops/bakeries nearby for provisions. The only mark-down is on the ‘child-friendly’ question which Patrick answers in the description of the property so on your own head be it! The stairs not suitable for stair gates would be the only issue with smallies - otherwise a great spot near the beachfront with the kids. We all enjoyed our stay and the friendly host Roslyn was lovely too. Many thanks!

    An absolutely wonderful home for a large family or group of friends to stay at! There were 7 of us in our party and the home was a great size for us. All of us having beds, ease of use of the restrooms, and a dining room large enough to accomodate those late night meals after a day exploring the city. Couldn't have been better for us!

    Cannot say enough good about the property. Firstly, we were Not downtown Edinburgh, which whilst delightful, is tiring and retreating to the coastal stay was so welcome. A close walk to the beach, lovely bistros and shops. Downtown Porto Bello has everything you need, and the coop is half a block from the house. I really couldn't have planned it better. The one year old loved the playgrounds and beach and so many dogs. I loved coming back to the house after a long touring day and eating well in our well appointed kitchen and having a quiet retreat away from the glitz of Prince Ave. Interior was interesting as the original building design is left in place. The parlor is lovely and the dining room was great to gather the family. We didn't spend time outside garden behind the house as the weather was so beautiful it was usually dark on our return. The beds were firm and bedding was lovely. We had room to chill out (baby needed naps) and again, so close to everything. Also, the bus to town is direct and pleasant and we parked the car and didn't move it till we went to Bannockberg. So nice not having to find parking downtown. As you can tell, we really enjoyed the house, the area and the people. Thank you Patrick and your neighbor too!

    Every now and then you come across a place that is so amazing that you actually consider NOT recommending it to others just so you can keep it to yourself.This place is a slice of heaven. Comforable, cozy, clean with a full kitchen. Next to Portobello beach, which was perfect for morning strolls with Lorne rolls and a coffee in hand. Close enough to Edinburgh to do all the touristy stuff but far enough away to avoid the crowds.

    This place was in a quaint location. Super quiet and close to the beach. Very clean and spacious. Very well maintained and overall amazing. Kitchen was very well equipped! Manager was so nice and welcoming. There’s even a store a couple min walk away for groceries. Bus stop was a short walk also and a short commute into downtown Edinburgh.

    A beautiful house with loads of charm and character, in an absolutely gorgeous town. Very clean and with everything we needed. Patrick was always quick to reply to any messages and friendly and helpful and the check-in was easy.Luckily we didn’t have a problem finding a parking space and they do seem to come and go throughout the day. Would definitely come back to both this property and to Portobello. Portobello is a very chilled place with a happy vibe and loads of very happy doggies on the beach! Loved it. Thank you.

    This property was beautiful, in design, comfort and cleanliness. It was so close to the beach and other amenities. There are a lot of stairs as it is over 3 floors and as the description states, they are wide so a stair gate won't fit, so if you have very young children, this is something to be mindful of but we managed OK with 2 under 5's. The outside space is small in relation to the house, but it was lovely to have it and was nice enough to be able to sit outside.. We were very lucky with the weather so that we could use it. The kitchen is very well equipped and modern. We were lucky enough to get a parking space each (2 cars) and we used buses to get around to do all our sightseeing. The bus stops are very handy and close to the property. There were 8 of us staying for 4 nights, 6 adults and 2 children and there is plenty of space so that you didn't feel cramped. Would 100% recommend. Thank you to Patrick and Roslyn for your great communication. Hope to come back again.

    Patrick's house in Portobello was an excellent choice for our group of 7 while attending a family wedding in Edinburgh last weekend. The layout of the house with bedrooms and bathrooms on 3 levels, a spacious living room, dining room and kitchen meant we had plenty of space to hang out together or be apart if we so wished. We had everything we needed and wished we could have stayed longer to take advantage of the attractive outside space and all the comfortable spaces inside. Patrick was very responsive when we requested some flexibility with checkout and Rosalyn (living nearby) was available to immediately address an issue we had with hot water. The location was excellent, minutes to the high street and beach by foot. And parking on the street outside was easy and convenient. Overall a great experience and highly recommended.

    Our family very much enjoyed our stay in Portobello. The house was great and there a number restaurants, pubs, stores nearby. Portobello provides a nice break from the hustle and bustle of Edinburgh, but all of the iconic sites in Edinburgh are only a quick bus ride away. We would highly recommend this property and look forward to coming back in the future.

    Beautiful home!! It was my husband and I and three adult daughters. With four bedrooms, very well stocked kitchen, comfortable living room, dining room and patio…..we couldn’t have asked for anything more!! Best bud system only 2blocks away. Download the Lothian Bus app. Their buses go everywhere you would want to go. It’s like GPS for busses, you can even buy tickets ahead of time. Close to bus stop, which is the only way to travel if you don’t drive on the left side!!! Two blocks to the beach and promenade. Definitely recommend the Beach House restaurant..best breakfast ever!!! Patrick and Roslyn responded quickly and provided helpful information and amazing hospitality. The price is well within reason and doesn’t break the bank!! Thank you for making our trip to Scotland so memorable!!! I highly recommend this property to anyone!!! Thank you.

    As a family of 5 including 2 couples and one single adult, this home was perfect. We all had bedrooms on separate floors and the second floor living room was a comfortable space to spend time together. The home’s location right by the beach with many restaurants was also lovely. *Note that if you are looking to see the tourist attractions in Old Town, you will have to take a bit of a bus ride to and from, and the traffic can make it a longer ride depending on time of day. But in many ways it’s nice to be away from the crowds and in the quiet beach and neighborhood setting. There are several grocery stores within blocks of the home and a large, well stocked kitchen. Also note that the washing machine is only a washer, not a dryer, but there is a large clothes line above the 2nd floor stairs that worked well. We had a very small issue with hot water one day but the host was very quick to respond and sent a neighbor over who got the issue resolved the issue right away. All in all highly recommend!

    The house was great! We loved the second floor sitting room and the proximity to the beach. There was a delicious bakery very close by. Our flight was very delayed and we didn't arrive at the house until much later than anticipated and Patrick was very responsive to our plight. The only drawback to the house might be the parking but we used public transportation and didn't pick up our rental vehicle until the day we left,

    My family (seven of us between 5 and 70) stayed here and loved it. Plenty of room so we weren’t on top of each other. The living room is amazing with the large windows and very comfortable furniture. Would’ve loved a whisky with the fire going, but it was a little bit too warm for us. A 2-3 minute walk to the bus stop for Edinburgh, the beach and a Co-op grocery store as well as restaurants. I could see parking being a concern, but also realized that Patrick offered to give suggestions (and we found a place nearby anyway). Lovely home and highly recommended.

    We were a group of 8 (3 couples and 2 singles all 64+). Patrick’s Portobello home was a welcome retreat at the end of each day! The home is clean, well maintained, and undoubtedly one of the most well-stocked VRBO homes we have ever booked! The coastal location is convenient for bus and train travel. Take Lothian Bus #26 in front of Portobello Town Hall for travel into Edinburgh (Princes St) and Waverley Train Station. Buses take either credit card or pounds. There are restaurants, grocery, pharmacy all within easy walking distance. A special shout out to Bayne Bakery, Butternut Squash, Esplanade, and Mira’s Restaurants! Communication with the host and caretaker were always quick and easy! You won’t be disappointed in renting this VRBO!

    This house is just fantastic! Very comfortable and spacious, and good public transport. Walking distance to Leith. Parking is tricky but you don't really need a car as everything is on your doorstep. Would not hesitate to stay again.

    We had a wonderful week staying in the Portobello house and visiting the Fringe Festival on about 4 of the days. Another day we hiked up Arthur's Seat for an amazing 360° view of the area, and another day we took a Rabbie's guided tour to Fife and St. Andrew's. For the days in Edinburgh, it was an easy ride on the 26 or 19 bus from Portobello High Street, just a block from the house. The nearby Portobello beach is charming, with a couple of casual restaurants and a long paved promenade for walking, biking, or jogging. Patrick's house is lovely, and just as described. We enjoyed the back garden, right off the well-equipped kitchen, on a couple of the less chilly days, for cocktails and dinner. The living room is exquisite, with extraordinarily high ceilings and comfortable seating. Patrick was immediately responsive in the lead-up and during our stay, and the kind neighbor Roslyn serves as the helpful onsite contact, for check-in and for questions or helpful local recommendations. We loved staying in the quieter Portobello (versus a busier more central location) and would choose it again, along with Patrick's home, should we be lucky enough to return to Scotland.
