Dawn was a fantastic host. She was always available and responsive even during the holiday. House was very clean and well kept. Would highly recommend for families looking for a nice getaway.

The property is beautiful, sunrises and sunsets were amazing! We had 18 guests in our group and the property was well equipped to handle us all! I would highly recommend this property for a great vacation!

Overlook Lodge was absolutely amazing!! A new home, nicely updated and super clean. Everything you would need and more in the kitchen. Bedrooms and bathrooms were nice and spacious. Outdoor areas were fantastic for adults and kids both!! Kids played wiffleball on the putting green area and adults enjoyed the pickleball court and deck. Fire pit area and hot tub amazing as well. Dawn was a gracious host, no issues whatsoever! Would absolutely go back!!

Amazing is the word that comes to mind when thinking about our time at The Overlook! Not only is the view spectacular, the house is so beautful and clean and decorated and stocked with such care and thoughtfulness. Our host, Dawn, was even more amazing. She helped make the planning for our trip and the stay so much better. She is such a joy to communicate with and is so very friendly and accommodating. My family agree that Dawn and the Overlook is our most favorite VRBO rental so far (and we have stayed in many rentals over the years)! Just looking at all of Dawn’s 5 star reviews will tell you this is a great choice! We particularly loves the majestic views off the back deck, the feeling of peace and quiet and solitude sitting on top of a mountain! Just perfect! Also, we brought our elderly parents, mom in a wheelchair, and Dawn thought of everything to ensure our parents were comfortable there. They had a fabulous time. We have precious memories of our time together here. Thank you again, Dawn!!!

We had a fantastic stay at this beautiful mountain house! The home was cozy, clean, and perfectly situated with stunning views that made it feel like a true getaway. One of the highlights of our experience was Dawn—she was an amazing host. Her communication was clear, timely, and thoughtful from start to finish, which made everything smooth and stress-free. You can tell she really cares about making her guests feel welcome. Highly recommend staying here if you’re looking for a peaceful, well-managed mountain retreat!

The home is beautiful and the pictures do not do it justice, Dawn was an incredible host! She was not only responsive, but proactive and thoughtful in the months leading up to our stay. Our family and friends gathered for a micro wedding the weekend between Christmas and new years, and it could not have been a better venue. The mountain road was rough getting up, but manageable for cars of all models (there was no ice at the time of booking).

The property is beautiful. The facilities are great and the property owner is delightful to talk to. We had 4 families there, include my wife and I and 3 of our children and their families totaling 16. There was just the right amount of room and we had a wonderful Thanksgiving. Unfortunately the weather was not great, with rain on the first 2 of 3.5 days, light snow on the second and the only sunshine as we were packing to leave. Thanks to Dawn for her kindness.

I don't know where to begin. Before we even stepped foot in this gorgeous home we had wonderful communication with Dawn. Three generations of my family had an amazing time. There was plenty of space and things to do at this property. The views were breathtaking. Five stars are not enough!!!!!

Overlook Lodge was absolutely fabulous! The home exceeded our expectations and was even more spectacular than the pictures. Our family of 13 had a wonderful time despite Hurricane Debby. There are so many games and activities for everyone of all ages. Dawn's communication was stellar and made the whole experience smooth and enjoyable from start to finish. She is beyond exceptional as a host. Looking forward to booking another trip to Overlook Lodge soon.

We had our annual family reunion at Overlook Lodge and it was absolutely perfect. We had 7 kids + 7 adults and all fit comfortably. The game room, back porch, and outdoor green space were especially loved. Dawn was a fantastic, responsive host. We plan on coming back!

The property was beautiful, equipped with everything we needed overlooking a beautiful lake and close to a marina. Highly recommended.

Excellent getaway for large family reunions. Breathtaking mountain view from spacious porches. Beautiful new house interior. So much for everyone to do: foosball, mini-pool, ping-pong, basketball, pickleball, putting green, hide and seek, hot tub, etc. Huge TVs and couches for some to watch COPA soccer and some the Orioles!!! Tennis courts and soccer field, hiking and boating and swimming 20 min away. Great carry out food close by. Oh, and enough kitchen and laundry equipment and beds for our large group! Owner Dawn was super responsive to our texts. A wonderful, relaxing stay to help us reconnect and build more great memories.

We had a large group and there was more than enough space. The views out the front and back of the house were fantastic. Dawn was just a text away for any questions. It was just a great week.

We were a party of 15 people ranging from toddlers to grandparents, including someone in a wheelchair. The house was perfect. The amenities were well thought out and amazing - from sheets to towels to firewood to kitchen amenities - we were impressed. The views were beautiful and the hostess was extremely attentive and helpful - and it was clear how much she cared that we enjoy our stay! I was so impressed and grateful. 5+ stars.

We are so happy we found this beautiful gem! The Overlook was the perfect place for our 17-person family gathering. Our ages ranged from 1 to 74 and every one of us had a wonderful time. The house is exceptionally clean and had everything we needed for our large breakfasts and dinners together. The home is in the most beautiful location creating a relaxing oasis from the daily grind. Dawn, the hostess, was amazing! She contacted me a week prior to our trip to give us recommendations for things to do in Raystown. She genuinely cared about our family having the best trip possible. We can’t wait to go back! Thank you, Dawn!

If you are a group of 3-4 families with kids and looking for a perfect stay on hill top with gorgeous view of lush mountain and lake and with ample amenities kids fun and adults engagement, look no further. Host, Dawn, is super nice and very responsive. Everything is very well organized, perfectly communicated and necessary signs are everywhere on the wall, just where you need them. Basement is so well thought out for kids. It has kids bedroom with bunk beds, big tv with sofa, bathroom, and ample games such as indoor basket ball, ping pong, mini pool, board games etc. Kids were by themselves all day long having a blast in the basement and came upstairs only during eating. Adults have hot tub, grilling, fire pit etc. Plus sprawling view of the mountain from the balconies and bedrooms were phenomenal. It was just perfect for our trip.
