Wonderful space for all ages! It’s our second time at this property and we hope to come back many more times!

This home was amazing for our large group! Bob and Carole truly thought of everything, in terms of comfort and amenities. The location was perfect and the house is gorgeous. Would stay here again in a heart beat!

We loved staying at the Lodge on Fall River. It was the perfect place for our group with comfortable living spaces, well equipped kitchens, lovely outdoor spaces with a beautiful view of the river. We enjoyed all the wildlife including elk, deer, rabbits, turkeys and bears! It was perfectly located just minutes from downtown and the RMNP. We loved it so much we have already booked it again. Bob and Carol were the perfect hosts.

This was the third time staying at the Fall River Lodge for our annual family vacation, you will find no better place that offers all the accommodations and amenities that the hosts Bob and Carole have arranged for their guests. We highly recommend the Lodge for anyone looking for a place that is located in the beautiful surroundings of Estes Park and Rocky Mountain National Park. P.S.  We love Fall River Lodge so much we'll be returning next year. 

We really enjoyed all the room and also the games and playground equipment. Spent quite a bit of time in the large ping pong table room on the main floor. The kitchen was amazingly well stocked with dishes, cookware, and spices. The stream that runs through the property is nice and I loved listening to it.

This was such a great spot. We were in what felt like the woods, but 5min from town. So much to do on and off property - shopping, bakeries, hikes, games. Perfect for our family reunion. And the hosts thought of everything we might need. We even got some bonus elk sightings on property. Highly recommend this place!

Our group of senior women celebrated our annual book club retreat at this amazing mountain lodge. The accommodations were most generous and quite spectacular.

Beautiful place! The hosts were fantastic! We keep coming back here as there is no better place for my family in Estes Park! This is so close to town and Rocky Mountain National Park! The hosts have thought of everything!

Our family stayed at the Fall River Mtn Lodge in July and could not have been happier. We had family from the age of 2 through 65 and there was something for everyone to enjoy. Everything was very well maintained from the foot path leading to the beautiful river to all the amenities/activities provided inside and outside you could think of. The hosts made us feel at home. Having it close to town was also a plus. Could not think of anything that we would have changed!

This was the best VRBO we’ve ever stayed at. We had our whole family in for a wedding and there was no shortage of things to do. We spent most of our time at the property in the pool, playing shuffleboard, ping pong, even mini golf! The house had plenty of space for everyone to have their own room. The river right behind is beautiful. And it’s in the perfect place close to town.

Property was great. My whole family fit comfortably and there were so many more ammenities than expected. We met the owners and they were very kind and welcoming. Thank you for an amazing stay!

This house is huge! It was exceptionally clean, and the view of the rushing creek and wooded acres was incredible. The house was fully stocked with all the amenities you would need, plenty of towels and high quality kitchenware. There’s even an ice machine! Outside had multiple seating areas to enjoy nature and the occasional elks that would appear in the yard. Inside we played ping pong, foos ball, shuffle board, pinball, stocked board games, and an antique juke box. The hot tub was fantastic. The house is charming with unique and antique decor. We had great communication with the homeowner all throughout the rental process. The host was so sweet and available if needed. Our group included 12 adults and three children ages 1 to 4. We had plenty of room and privacy with three floors of accommodations. Thank you for sharing your dream home with us! We are heading back to Louisiana with many amazing memories!

This is an amazing property!

This place has everything you could ask for and way more. Every detail was taken into consideration. It was exceptionally clean (even the hot tub was in perfect condition). The space is well designed and super comfortable for large groups with many gathering spots, but also a lot of cozy spaces for privacy. The beds were very comfortable. The kids and adults loved the games and outdoor spaces. And best of all- the place is full of beautiful and interesting antiques and artwork. Don’t hesitate- book now! Honestly, it’s the best vacation rental we’ve ever stayed at!

The most beautiful property. The home is amazing and has something for everyone. Our family enjoyed our stay and the owners are more than accommodating. The home was decorated so beautifully with all the Christmas trees throughout. We will be back!

GREAT STAY

I would give this property and the owners 10 stars if I could! The house was immaculate and exquisite in every way. There was never any reason to leave the property. The views were breathtaking. The owners were extremely accommodating. There was plenty of room indoors and out. And the firepit was a huge success. The town was only 1 mile away, yet the location was quiet and peaceful. Every inch of the house was like walking through a museum. Carole and Bob were fantastic. 3 Loved every minute of it!!!!!

The house is a great place for larger groups, with plenty of space for everyone to sleep, congregate, eat. Owners are amazing, very responsive. Lots of places to take walks, go on hikes. Be sure to reserve slots for any parks you plan on visiting.

This property has it all for a family or group vacation, we will definitely return in the future. Bob and Carole are the perfect hosts and make sure you have everything you need.

Bob and Carole are excellent hosts and made our stay perfect. The photos of this property do not do it justice. It is lovely inside and out with gorgeous 360 degree views of trees, river and rock formations. It is a big property and we marveled how comfortable (the beds were excellent!), clean, and well-appointed it is. We loved the outside spaces (two fire pits, and multiple places to sit and talk while listening to the birds and gently flowing river.) The young folks loved the pool, hot tub, and PS5. We saw elk, deer, and a bobcat (from afar). The well-equipped kitchen is a chef's dream, and the dining spaces gave us lots of room for eating and other activities. I could rave on, but suffice it to say we were impressed, and felt very blessed to have spent some time at this awesome home. Thank you Bob and Carole!

The property and hosts were fantastic! This property was fantastic for our family of 21. We had 3 babies and 8 grandkids between 2 and 11 plus 10 adults. The property had so many activities no one was ever bored. The house was amazing. Lots of space and very quiet. When babies crying or older kids playing loud noise didn’t travel between rooms. This is the best VRBO we’ve ever stayed out. As others stated the house is very well stocked with condiments and paper products. Hosts/owners were amazing. They wanted to make sure we had an exceptional stay which we did! Thank you!!!

By far the best VRBO experience my family and I have had! Beautiful home with intricate details in architecture, furnishings, and amenities. One of the best surprises was that the home was filled with every amenity you could think of, not just the ones that were listed. I can go on and on but to wrap up my family's feelings about it, everyone was eager to come back again in the future! Don't think about it twice - just book and be prepared to be impressed!
