Our place is a bright and airy 1893 farmhouse in the hamlet of Livingston, a scenic farm village in southern Columbia County, two hours and fifteen minutes north of New York City, and 15 minutes from Hudson, Germantown, Red Hook, and Catskill. The house sits on a shaded 2-acre parcel of open land that is dominated by an enormous 250-year-old maple tree. The exterior is freshly painted and landscaped.

In warm weather, there is a glorious screen porch directly off the dining room thatis set up for sitting and dining, along with a newly-built deck that runs along the entire back of the house. There is also a front porch and a side sitting porch off the kitchen.

The interior of our house has been tastefully renovated, with the original plaster walls and hardwood floors intact. The downstairs includes a living room with a Rumford-style wood-burning fireplace; a dining room with a large picture window looking out on the backyard; a book-lined office with a large flat-screen television; and a kitchen that is equipped for serious cooking with an electric oven, microwave, dishwasher, and a variety of small appliances. Adjoining the kitchen is a half-bath and a laundry room with a high-capacity washer and dryer. The house is equipped with cable television and fibre-optic wifi, which extends to the whole yard.

Upstairs, the classic center-hall layout includes the master bedroom, with a queen-sized bed, flatscreen television, a large walk-in closet, and the master bath, with a separate shower and tub. (Both bathrooms have soft water and good pressure.) The guest bedroom has a comfortable double bed, and the guest bath has a walk-in shower. There is also a second office space, which has an inflatable double bed.

You are welcome to use all parts of the house, with the exception of the painting studio, which occupies a small, picturesque barn in our backyard.

This is a superb home with lovely decor, singular screened- in porch and library, and a well-stocked kitchen, if you like to cook. It's a central location for visiting all of Columbia County, its many historic sites, small towns, and incredible farm stands. The grocery store is only 5 minutes away, too, along with the County's best pies (a tip from the owners who were very thoughtful in every way). A perfect pastoral idyl for our family of five.
